The hotel is a 6minute walk from the bus station, Piazzale Roma, on Venice, which was brilliant to get rid of our cases as soon as we arrived and quick back on the day of leaving.. We were greeted well and treat nicely the whole of our visit. Reception was very helpful finding information for us when we asked. The staff's English was good. The room was large and the bed comfortable. The en-suite bathroom was a good size. Towels were lovely and fluffy and replaced as often as we needed. Breakfast was continental help yourself. There was loads of choice, and loads of it. If there was a complaint it was possibly the scruffiness of the bathroom ceiling which had had a leak at sometime. But not enough to spoil anything about this lovely friendly hotel. Would we return?.......in a heart beat.

We recently stayed in Venice for 3 nights at this hotel. The hotel is not located on the Venice Grand Canal, but is centrally located, 10 min walk from the Venice Santa Lucia train station and bus/taxi station, Piazza Roma. From the outside, the hotel looks quaint and historic, but past the reception and dinning area, the hotel is very outdated. On our 1st night, we were put in room 123. The bell guy took us to our room, showed us the light switches and turned them on. I said "the room looks dark even with the lights on" and the guy said "the light bulbs are energy saving, it will be brighter as you leave it on". The lights never got brighter, the room was already small, but because it was dimly lit, it was very gloomy, thus, making the room look even smaller. The room had a musty smell because there was no air circulation. Venice has a lot mosquito, thus we were advice not to open the windows. The AC and thermostat were both broken. Some part of the walls were dirty, like a kid had taken a pencil/pen and scribbled onto the walls. The green closet was not properly secured to the wall, it looked like it was about to topple over, because of the huge uneven gap due to the uneven flooring. The hotel uses blankets and one of the pillows was actually filled with foams. The shower stall was very tiny, not much room to move. On our 1st morning, we were awaken @ 06:30 A.M, by very loud pounding noises every 5-10 mins. We later discovered while eating breakfast, that the very same loud pounding noises were coming from the kitchen. We complaint and requested a room change. On the 2nd evening, we were moved to another room, with a bathtub, the toilet looked nice and clean with a paper sealed across the cover, but when we lifted up the toilet cover, the seat was stained yellow. We were happy to move to a quieter room, but our happiness was short lived, because the new room had no windows. There were "fake" window panels that opened out to a wall. Though disappointed, we settled for the room, since we only had 2 more nights left. The internet was really slow on the 1st night, and there was no internet for the rest of our stay, it had been down. Asked when the internet was going to be fixed, they said "Not sure when because it was not easy to fix the internet due to government regulations..". We would have appreciated, if the hotel had compensated us in some way, may be discounted the hotel price, since the internet did not work during our stay, but no compensation. Breakfast was continental, with sufficient amount of food. If you ask the hotel to book anything or arrange any tours, make sure to bring plenty of cash, because they do not accept credit card. Though, the hotel staff, especially the front desk girls were very friendly and helpful, I'd would avoid staying here, unless you only needed a place to sleep.

When I made my booking in this hotel I wrongly pressed a button on my personal computer without noticing . Instead of booking for 4/11/17 I did for 4/10/17 I didn't realize that at all till I was declared no show As it was a mistake a requested booking.com for help in order to correct my mistake and get a refund . After checking with the hotel the answer was NO. Just lost 150€ by pressing the wrong button. Even it's my mistake , some understanding would have been appreciated .

This hotel is over 500 years old and manages to keep it's character as well as offer suitable guest rooms. The staff are friendly, knowledgeable and extremely helpful. The breakfast is continental and self service. The garden is pleasant. It was a shame some of the hotel communal rooms were not open for guests to use. I would recommend this hotel as it has a good location also, near to where you can access boats and airport buses.

From the outside looks really quaint and historic but past there the rooms are so outdated and trying to save every penny, couldn’t wait to leave. What hotel still uses blankets? Probably again to save money. Breakfast budget special and awful frankly. Hard boiled eggs were cold so not even cooked that morning... never again, avoid if you can

Hotel room was a little disappointing, quite dark and medieval looking, little dated, but as with a lot of european hotels characterful !!! Self service breakfast was in a beautiful courtyard adorned with plants and vines with no limits to the amount you could eat, a good variety covering all nationalities. Venice is definitely a walking holiday, with every turn there is something beautiful to see and you can guarantee you will rarely see the same street again !!! lovely to explore at leisure. The Rialto bridge is beautiful although a busy area with the market just below, St Marks square, beautiful architecture, although be wary of eating/drinking in the square, very expensive opt for the smaller side streets. Gondolas expensive for a short journey, however, needs to be done ! You will not be disappointed but once visited do not feel there is a need to return.

The staff was remarkable. Great location. You could walk everywhere in the city. Quiet in the evenings, hotel staff recommended excellent restaurants close by but not inexpensive. The hotel is near the train station (10 minutes walk). The room was clean and tidy. This hotel is old but charming and very well maintained. This hotel offers a complimentary breakfast buffet style which was very good, fresh pastries, fruits, yogurt, coffee cakes, meat, eggs, different variety of croissants and jams. It also has a beautiful garden where an inner courtyard is surrounded by lush foliage. We highly recommend this charming hotel and we would definitely stay there again.

We arrived September 14th for three night stay. Very lovely hotel with friendly helpful staff. I had pre-booked our glass blowing tour for 9:00 from Canada before we left which included a private taxi pick up at our hotel. The gentleman at the desk helped me the night before to call and make sure our water taxi had the hotel address and confirm our reservation. Our room was small but clean and very quiet and had hairdryer, safe and wi-fi. We were pleasantly surprised by the breakfast that was included, and there was a very good selection. I also noticed that one of the guest was leaving on a tour before dining room was open and they had packed a breakfast for them! They recommended three various restaurants for dinner and we got a complimentary cocktail at the restaurant. Although there was no bar, they did not object to us bringing wine back and sitting out in the garden after dinner. Being a first timer in Italy this hotel met all my expectations and more.

Really lovely hotel with the most helpful staff. Nothing was too much trouble and the service was excellent. Our room over looked a courtyard garden and was clean and very well appointed. It was extremely peaceful at night and a mere 20 metres from the nearest restaurant. The staff are more than happy to recommend local eateries and will book in advance for you upon request. A water taxi dropped us practically to the door and I would recommend booking one of these as the trip in from the airport for any first time visitor is fantastic!

So convenient yet in an area where not too many tourists are about. Some nice but not too expensive restaurants very close by. Staff very nice and helpful. Our room was at back of hotel and was very quiet , the only noise was the beautiful church bells at 8 am.
