I understand the traditional aesthetic the hotel was aiming for, however the lack of maintenance and updating for comfort purposes made us want to go home - a hotel experience should feel like the other way round where you would like to stay longer. The windows were still single pane, therefore the noise of people in the streets and the bars/restaurants emptying bottles after midnight was very clear to hear, amongst many other noises both inside and outside. Other hotels we stayed in at Edinburgh included additional panes to prevent this. The bed and carpet appeared very worn down - the floor appeared dirty, and the base of the carpet was visible in some areas which is the last thing you’d want to stand on after a shower when you leave to get changed. The bed was very springy and dipped in the middle which made for an uncomfortable nights sleep when sharing the bed. The location however was excellent - everything was super convenient with a 15min walk away to certain locations at most. I rarely complain about services - but paying over £400 for a room, to have a bad experience based on the above and wanting to leave, left me feeling disappointed.

Great place to stay in the middle of Edinburgh, unfortunately renovations next door to the hotel at 5.45 in the morning disturbed a great sleep.

The staff was at check in was nice, however when I asked questions about places in the area a few days after I was asked well did you google it or use your room phone. We aren’t from here that’s why we asked you. And then at the bar to order take away the bartender was rude and every question I asked came with a rude response. Wouldn’t recommend if you are American.

View from our room was very impressive. Cleaning staff was not shy about yelling to each other from floor to floor which could be quite annoying in the mornings. Location was great and very convenient.

Acceptable for the price

For the price it was perfectly acceptable. Really well located. Bedroom was bigger than expected. Its an old building so had old building problems but every hotel in Edinburgh has the same issues. If on a budget would stay again.

The staff are great: gracious, helpful and always available to assist. But the rooms are overheated and have poor ventilation and fresh air. The very first room I stayed in was incredibly hot…the second room was an improvement with a window that could open albeit the view was walls with pipes and the final room had heating that was more comfortable and controllable. The bar staff were excellent as were the reception staff.

The property was in a great location. Near the station and between the old town and the new town. Our loo was a bit noisy and there was no view but the view at breakfast was excellent. Staff were so friendly. Great breakfast and lovely cocktails. Will definitely recommend.

Good location, helpful staff and reasonable accomodation. Virtually opposite the Scott Monument and on the arterial road (Princes Street) with Waverley station an easy 5 minutes walk away and good tram/bus links to the airport. 5 mins past Waverley Station, you've walked onto the Royal Mile leading to Edinburgh Castle at one end with Holyrood Palace at the other. Friendly and assistive staff at the hotel with reasonable standard of breakfast buffet and range of evening meals. Small bar and seating area. I thoroughly recommend this hotel as an alternative to the big name hotels.

Our room (111) overlooked Princes St. Surprisingly quite noisy with bus, tram traffic plus passersby singing, laughing and generally carrying on most of the night. Can’t recommend although Colin was most helpful and obliging.
