The staff were very pleasant. The room was clean and we had a nicely cooked breakfast. However the shower had very low flow of water which was cold, as was the sink, which detracted from our stay.

Staff friendly. Room basic and in need of being refurbished but was clean Breakfast rather limited in selection. Eggs and bacon both very oily. Sausages were good though. Convenient location close to bus routes and free parking. Overall a solid 3 star hotel which was good value .

For the money we paid the room was excellent. We had a lovely view of the park with a corner window which was Beautiful. The room was lovey and clean and we had tea coffee facilities, fresh towels and shampoo and shower gels. The breakfast was delicious for the money too. We would definitely revisit this hotel for the money we paid. The bus stop to Edinburgh city centre was right outside the hotel down some steps and ran very frequently. It only took 15 minutes to princess street and you could get to the Royal mile near the castle and there 10 minutes walk. Really good location and 100 value for money.

We've stayed here several times and the staff are always friendly and the food very good. It's in a great location with easy access to buses going to the centre, plus there's ample parking. Rooms vary - this time we booked two nights in a Deluxe which had a lovely view and spacious bathroom. The decor isn't perhaps what you would expect in such a grand Scottish building but the glitzy wallpaper and large silver horsehead bedside lamps might go as the hotel is currently being refurbished. For an Edinburgh stay in low season, it's very good value.

First the negatives: This hotel sorely needs some tlc in the general fabric of the place although on first glance public areas are warm and welcoming. Unfortunately our bedroom was akin to Rapunzels tower in that we had been put in a room - supposedly an upgrade - which had the ensuite in a turret meaning that it was cold due to the exceptionally high ceiling despite the small towel rail hiked up as high as we could turn it. The bed was very firm but the pillows were hard and lumpy. Best thing about the room was the great view. We had a meal on the Friday night in the restaurant which was very good and reasonably priced but the buffet breakfast on both days of our stay was poor in that it was lukewarm at best and many items in the separate bain maries were sitting in grease, especially the eggs. We arrived down at just after 7am on our second morning (service starts at 7) and would have expected all the items to be hot and fresh but they were neither. On the positive side, the staff were all warm and friendly in their approach and the hotel is a short walk to an excellent bus service into the city. It was also in a good location for our direction of travel and plenty of parking which is free. We used to stay here previously and had hoped that under new management things would have improved but sadly it hasn't. If you are looking for somewhere just to stay for a very short time, you may think it's ok but certainly not for more than a couple of nights.

Lovely clean room and nice bathroom ( but these half screens do not stop water spraying from the shower onto the floor) It was a pity no porridge at breakfast? But what was there was very nice fresh fried egg and sausages were nice. Plenty of parking. We left about 10.45am but no one on reception . Stopped waiting ( bell did not work) just left room keys down on desk by computer.

Receptionist was charming, chatty and helpful despite it being 9pm when we arrived. Attention to the decor in the corridors plus the festive additions made the hotel seem very welcoming. Breakfast was plentiful, varied, tasty and unhurried.
