Filthy. Got in late so we had to stay there. Toilets not clean, mold in the bathroom, dirt and food stains all over the walls you know when you can see the dirt, what you can't see is even worse. The room we stayed in was so gross that we requested to see another in the morning when we woke up. We were shown another room which was just as filthy. The bathroom had hair all over it from a previous guest. When we commented that the room was just as bad the desk manager said, "sorry our housekeeping is not very good" !!! We checked out two days early and found a nice place around the corner. I suggest not to stay here.

This hotel is clean and in a great location right across from kyoto station and the staff are foreigner friendly. Breakfast is good with many options and with 7-11 right outside everything you may need is close by. My family and I had a very nice stay.

Location is good but the service is really bad. Check in is so bad even though 5 staff at the front desk doing nothing talking to each other, you will not get help from any one here. Breakfast is the same every day boring and there is nothing to desire to eat as a foreigner. This is the first time I used them and the last.

While the hotel looks great and is in a convenient location, our experience was disappointing. Check-in and check-out were smooth, but the staff lacked warmth and genuine hospitality. Compared to other hotels we stayed at in Japan, this was by far the least welcoming. Basic amenities were oddly missing—no complimentary water (unlike every other hotel we visited), and we were told to buy it from 7-Eleven. The fridge was turned off with a note, and there was a message asking us to finish every bit of toilet paper before requesting more. The room had hardly any storage space for clothes or luggage, making it very uncomfortable for families. We paid a premium price, possibly due to peak season, but for a 3-star hotel, it felt overpriced and underwhelming. Sadly, we won’t be returning.
