The rural village of Southwaite is the perfect base from which to explore the Lake District, Eden Valley, Hadrian's Wall, Carlisle and the Scottish Borders. The River Petteril is close by, where local walks can be enjoyed. Penrith, ‘The Gateway to the Lakes' is a 10 minute drive along the A6 with a range of boutique shops, supermarkets, restaurants and pubs. Lake Ullswater is a further 5 minute drive offering fell walks with stunning vistas, the Ullswater steamers and Aira Force. The county capital of Carlisle is a 15 minute drive north with Castle and cathedral, parks, cinema, restaurants and pubs along with numerous activities to entertain the children including soft play centres, trampoline parks, lazer quest and mini golf. Southwaite is an ideal base for people travelling from all corners of the United Kingdom to meet up due to its access to easy travel links just off the M6.
Approached by a tree lined driveway this former farmhouse, High House, is now a luxurious home from home, offering spacious accommodation where guests can relax and unwind, every room has been furnished and equipped to a high standard with attention to detail evident everywhere you look. The house retains many original features which effortlessly combine with modern day living, plump leather sofas surround the welcoming wood burning stove where guests can enjoy time in front of the TV, chat about their days adventures and play board games. The garden has stunning views over the Eden Valley, deer can be regularly seen grazing by the nearby river, dine al fresco or unwind with a glass of bubbly in the hot tub under the sparkling stars. With 5 spacious double bedrooms the house is the perfect base to meet up for get togethers or celebrations, suitable for either 5 couples or 2 or 3 families where 2 of the bedrooms can convert to twin beds on request.
The cottage has central heating, with underfloor heating in the kitchen and bathrooms and comprises: Sitting room with leather sofas around the wood burning stove and Freeview Smart TV. A beautiful house for a multi generational family holiday
This house is spacious, beautifully decorated and really well equipped. A lot of thought has been made into making sure it is comfortable and practical.We also had a wonderful time watching the sheep from the hot tub.

Really enjoyed our stay.
We stayed in the property for work, hence I marked down on value for money solely for that reason. However, it really is a fantastic house and location for anyone looking to visit the area. You needn’t bring anything to the house, everything you could possibly need for your stay is already there, and all of very good quality. Highly recommended from myself and the team.

Family time away.
This holiday home provided everything we needed. Very easy to find, up a beautiful drive with plenty of space for parking, playing, relaxing front & back of the house, for bbq & relaxing by the hot-tub.
Inside with beautiful furnishings, very well equipped kitchen, & a delicious breakfast pack which we all enjoyed. We had plenty of space for us all throughout the house. We enjoyed lovely comfy beds & plenty of bathrooms.
Great fun & memories have been made by us all.

Simply Stunning!
We had a wonderful stay at High House. Beautiful house set in picturesque scenery with everything we needed and more!
The house itself is beautiful with no expense spared and a real attention to detail - comfortable and spacious with a wonderful mix of traditional features and all the mod cons.
The surroundings and views are stunning - such a peaceful place to spend a break, coupled with bbq and hot tub it was exactly what we needed and we will definitely be back!
Barbara was wonderful, made us feel very welcome and the breakfast hamper was delicious. Nothing was too much trouble - thank you!

Second visit
This was our second visit to High House as a family of 9. 6 adults and 3 children of various ages.
The House was very well decorated for Christmas and the welcome pack was very well thought out and most importantly very tasty.
There is ample room for everyone to stay together and also have their own space if needed. We found the beds to be really comfy and the rooms spacious.
Barbara our host communicated really well in the lead up to our stay and even popped over on our first night to check we were ok and show us the appliances.
Its location for us gave the best of both worlds. You can be in the middle of nowhere in the hot tub watching the Deers, pheasants and robin and yet only 20 mins to Carlisle or Penrith for all your essentials and days out.
Overall a great holiday. Would happily stay a 3rd time.

Fantastic stay!
We had a wonderful stay at High House in late November and couldn't fault it. The house is great for for social family gatherings and the kitchen and dining area works perfectly for relaxed breakfast and evenings with food, wine and music. The bedrooms are spacious, each with it's own unique layout and styling. The hot tub at the rear of the house is a great asset and is completely private, with its own access through the downstairs bathroom to make the quick trip from the hot tub to the house much easier, especially on cold winter evenings. Barbara was a great host and offered to take us through some of the intricacies of the kitchen appliances. The log burners in the living room and sitting rooms added a lovely ambiance during the evenings. The house was well equipped with plenty of televisions, washer & dryer as well as the usual kitchen gadgets. We would certainly stay here again without hesitation.
