We have stayed here for 2 nights. Location is good. House is old and toilets definitely need refreshment. A lot of mosquito's - use mosquito net. Worst thing: bed bugs. More then 50 bites during one night. I dont know if that was only in my room or in other rooms the problem existed to. Staff - staff is great, helpful etc :) and that can be only reason to stay here :)
We had a great stay in Baan Tepa house. It is located near the river so we could take the boat to see the most important sight seeing spots. There are many restaurants within walking distance. Only criticism would be that the room was very noisy in the night. (Animals, cars and sb cooking in the middle of the night). The hotel is hard to find. It is best to tell taxi drivers to drive to the monument near by or call the owner. It took us 1.5 hours instead of about 10 min by taxi as the driver was completely lost
Five star baan tepa is not, but it has five star staff, a five star breakfast (eggs, fresh juice and fruit appeared out of nowhere) and so much character. My room (or rooms - £20 for a suite of 3 rooms with a double bed, you can't complain) came complete with all sorts of random bits and bobs including a retro TV and radio and a collection of boxing gloves. OK so the sink sploshed on the floor a lot and the shower took a bit of fiddling, but I'd swap a carbon copy chain hotel for this any day. Best of all was Theo - what an absolute star. Ask him anything - restaurants, taxis, bars, you name it. What's more, he not only booked me a cab for my hideous 4am start but also ran out in the torrential rain to meet the driver, explain that I should take a toll-free route to the airport, and then lugged my bag into the boot. Location is great - near to the pier for the river ferry and not too pricey by cab to get elsewhere. Sky train is close ish (but a long walk - I tried it! - so taxi probably better) and there are also local buses (check Google maps or ask Theo). Stay here if you want a real treat for a bargain price.
I would really like to thank Theo the owner for making everything a pleasure. He communicated with me on email beforehand, giving me advice on how much a Taxi should be from DMK (300 + tolls @ 70) and was spot on. The map on the website is ok for when your in the area, but the taxi driver still had to call for the overall zone. On leaving, theo came out with me onto the street and spoke to the driver and made sure the meter was on, again his approximation was great. The place itself is NOT everyones thing (as they say on their website), but i loved it !!!! Don't stay here if you want a square box tourist hotel, stay here because its a bit different, its really lovely. The aircon was ice cold, the breakfast more than enough and free tee/coffee/cookies!! all day long. You are in the middle of the business district, so don't expect anything other than a few local shops as you head towards the waterfront, but the good thing is its quiet and the waterfront (5-10 min walk to the water taxi stop) is pleasant, safe and relaxing. DO buy yourself some bread from the lady by the waterfront and feed the fish as you wait for one of the many boats, its huge fun. The restaurant directly to the left as you walk to the water front stop is recommended, i think it was called 'love it' or something. Sit overlooking the water with a HUGE plate of food for a few $ (this is not a tourist area, but a good quality locals place, so you pay local prices which is great). Baan Tepe looses 1 star because of the noise from the other rooms (above and by the side), its wooden floors only, no insulation, but once everyone is asleep its fine. Also the shower isn't great, but it just adds to the fun of the place if your in the right frame of mind .....you will love it, or hate it, i loved it ;-)) THANK YOU THEO, I will be back !!!!
This is our second time to Baan Tepa and we loved it. It is a small boutique guesthouse which feels more like a bed and breakfast. It is an older style two storey house which feels homely rather than modern and sterile. It is located very close to buses and away from the tourist hustle and bustle. We don't mind walking, so the 2 km walk to Khao San Road or the the 3 km walk to the Skytrain was no drama. Theo and So were lovely and made us feel welcome and at home.
We stayed at Baan Tepa two times as we flew in and out of Bangkok for a 7 week cycle tour. If you are looking for a relaxed and friendly place to stay in a quieter area of Bangkok it is a great choice. The rooms are quirky and homely and the staff are incredibly helpful and accommodating. The local area has some great street food and it's only a short walk to the river ferry. Breakfast is included and there is also free chilled water which is a great bonus.
First time to visiting Here. Why am i appreciated? Due to staff who full with service mind and kindly and it's situated in area that surrounding of ancient community in Thewes are the charming of the place. Relaxing here as your home.
Having seen glowing reviews and lovely photos of this guesthouse, we were disappointed when we found that it was not what we expected. The old building itself is lovely but somewhat neglected. Perhaps there were renovations about to happen, but it would have been nice to know this instead of concluding that the place was always so messy. The courtyard area was not inviting, yet previous reviews praised it and the photos were beautiful. Breakfast was unexciting; it is better to go elsewhere. The lighting in our room was very dim. This needs to be fixed. We had been looking forward to a restful oasis in busy Bangkok, but found it lacklustre. Disappointing to see such potential go to waste. On the positive side, water was provided in a fridge outside the room, and there was wifi in the room.
We booked a twin room here on the strength of the photos and good reviews, particularly as the photos showed a very attractive garden setting. There was some confusion when we arrived as they seemed to be flustered(although we had booked well in advance and had been in email contact) and rushed around getting our room ready, although as it was only mid-morning we were not in any hurry. Then they showed us to a double room, when we had booked and confirmed a twin room! They were able to change us to a twin but seemed puzzled. Anyway, imagine our surprise when we inspected the outdoor areas and found the garden and surrounds to be in a state of disarray and just a mess, really, with odd bits of furniture and rubbish lying around in a most unattractive state. So we were not able to linger in the garden setting with a drink, as we had planned to do. I assumed that they were in the middle of renovations, but nothing was said and no apology for the state of the place. We never met the manager but there was a girl there most of the time(not all of the time) to assist us with enquiries. We were mostly left to our own devices. Breakfast was only passable, and one day we were served cold noodles with some sort of cold meat which seemed an odd breakfast and as we were unsure when it had been cooked, we were doubtful about the safety of eating it. I hope they get their act together as the building is lovely, the rooms are pleasant enough and it has great potential.
Though a bit far from the centre, the place was lovely, peaceful and unique. The service was friendly and helpful. Breakfast was good. Rooms were quite small but nicely decorated. There were no proper windows so you couldn't see outside (I imagine there was hardly anything to see in the street though). Anyway as the atmosphere was so special, we highly recommend the place. Great value.
