Luxurious 3 BR Apt in the Heart of Springfield
Summary: Stay with us at this lovely apartment in up and coming historic Springfield. It is 2 blocks from Main St filled with restaurants, breweries, coffee shops, bakeries, and ice cream parlors!
The apt is on the 1st floor of a 2 story duplex so you WILL hear other occupants upstairs. Thus if you are a light sleeper this unit may not be a good fit for you.
It also shares backyard, front porch, and laundry room with the upper unit.
The Space: Guests have use of the full space - to include a fully appointed high end kitchen, 3 bedrooms (king, non-master bedroom with 2 "hotel style" queen beds, and a day bed in a bedroom adjacent to the non-master bedroom), living room, front porch, and backyard.
Laundry room in the back of this unit may be shared with the upper unit for longer term guests staying in 2nd floor unit.
Guest Access: Guests have access to the full 1st story of the duplex.

The Neighborhood: Springfield is amazing! It is a diverse, vibrant, up and coming neighborhood located just north of Jacksonville's downtown.
You'll initially fall in love with the gorgeous late 19th/early 20th century houses and expansive parks but you'll want to stay for the amazing people. Join a First Friday party, Second Sunday celebration on Main St or in Klutho Park, or check out the monthly Main Street cruise, downtown's Art Walk, Porchfest, or one of the annual home tours.
Furthermore, check out some of the great new businesses that have opened on Main St!
Social Grounds Coffee, 1748 Bakehouse, Crispy’s Springfield Gallery, Springfield Scoops, Strings Sports Brewery, Main & Six Brewery, Hyperion Brewery, Wafaa & Mike’s Mediterranean Café, Fred Cotten’s BBQ, and Uptown Kitchen are all fantastic local establishments that are a short walk from your home.
Getting Around: Public transportation is minimal in Jacksonville in general. You are a few blocks north of the downtown bus terminal if you would like to use that.
There is also the Skyway if you would like to take a short trip around the urban core area.
Uber and Lyft both operate in Jacksonville so these are excellent resources if you don't feel like driving/don't have access to a car.

We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.
Kindly refer to the following guidelines regarding fees for extra guests: Studio & 1 BR units - $25 per guest/night after 2 guests (i.e. 3 guests would be $25/night extra and 4 guests would be $50/night extra) 2 BR units - $30 per guest/night after 4 guests (i.e. 5 guests would be $30/night extra and 6 guests would be $60/night extra) 3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra) 4 BR units - $40 per guest/night after 8 guests (i.e. 9 guests would be $40/night extra and 10 guests would be $80/night extra) 5 BR+ units - $45 per guest/night after 10 guests (i.e. 11 guests would be $45/night extra and 12 guests would be $90/night extra)
This house is pet friendly so if you are highly allergic to dogs or cats this home may not be a good fit for you. Our cleaning service is very good but you may notice an occasional dog/cat hair here and there.
We charge a pet fee of $40/ night / pet that you bring with you. This reduces to $200/week per pet and $400/month per pet for longer term guests. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking.
***If you neglect to inform us ahead of time that you are bringing a pet with you then we reserve the right to either TERMINATE your stay early or DOUBLE the pet fee retroactively for the entirety of your reservation.***
We have a minimum 7 day stay requirement for local guests. We rarely make an exception to policy but may elect to do so at our sole discretion. If you are local to Jax and book for less than 7 days we reserve the right to ask you to cancel your reservation.
Gatherings/parties of any kind are strictly forbidden at this property.
If you host a gathering/party/event at this property we will levy a $1000 fine.
Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is >7 days, with the exception of some specific weekends (FL-GA and TPC Sawgrass weekends are a few examples) . I may allow an exception to this policy (depending on the specific weekend and season) but reserve the right not to do so or to ask you to modify of cancel a reservation starting or ending on a Saturday.
The following additional charges apply to late check outs/early arrivals, assuming I can offer this at all (I often can’t so please never assume this will be allowed):
1 hr or less early arrival or late departure: $150 1-2 hr early arrival/late departure: $300 2-3 hr early arrival/late departure: $450 3+ hr early arrival/late departure: $600 or the cost of an additional night’s stay, whichever is more
These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes my cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which I hold them to.
We have a smart thermostat in place on each floor of the house and do limit temperatures to the following ranges to reduce our environmental impact. It has an automatic schedule (which in the summer will adjust the temperature up and in the winter down during the day) but we are happy to modify this within the below range on request:
Summer - 70 to 85 degrees F Winter - 60 to 75 degrees F
If this is outside of your comfort zone then this apartment may not be a good fit for you.

***If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on porch, deck, empty cigarette packs, etc.) We will assess a $500 cleaning fee in addition to the regular cleaning fee***
There is a propane grill on the back deck with grill utensils and grill cleaner in the kitchen. We do not supply propane but you are welcome to pick up a tank and leave what you don’t use for a future guest. After using the grill please clean it with the supplied grill cleaner/steel brush in order to avoid additional cleaning fees.
For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.
You are strictly forbidden from bringing firearms or items associated with them (including guns, bullets, gunpowder, shells, magazines, silencers, etc.) on this property whether or not they are licensed. If you violate this policy or we find evidence that you did (e.g. firearms or bullets are discovered by our cleaners following your stay) we will assess a $1000 fine.
