We had a blast. The beach access was incredible. There were several families who drove 30 minutes multiple days to hang out at Tropic of Cancer Beach…and we had it on our front door!The house was the perfect set up for us (family of 4) and Richard & Shauna were perfect hosts (communicated and responded to questions). We typically don’t go to the same location twice for vacations but have already talked about making an acception to get back to the Osprey.

Our host was extremely helpful and welcoming. Excellent communication if we had questions. At the beach, we had several conversations about how jealous others were that we were staying at The Osprey. Absolutely beautiful views and great location. We took the kayaks out and toured turtle island. I can’t speak more highly of the host and house. If you’re destination is paradise, it doesn’t get better than this.

The reviews accurately describe the beach and local restaurants. If you like being on the beach all day this is a great 5 star spot with a good food shack. On the negative side the location is far from town and Minns boat rental and the road is in poor shape in many spots. The VRBO rental unit is relatively new and well done however they missed the mark on details. There is no microwave, dishwasher, washer/dryer, ice maker or window/door screens. The water pressure is low and has a sulfur smell. The owner claimed he could adjust it multiple times but it never improved. There is no heat (not a necessity but nice to have for some of the many winter cold fronts)

Amazing Property and Location!

We had an amazing time staying at the Osprey! It was a 30-second walk to the gorgeous Tropic of Cancer beach! The property was perfect for a family of 4 like us and had beach towels/chairs, dishes, and ice in the freezer for us! It was right next to what became our favorite eating/drinking spot on the beach - Brea’s place. Richard and Shauna were super responsive and quickly answered any questions about the property and the island. 10/10 experience! Would definitely stay here again when we’re back in Exuma!

Our 2nd Stay: Even Better!

This was our 2nd trip to the Exumas. We chose to stay at The Osprey again, since our first time there was so lovely. The stay this time was even better. Communication with the host was excellent. I contacted him frequently during our visit with questions. His response was prompt, helpful, & courteous. The owner had also expanded their furniture options to include new tables, couches, dressers, & barstools...all of them beautiful, comfortable, & practical. Since we stayed longer, we utilized more of the items & equipment supplied by the host, including large drink cups w/ lids & straws (Brea's was willing to pour our purchased drinks into these, rather than the smaller disposable cups), cookware, induction stovetop double-oven, & inflatables available in the shed. Like last time, the AC worked beautifully. The beds were very comfortable & the rooms spacious enough for luggage. The view is gorgeous & unobstructed (no other homes between you & the water). Brea's Delight is next door (maybe 30 steps from the house). They make wonderful drinks (love the Shark Bite & Frozen Mango Daiquiri, but the Island Rum Runner, Goombay Smash, & Bahama Mama make close competition). Their food is scrumptious (Conch Fritters are a must-try). Being located right next to Brea's alone is worth it to stay here. Add to that the view, proximity to the water of our favorite beach (crystal clear, electric blue water), cleanliness & comfort of the house...it cannot be beat. We will be back.

We had great stay at Osprey. The location of the house is excellent- only a few steps away from the Tropic of Cancer beach. It’s one of the best beaches at Exuma. There is a restaurant/bar at beach entrance. They sell very good burgers. House host, Richard and Shauna are in Canada. When there was a storm and power outage they called me and told us where to find battery powered fans and charger. So helpful. Luckily the power cut only lasted a few hours. There is no washer/ dryer in the house. But the cleaning lady Dianna changed towels, bringing fresh water and helped our laundry. This house looks very new and A/C are very powerful. The furnitures are very new, too. Beds are very comfortable. We chose this house because they allow pets. It’s very hard to find a water front property allowing pets. We brought our dog with us. He loves the beach. Starlink is very good. So our teenager boy is happy. The kitchen has so many plates, cups, tools, everything we need. Also we used kayaks for exploring two islands near the beach. It was super fun. Nearby restaurants we liked Arwark Club (best conch fritters) and Tropic Breeze. Blu on the water is one of the finest restaurants on the island. All of our family enjoyed the stay. Really appreciate it.

Easy check in process. Richard and Shauna provided great communication and were very helpful. Location, Location, location….best there is. Right at ToC beach with a great view. Air conditioning was ice cold and well equipped house. Bottled water is already in the house. Haven’t seen anyone mention this..we called it the “Shake Shack” is about 40 yards away. Little stand that has burgers, conch fritters, beer, fruity drinks, etc. Made it perfect for our two stay at home beach days. The upper deck of Osprey is awesome, especially on windy beach days. Could still enjoy the view and read my book. Good dining choices close by about 2-3 miles east of Osprey house, including a great little homemade pastry shop. Great comfortable beach chairs and two perception kayaks (top quality) with life vests. Kayak out to the two Cays offshore for great exploration…beach, wildlife, cool cuts and caves. Recommend at a minimum, an awd car. We got a Subaru Outback. Queens Hwy is OK, but gets progressively worse as you go South. The road in off QH requires a higher clearance vehicle. Thank you so much for sharing Osprey House with us. Will be back.

Great house, Great location!

We throughly enjoyed our stay here! The location is a little remote although the proximity to one of the best beaches is ideal! We did not do enough meal planning ahead of time (our fault). The grocery stores or restaurants are not going to be what you are used to in the US. Supplies are limited and restaurants will straight up close when they are out of supplies. Having a teenager with a protein oriented diet and another one with a gluten allergy presented its issues. There is a grill on property but we found out the hard way, no gas.I read some other reviews about the lack of seating. We only had 3 travelers so it wasn't a big deal for us but with any more than 3 there is no dining table, only a love seat to sit in downstairs plus 4 barstools that are not in great condition. I guess you could pull in some of the fantastic beach chairs from the shed if you needed a seat but I can see why it could be a problem.We did everything we could, the travel time to Exuma Water Sports is 1 hour plus. Totally worth it though, swimming with the pigs and the half day tour was awesome. Rent a boat at Mimm's for a day, it was the best. We rented a Jeep from New Berlies as a suggestion from the owner and it was perfect. Took the top off to tool around on the one day it was windy while we were there. Also, the close proximity to the great beach caused us one minor issue, all the beach guests filled up our trash can with all their trash (not a house issue at all!)

Nice house on a great beach

The house was in a great location on the Tropic of Cancer beach. The house was clean with just some wear by it being on the beach so to be expected. While it didn’t have a microwave we really didn’t need one so it didn’t matter to us at all. But we kept that in mind while shopping. The upstairs master bed and bath along with the balcony were phenomenal. The accessories for the beach were well stocked with kayaks, beach chairs, etc all in good working condition. The only down side was the seating. There wasn’t a comfortable place to sit at a table and eat. There is a bar type area but the barstools were older and all a bit wobbly and creaky. That would be the only thing I wished was different. I didn’t rate it down because overall it was a great house but it might be more important to others.

Great Property

Richard and Shauna have a beautiful property just across from one of the most amazing beaches in the world. The kitchen is nicely stocked. We never met Diana, their house keeper, had our groceries ready for us when we walked in. The house was super clean and comfortable. The best spot is the balcony, we spent many hours in the mornings reading and listening to the ocean. There are plenty of water toys in their shed. The communication was great, answered all my questions promptly even text messages during the stay. If you want peace and quiet this is it. The ONLY thing I will note is the water pressure, which is not their issue it’s the island. Just run the water and let it get hot. Thank you for sharing your property with us.

Beauty and Serenity

The Osprey couldn't have been on a more beautiful section of beach. Just a few steps to the powdery white sand and perfectly clear tropical waters. If you are looking for a quiet stay away from the crowd where you can relax and decompress, this is the spot for you. Views from the balcony are stunning. VRBO is well appointed with everything you'll need, but you should be aware that there is no microwave. Restaurants on this end of the island are few and have limited hours, so make sure to pack food or visit the market on the way. The ladies at Brea's Delights (a few steps from the Osprey) took great care of us for lunch and made some very delicious drinks - cash and Zelle only. The hosts were very responsive with our questions and made sure we had everything we needed for a great stay!

Perfect location to Tropic of Cancer Beach!

We loved our stay at The Osprey! House was very clean and had all the necessities we needed. It is a great location just across the street from Tropic of Cancer Beach…just a few steps and your toes are in the sand at one of the most beautiful beaches! Brea’s Delights was a great place to grab lunch or supper since there’s not a lot of options nearby (just know she’s on island time and only open around noon or so to 5ish). The little shed out back with the kayaks, life jackets, beach chairs, floats, etc is reason enough just to stay here! We will be back next time we return to Little Exuma.

A Wonderful Experience

The house was spotless and equipped with updated appliances (large sink, double door fridge with freezer below, coffee maker, and oven with either broiler below or double-oven... can't remember which). The upstairs shower is very large and the water pressure is great (I didn't personally try out the 1st floor shower, but my family members said it was decent). The ocean view from the lower and upper levels is wonderful. There is seating for 6 on the 2nd floor patio (the railing had glass panels so that your view to the ocean is unobstructed). The house is directly across from Brea's Delight Bar and Grill. Their conch fries and fries are excellent (fries were medium thickness but very crispy and well-seasoned... the conch fritters came with a spicy mayo sauce that was scrumptious). The girls working there were so sweet. We especially appreciated Sandy's attention to detail and kindness. Tropic of Cancer Beach had the clearest water I've ever seen with so many beautiful blues. We enjoyed going out in the morning (before noon) where we either had the beach completely (or almost completely) to ourselves. After noon more people arrived, but it never got crazy busy during our stay. We will definitely be back!!!

Spectacular View of Best Beach in Exuma

Overall wonderful time. For us could not be better than to be able to walk right over to Tropic of Cancer Beach our favorite. The upstairs Patio was everything we wanted relax and enjoy a sunset after your day and the view. Breea delights right on the beach she has the best drinks on the islands and perfect great beach lunches and so friendly! Owners were wonderful and answered questions in minutes. We will be back !

Beautiful perfect beach home

What a wonderful place to stay. House was very clean & new. Perfect beach house with such a beautiful view overlooking the beach and ocean. Just 40 steps to the beach. Breas beach bar and grill walk up just steps away is a big plus awesome food and people. Santanas 5 minutes away also a big plus for good food overlooking the ocean. Owners are great to work with. Was our first time in Exuma and we enjoyed ourselves so much we will go back for sure. Thank you Richard and Shauna for hosting us.
