Disgusting! Dirty! Smells like ... Thats not an exaggeration, real smell of the canal wellcomed us when entering the room. The bath is dirty - and smells. The corridor is ditry and smells. Thats not a hotel nor even a pioneer camp. No fridge, no air conditioning, the doors cannot be closed. Price? Cannot be compared because no other hotels can be so disgusting. The parking fee is 60kn per day. Cheap for a hotel but expensive for a dustbin.

The hotel has a very good location in Opatia.the hotel is quite old and most of the rooms need a big overhaul.Our room was a total disaster,my wife had to clean the bathroom.The lobby and common places ok we had to leave eariler because we could not stick it

There are so many beautiful hotels in this area but sadly this is no longer one of them... The building is situated directly on the sea front.. However years of obvious neglect have taken its course. The rooms are disgusting .. Old furniture old showers.. No AC etc... I did not book this myself but for the price they are asking you wood get something much nicer. If it was renovated it would/could be wonderful

Don't let the 2* fool you, it's a great hotel for the price. Yes, it's an old building, it does not have air conditioning, but if you're aiming for a quiet vacation by the sea - go for it. The stuff is very friendly and helpfull. The location is perfect - it's a quiet green district, and it's ~15 minutes away from the centre with its bigger&more crowded beaches, restaurants and attractions. The local bus stop is 5 minutes away. The food was simple but good. Plenty of fresh veggies and seasonal fruits, cereals, pancakes, fresh curd, eggs, meat&fish. Dinner includes unlimited wines&beer. The restaurant's open veranda overlooks the sea. Our room (twin sea-veiw) was big and clean, we had a full-scale bath-tub AND a curtained shower(+bidet). The wall-mount hairdryer had seen better days, but was still operational. Small table with a sofa + two chairs by the huge window. No TV, the wi-fi worked in the lobby and by the window. No air conditinoing, but they had provided a fan (barely used it, the open window + sea breeze worked just fine). I rate this hotel 4\5, a little effort and several buckets of paint could make it 5+, but old IS old - a dent here, a scratch there, a bolt missing etc. The hotel beach had worst of it, because those walls looked as if they had not seen a renovation in decades. It's a pity, really, I wish they did something about it, because this hotel deserves better.

The Belvedere has a great location and all the things you need, however, it is no luxury palace. It is not handicapped accessible, so make sure you can get your own bags up and down the front steps. The hotel sits at the bottom of a giant hill, and then there are steps in the lobby. Check in went smoothly and my single room was just that, probably 120sqft of space, with a single bed, an armoire with a curtain for a door, 2 small drawers, a desk with chair, a lamp, a small bathroom with only bath gel and soap, but a beautiful view of the water. Everything worked but if I were needing to really work in this room, it would be impossible. Also, there is no internet in the rooms, just in the lobby and even there it was not very good. Breakfast and dinner were included in the price of the room, which was very reasonable, and the food was fine. Not gourmet, but acceptable and plentiful. the best thing about this hotel is its location right on the water. There is a concrete 'deck'for sunning and access to the water, and it is right on the lungomare, so walking into Opatija is easy. It is perhaps a 20 minute walk. The hotel is quiet and clean. Some of the hotel staff were not very helpful, but others were very friendly. The pool and spa were not functioning when I was there, but they let you use a neighboring hotel's amenities free of charge. This was not as convenient, but the other hotel's pool and spa were fine. I probably would not stay here again just because of the lack of internet, but for a few nights stay on a budget, this is a fine hotel.

The ownder does not care about nothing here. its charming, but absolute not acceptable quality. rooms are like in war zone. things dont work or missing. again, no one cares. but see the ocean from your room is cool

The hotel is located close to the sea. We visited late in the season, which gave associasions to the movie Shining. Very closed with limited service. The rooms are not very good with poor beds, and old outdated bathrooms. Stay somewhere else.

We had two rooms booked one of which was terrible. Dirty toilet, no aircon or fan and only window a French door which couldn't be left open at night. Do not ever accept a room not facing 'beach'. It is in a lovely position with great potential but is very run down and poorly run. Breakfast was quite good hence 2 stars instead of 1

What a dissapointment! Our expectations weren't high since it is a budget hotel, but it was stil horrible. The hotel lobby and the reception did look dated but well taken care of, but the rooms are a whole other story. The entry doors are old and barely standing. You can hear everything going on on the hallway and I imagine people outside can hear everything going on in the room. The hallways are dim and the carpets stained. For many years I guess. The room itself was big enought but the furniture was not just old but also almost falling apart. The colour on window frames was peeling off, the floor was wobbly and squeaky. The bathroom was old and ugly. The bathtub and shower have shower curtains that look quite disgusting. And there is no place to put your stuff on or to dry the towels after showering. The whole room had a bad musty smell. At first we reserved a basic room but then upgraded it to superior room. And for that we paid extra. But we got a room without balcony and I can't imagine how the basic room would look like. The pool area was horrible. This word can't even describe the state of the pool! Small, smelly with ratty furniture. And the worst thing is the swimmingpool itself with tiles falling off and the water smelling really bad. The only positive thing is the hotel's restaurant. Although the choice is limited, the food is good. For breakfast they offer different kind of eggs, cold cuts, breads, cheeses, mueslies, pancakes, jams etc. It's a bit strange they don't have teaspoons and teacups run out really fast. For dinner there is one sort of meat, one sort of fish and a few sidedishes. They also serve salads and two kinds of soup. And there are free drinks.

I always find it odd, how people expect 5* service in a 1 or 2 star hotel. You get what you pay for. When we stayed there, the hotel was about 1/3 of the price of the next cheapest hotel in Opatija. So, we weren't expecting much and we were pleasantly surprised. The room was clean, I asked for hypoallergenic bedding,I got it in a heartbeat, the hotel has a private beach,the breakfast was plentiful and tasty, dinner was tasty and ok, again for the price we paid. The view overlooking the sea was amazing! The reception staff was hospitable and professional, relaxed as well. I've fallen ill and they cancelled our last night free of charge, which was not necessary, but definitely very heartily welcomed. The F&B staff, well in the bar you will wait to be served. A lot. Order 2 drinks at a time. All in all, it's a step back into the Socialist era, but in all honesty, if it were all done up, the prices would skyrocket.
