Our stay at this boutique hotel in Tulum was truly exceptional. The service, accommodations, and overall atmosphere far exceeded our expectations. Everything was immaculately clean — we even noticed staff scrubbing outdoor pillowcases, which speaks volumes about their dedication to hygiene. Housekeeping was consistently outstanding. The room was stylish, comfortable, and thoughtfully designed. Breakfast each morning was phenomenal — some of the best food we had during our entire trip. The staff made all the difference. Carlos was incredibly helpful, kind, and attentive — he went above and beyond in every interaction. Eliso was also wonderful — professional, welcoming, and clearly committed to ensuring guests have a great experience. We couldn’t have asked for a better place to stay. Highly recommend for anyone visiting Tulum.

I LOVED the property and the room. Perfect for solo travelers (like myself) and romantic getaways. The location was in the middle of what I like to call Hotel Row. It is like the Vegas strip but between the ocean and jungle. It is walking distance to restaurants and shops. The staff (Arantxa, Diego, Carlos, Ricardo, and Eliseo) were well organized and prepared. They provided menus ahead of my arrival. Breakfast was delicious and the food is good. The staff assisted in arranging my transportation to and from the hotel as well as my excursions: 1) Tulum Mayans and 2) Cenotes, which was the highlight of my trip. During my stay the hotel hosted a party featuring a Tulum favorite DJ and the last night of my stay they hosted a movie night (The Pursuit of Happyness). I will definitely return again whether alone, with a bae, or with family/friends.

So all in all the place was nice and in a prime location. At checkout they charged me a $10 fee because there was 2 make up stains on the sheets . It’s only $10. But I knew it couldn’t have been make up because I wasn’t wearing any. I did have beer with Clamato and maybe a few drops spilled. But that’s something that comes out with a normal wash. So I’m wondering if they don’t wash sheets in between guests and had to charge me for washing them because extra stain remover was definitely not needed . There was nothing we did that would have warranted a $10 extra fee.

We really enjoyed our stay at UMI. The hotel is well located and close to some of the best restaurants in the zona hotelera so you don’t need a car/taxi. Overall the hotel looks amazing and it’s just jungle around you. The room is very well kept with modern minimalist furniture and open floor plan. The restaurant offer slightly pricy but great food with a mix of international dishes with a few Mexican gems. The staff is very welcoming and available. Sometimes it’s hard to get them if you’re staying at the beach club beach club as they don’t walk often around there. Considering the hotel has been open only for c 1 year, there are a few things to improve: 1) hairdryer (there are not as many as the rooms so one night we had to wait for someone else to finish using it which for the price we are paying for the room is not acceptable); 2) we often had to ask for a refill of the shampoo and shower gel as they are little and don’t allow more than 3 showers per day. The staff was very fast to take the additional ones to us though. 3) there are very few shady spots at the beach cloud which is not entirely convenient considering how strong the sun can be. 4) the prices of extra services (eg tours, massages, taxis) book via the hotel are extortionate and circa double what you can easily find outside.

I usually only book places with a 9 rating, so I got lucky this time when my filter wasn’t even on. The hotel looked amazing, and when I read the reviews, I saw some people oddly complaining that kids weren’t allowed—even though it’s clearly an adults-only hotel. Others mentioned the music on weekends from the beach club—but honestly, that’s exactly what made it perfect for us. During the weekdays, it was quiet and felt super luxurious with no music, just peaceful vibes. We had a beachfront room with a private pool, free parking, and breakfast included—it almost felt too good to be true, but it wasn’t. The beach club right at the edge of our pool felt like real luxury, and while it might not be for everyone, it was definitely our kind of vibe. The whole operation runs smoothly, the upkeep is excellent—they even clean and rearrange the beach furniture daily. Breakfast had both hearty and light options, with fresh juices and a great coffee selection. The staff was super friendly, multilingual, and easy to reach, which made us feel really welcome and safe. They host daily events like Pilates and volleyball, and the Sunday beach club was lively and fun. Between the convenience, comfort, and direct beach access, it was just an all-around amazing experience.

Beautiful hotel right in the heart of Tulum. You can walk to all the hotspots in South Tulum. The room was stunning, and the staff was attentive and friendly communicated via WhatsApp for all our needs during our stay, including setting up transportation to and from the airport can’t wait to be back!

When I arrived, I was told my room wasn’t ready and was instructed to leave my bags at the front desk. Within 15 minutes, my friend’s passport and $420 in cash were stolen from her bag. The front desk was completely unattended at the time, and the hotel’s CCTV system was not recording. The hotel staff refused to take responsibility or help me file a report—I had to go to the police on my own. I’ve attached the police report for your reference. I booked this stay expecting a basic level of safety and service. Unfortunately, due to negligence on the hotel’s part, we experienced a serious loss, and it deeply impacted our trip.

We stayed at Umi Tulum for 5 nights and absolutely loved every moment. From the moment we arrived, we felt welcomed by the warm and friendly atmosphere. The vibe throughout the hotel is relaxing yet vibrant—perfect for a Tulum getaway. The rooms were beautifully designed, comfortable, and spotless. Every detail, from the decor to the cleanliness, was thoughtfully maintained. The food and drinks were top-notch—fresh, flavorful, and always satisfying. What really made our stay special was the staff. The concierge team was incredibly helpful with everything we needed, from activity recommendations to transportation. The restaurant staff was equally amazing—attentive, kind, and always going the extra mile to make sure we were taken care of. The onsite music sets created a fun, energetic ambiance without ever feeling overwhelming. It honestly felt like a little community—everyone from staff to guests felt like part of one big family. Disappointing Stay – Not Worth the Price, But Excellent Staff We booked a four-night stay at Umi Hotel Tulum but ended up leaving after just one night due to the lack of basic room amenities. For the price, the room was simply unacceptable—no TV, no chairs, and no place to hang clothes. The Garden Suite felt like a prison camp, surrounded by concrete walls, water stains, and a view of another wall with a dying palm tree. The room also had a stale smell, which made the experience even worse. The one saving grace was the staff—they were outstanding. Although they couldn’t change our room, they handled the situation with professionalism and even provided us with a credit for a future stay if we decide to revisit, which was a very classy gesture. If you’re looking for a beachfront location, Umi is well-situated and close to many attractions. However, unless you book a Master Suite with a swim-out, the cost simply isn’t justified. On top of that, they require an additional $500 deposit, which wasn’t clearly communicated upfront. Overall, while the hotel itself was disappointing and not as advertised, the staff went above and beyond to make things right.
