The rooftop is yours alone: swimming pool, outdoor kitchen, bar, dining and lounge, open to the sunset. Because the bedroom floor sits below the rooftop, one half of the group can turn in early while the other stays up, and nobody has to negotiate.

The Space:

The rooftop

Private swimming pool, full outdoor kitchen, bar, dining table and lounge seating, open to the sky and the sunset. It becomes the meeting point of the whole stay.



Getting in and around the house

The penthouse spans several levels and is reached by stairs - there is no elevator. Please consider this if anyone traveling with you has difficulty with stairs.



Dining downstairs

The ground floor of the building is Mamazul Tulum Mezcalería, our own restaurant - open 12:00-23:00, kitchen until 22:30, with more than 400 mezcales. One flight down for dinner, and guests get 10% off plus a welcome mezcalita. In high season the evenings there are lively.



Who's hosting you

Mamazul isn't a management company you'll never meet - the restaurant downstairs is ours, and it's been part of this neighborhood for years. From November 15 to April 15 we also run our own beach club, Mamazul on the Beach: 10% off food and drinks, and you arrive as the owners' guests rather than as walk-ins. Season dates can shift slightly; write to us and we'll confirm what's open for your dates.



Guest Access:

A concierge is always there to meet you on arrival, hand over the house and walk you through everything.



The penthouse is on a pedestrian-only block. Street parking is very close to the entrance, about a 2-minute walk to a black gate. The home has two doors: one with a lockbox and one with a keypad code, so you can also come and go on your own throughout the stay. Full arrival instructions are sent before check-in.



Inside the building:

• Ground floor — Mamazul Tulum Mezcalería

• Upper floor — all six bedrooms

• Rooftop — kitchen, dining, terrace and the private pool



The home is spread over these levels and is reached by stairs; there is no elevator.



The Neighborhood:

The penthouse is in Aldea Zama, Tulum's safest and most sought-after neighborhood, on a quiet pedestrian-only manzana with 24/7 security. No traffic, no through-road — which makes mornings genuinely quiet even though you're in the middle of everything.



On the ground floor of your own building is Mamazul Tulum Mezcalería: our restaurant, open 12:00–23:00 (kitchen until 22:30), known across Tulum for a mezcal list of more than 400 bottles. Dinner is one floor away, and there is live music a couple of nights a week from 19:30 to 21:30.



Restaurants, cafés, shops, pharmacies, supermarkets and a BBVA ATM are all within a 10-minute walk, in every direction.



Getting Around:

Getting around Tulum is easy. Taxis are everywhere, and the Eiby Taxi app is the reliable one, with transparent pricing. If you'd rather explore on your own, we can help you arrange a car, a scooter or bicycles.



We can also organize private transport:

• Airport transfers (Cancún ≈ 90 min · Tulum ≈ 45 min)

• Transfers to the beach zone and beach clubs

• Rides to restaurants and nightlife



Worth it if you'd rather not drive or hunt for parking at night.



Other Things to Note:

• Children and infants are welcome. There are stairs throughout the home and the rooftop pool is not fenced — adult supervision is needed.

• Bachelor and bachelorette parties, birthdays and private celebrations are genuinely welcome here, with prior approval. The whole building is ours and there are no neighbours above or below you — which also means no one else's party will disturb yours. Tell us what you're planning and we'll help you set it up: a family dinner, a birthday, a private mezcal tasting on the rooftop, a chef, a bartender.

• The home is on multiple levels with stair access; there is no elevator.

• The building has a restaurant on the ground floor, and evenings in high season are lively. This is a central, active location rather than a secluded one.

• 10% off food and drinks at Mamazul Tulum Mezcalería, plus a welcome mezcalita.

• 10% off at Mamazul on the Beach, our own beach club — seasonal, November 15 – April 15.

• Free padel court in Aldea Zama, by reservation.

Interaction with Guests:

A concierge welcomes you on arrival, introduces the home and helps with anything you need right away.



Throughout the stay our team stays available by message or phone and can arrange groceries before you arrive, private chefs and in-home dining, bartenders, mezcal tastings, spa treatments, yoga sessions, guided tours and transportation.



We can also coordinate celebrations, special dinners, photographers and curated experiences for birthdays or family gatherings. Laundry and other personalized arrangements can be organized as needed.



Guests also have 10% off food and drinks at Mamazul Tulum Mezcalería downstairs, and at Mamazul on the Beach, our own beach club, which is seasonal and open from November 15 to April 15.
