Excellent staff members and leaving the luggage is a breeze. Things to point out though. There's no lift (elevator) so carrying a hefty luggage from ground to 3rd floor is a difficult task. Also, whenever I shower, the water leaks out from the shower cubicle to outside the bathroom, living the floor wet. All in all, I still enjoyed my stay. Good location.

Loved this apartment. Was clean and had a great view of the river. Right in the middle of the city center with lots of great dining options and markets. Fell in love with Ljubljana and can't wait to return.

Great central location. Door is tucked away in corner so difficult to spot when arriving. We stayed on the top floor - LOTS of stairs. Comfortable, a few repairs needed, such as hot water to sink in kitchenette. Shower area quite damp as no extractor fan, but functional. Bed was comfortable - be aware it’s up narrow steps so not for everyone. Reasonably priced laundry service available. Lots of nearby dinning options and supermarket 5 minutes walk. We enjoyed the location and got used to the stairs.

Very nice place to stay

Very clean and well-proportioned room. A/C and windows worked very well. Note there are several sidewalk restaurants right outside the hotel so if you want something really quiet in the early evening this may not be right for you. The windows blocked most of the noise.

The location was perfect and we had a nice view from our room. The air conditioning was hard to use and not very strong, we were pretty hot most of the time but better than outside. The beds were very firm but not too uncomfortable to sleep on. Even with the negatives I would stay here again

Perfect location, short walk to everything along with restaurants, bars, etc. Only negative would be no curtains on window in front of sink and bathroom which requires you to dress in the bathroom before coming out to the sink or everyone on the street can see you naked day and night. Also, if you are a light sleeper the party goes on till 3am so the noise will keep you up. No problem for my wife and I since we are hard sleepers

Nice Hotel - Hot in Summer

We had the room with the balcony and it was lovely. The service from the staff was exceptional. There is no lift, but Jaka kindly carried our suitcases up the stairs, so no issue there. The location is fantastic right beside the river, with plenty of dining options nearby and it is close to all the major attractions. The only issue we had was it was very hot in Ljubljana and the a/c just didn't cool the room enough for us to sleep comfortably. Would we stay there again? Yes, but I would ask them to ensure the a/c was working properly in that room if going there in summer.

Amazing spot in the old town of Ljubljana! The staff was all super kind and helpful, printed train tickets for us and let us check in early. Perfect place if you want something close to all the shops and restaurants.

Amazing location!

Spent two nights in the heart of Ljubljana and it was a perfect stay. Close to the hear of the city right in old town with a 3-5min walk to everything and anything. 10/10 would stay here again.

Two huge problems, both related to Kollmann's lack of transparency. This is an old 5-story building where ceiling height makes it more like the 7 or 8th floor of a modern building. But there is no elevator, and they aren't up front about it. It's not in the main description called 'About this Property,' and appears way way down in "fine-print" style which says, "We should mention this property does not have elevators." The vast majority of hotels of that height would have an elevator, so it's irresponsible to hide it. They put us in the attic which had a ladder to get to the bed and told us nothing in the correspondence. The second hidden aspect is in the fact the place is in a "pedestrian" zone. What they don't say is that the closest a cab can get to the hotel is about 7-9 min. walk on cobblestone streets. Again, irresponsible. Also, our room was awful. No windows (just roof skylights), had a musty smell of mold, the soap dispenser in the bathroom was so diluted that you couldn't even see foam when you mixed it with water, and the shower was leaky. The manager had the nerve to give us tips about using a shower (we did exactly what he suggested!) The fact is that the leak had to have been a constant because the bottom of the door to the bathroom had rotted away from moisture. The manager stayed away for more than a day, refused to see or speak to us and just wrote a defensive email without any apologies. We had to leave, but he said no to any money back. Be warned!
