This home is located on the east side of Knoxville in the Holston Hills neighborhood. It is a nice, quiet and safe area that is both convenient to downtown and heading east to the Gatlinburg - Pigeon Forge area. It is perfect for a one-night stay when passing through Knoxville, a weekend exploring downtown and football, or longer vacations exploring the Smoky Mountains and everything the area has to offer!
There are 3 bedrooms (one with two beds and an air mattress) (all queen sized) so each guest can have privacy during their stay. The master bedroom has its own TV and one bedroom includes a workstation with computer. The kitchen is fully equipped for those homemade meals and there is a propane grill on the patio.. All towels, linens and toiletries are provided
The house has a semi-open floor plan and is full of light. There are 2 TV's in the house and one computer (no printer); complimentary Wi-fi allows you to access Netflix, Hulu and YouTube, plus local channels. This is a pet-friendly home, but it does NOT have a fenced yard! There are no laundry facilities at this time.
If bringing animals to property, we ask that they stay off all furniture including but not limited to beds and couches. If we find excessive dog hair on these items, we may charge an additional cleaning fee. For your convenience we ask that you clean-up after your pet - poop bags are on the bag porch.
If check-in/check-out times are violated without communication with host, we will automatically charge a $25 dollar fee.
If the house smells like smoke or marijuana or we find any evidence of smoking (ashes, cigarettes, etc.), we will charge you an automatic $250 dollar fine and leave you a negative review.
Our cancellation policy is strict. You will only receive 50% of your booking value if cancellation is within 14 days of booking and no refund if within 7 days. We hold very tightly to this policy. If there is an emergency, we recommend reaching out to AirBNB for support. Quiet Hours Quiet hours are between 10pm - 8am EVERYDAY. If there are noise complaints or any violation of this rule, it may result in cancellation of booking and removal from property without refund and a penalty of $200 for the violation.
STRICT NO-PARTY POLICY No parties or events/gatherings. If there is a party of any kind the police will be called and everyone will be removed from the property no refunds. No Unauthorized Guests are allowed at the unit, $100 fine per guest if discovered.
No Smoking Smoking is prohibited without exception on this property. If any signs of smoking are found in the house, a fine of $100 will be imposed, no exceptions.
Pets Pets ARE allowed depending on size or if they are service animals, max of 2 pets. We have pet fee. If you are bringing a pet(s), please let us know beforehand, otherwise there will be a fine of $100/pet if discovered, no exceptions.

Perfect getaway
We really enjoyed our stay at this house. Charming home. Close proximity to what we had planned for the long 4th of July holiday weekend.The owners kindly supplied most of the essentials. Sheets, towels, PT, TP, dish and hand soap, shampoo and body wash even though we had brought our own. It also had a fair amount of things in the kitchen as well for cooking.

Spacious Home. Convenient Location.
My husband, teen daughter, and small dog were in town exploring the Knoxville area. This place was a short distance to many of our destinations at UT and downtown Knoxville. I loved the hardwood and tile floors throughout. There are updates in all the right places - kitchen and bathrooms. When we were in the area, temps were near 100 degrees; we were thankful for the AC! It ran a lot with no issues! Loved the kitchen/dining area for preparing and eating snacks and small meals. Kroger isn’t far away. Refrigerator, stove, and dishwasher all work well. Wish I would have had a plastic spatula, a pair of kitchen scissors (or any scissors), and another kitchen towel though. Neighborhood is quiet and safe (but hilly) for dog-walking. Our teenage daughter had to help us figure out the Roku remote, but other than that we had no issues with connectivity, wi-fi or logging into streaming services. All major areas (floors, bathrooms, kitchen, beds) were clean upon arrival. However, a few places could use some detail cleaning/touch-up. Some of the walls had chips/staining. Blinds are a bit dusty, and the curtains in the living room have a splatter stain near the door. We had adequate towels/wash cloths for our stay, but we did have to use the ones left in the third bedroom. All towels looked and smelled good except for one left on the master bed. It had a hole in it. Still useable. Just not aesthetically pleasing. The living room was my favorite room. It felt the most like home.

Very nice house! Just at described! Plenty of space. We didn’t have a dog, but it has a great yard. The kitchen was really well stocked seasonings. Really close to downtown as well! We went to the Cherokee Caverns and had a wonderful time!

Our stay was excellent. The home is very nice, clean, quite, with plenty of room and centrally located to everywhere we needed and wanted to go. Check in out was extremely easy as well. I'd highly recommend this home when visiting the area.

It was a very nice home. Would be better to have a TV in each bedroom. The master bathroom stool is a little close to the divider. The property manager was great. Answered all my questions. The bees were a deterrent. I noticed no garbage disposal and no washer and dryer. We enjoyed our stay.

We enjoyed staying here! Very clean and had just what we needed. There was a little hiccup when we discovered a tree had fallen on the electrical wires, but the owner came right over and took the lead in getting the electric company over and it was fixed right away! Very impressed with the owner
