Had to book in here as our first booking fell through and this was recommended by our first host. Ended up being a very good recommendation. Very spacious and airy room with an attached bathroom. Sleep quality very good and continental breakfast self serve in the adjoining building.

The Rose room Hulmes Court B& B Dunedin. A miss- mash of bedding. This was at 4 pm , at night it was worse as the street light shone through the round window ( Jacket trying to block it) all night along with the other windows. There was a sensor light shining through the curtained window virtually all night.Our room was also affected by the sensor light. We did speak to the girl working there & asked if anything could be done & was told it was sunny ..... Not to mention the building work & vacuuming going on till 5 pm & very noisy neighbors running between floors & shouting at each other till 10 pm Needless to say this room wasn't used & we only stayed 1 night not the 2 we were booked for.The whole place was worn out the towels were thread bare you had to go to the Kitchen/ dining room for a drink as there was no facilities in the rooms not even a sink to get a drink of water. The Hotel is 3 mins from town but at the top of a very steep hill, ( Its OK going down but getting back up took about 20/30 mins slow slog) Not recommended for the older sector

We stayed in a room with an ensuite. The bed was comfortable and the bathroom small but adequate. The woman who met us was very pleasant and helpful. Breakfast was fine and we especially liked the fresh fruit salad. This is a fine old character house in need of a bit of a lift.

Cats Hair, cats smell. Yes it's the cats favourite room as stated on their web site. More like cats toilet room!! Shared bathroom had pee on the floor from other visitors. Shower cold. Cats love to pinch food of your plate at breakfast. If a real cat lover maybe you will think this fine!

We had one night here with a private bathroom and toilet. This is a classic b&b with character features. We had a comfortable sleep, hot showers that were decent and nice and easy breakfast. It was so easy to walk into town! Job done for what we needed.

My daughter picked up the key to our room early as we New we would be back late. After a family event we got back at 10.30 opened the door and a ginger cat came flying out. I found my bed covered in cat pooh and wee. I tried to clean it up. But the smell was really bad so I had to sleep in the chair. In the morning no hot water for a shower we were told to go upstairs and find anothe one. Wandering around trying to find the shower on another floor is not my idea of fun. I told and showed the girl there and told her she just said sorry that doesn't normally happen in. Fact they didn't really care at all. Also the fact the bed smelt so bad after I tried cleaning up I would say it has happened before.

Unfortunately, due to an error on the part of this B&B I was able to make a booking during a busy weekend (Bledisloe Cup in Dunedin) when they actually had no rooms free. I then booked flights and bought tickets on this basis. They rang and told it was the fault of Ten days later told me it was the fault of the B&B. Eventually they told me they had a room free. Not sure how. It was too late. Disappointed that they ignored my emails re this also. I'm sure it's a lovely venue - the photos look nice. Just be weary when booking online. A little better communication/compensation would have totally changed my outlook re this situation. Would not have been hard for them to turn this around.

It is an oldfashioned but charming place. Very very cozy. The house is historic and truly awesome. Of course there are things to improve because it is suposed to be a B&B, but it is a good value for money. Breakfast is very complete.

We stayed here for 3 nights and booked a room with private bath. Room was very large and comfortable, with own bathroom and toilet Communal meals area, for continental breakfast which is more than adequate, you can also use this area for own meals but as should be the case, you do your own dishes On site parking and very close to town (2 streets) Property is on the market and is in need of some tlc, although having said that it has a very homely feeling Well worth the stay

A nice warm friendly place to stay while in Dunedin. Very central being only one street from the octagon, and even better only one street from the famous Speights brewery (& brewery tour). Definately value for money.
