They say they are on the third floor. You have to remember there is a floor zero due to flooding. Do you have to climb a small staircase. There is little storage in the single room, but the cabinet had a large variety of hangers. I am a single traveler with a backpack. The place was perfect. The three places you want to hit are a short walking distance. Between two and five minutes to St Mark's and the Doge palace in one direction and five to ten minutes to the Rialto. I look in Windows. It was close enough that you can drop off packages and catch some shut eye. The room is impeccably clean. I watched one of the cleaning staff get down on her knees and scrub a bathroom floor that already looked clean. If you want the Hilton this is not it. The staff is not there twenty four seven but tell you how to teach them any time. I was leaving before breakfast and did not ask for but was asked if they could leave some items on the table and in the refrigerator the night before. When I go back to Venice I'll stay here again, unless I'm to old to climb the stairs.

The Locanda Casa sul Molo is a small hotel in a typical historical house. You have to go only 3 minutes to the famous Piazza san Marco. The staff is really friendly and eager to please. You get a breakfast in your room. The only thing to consider: There is no elevator and the reception is in the 3rd floor, the rooms in higher ones.

Romantic room under small square and view of old church. Light breakfast served into room. Cozy and bright. Close to Venice center. Tight stairs, clear room with beautiful furniture.Room is not big but comfortable enough.

The location is perfect, 5 mins from Rialto, 3 mins from San Marco. Yes you have to climb up some stairs to get to the reception but I'd rather that than be close to the street where it is noisy. The staff were very efficient and helpful. The room size was large by Italian standards with 2 windows, it was very clean and tidy, it was hoovered and towels were changed daily. The breakfast was what you would expect from a B&B, if you want a hot breakfast then just go out! The croissants were lovely and the hot chocolate and coffee were gorgeous. All delivered to your room in the morning anytime between 8.30 and 10. I would stay here again without a shadow of a doubt.

Small, intimate, well decorated and managed beautifully. Andreas, although I didn't see him for more than 5 minutes because with their prices for rooms, he's a busy man but not too busy to give you his full attention, a map and an explanation of all the best places to see and do. This is a little gem in the heart of Venice. Clean and super comfortable. Windows are sound proof. Breakfast fit for a King and Queen Continental style. Fresh juice and brilliant coffee and 200 metres from the square. I would stay here again in a heart beat. The value is excellent!

The location of this hotel, less than a minutes walk from St Marks Square, is fantastic for the prices they charge when you consider how much it can cost in Venice. True there is no lift, true the breakfast is not vast (but it is included in the price and is served in your room) and true that reception is only manned part of the day, but I think these are really only minor issues when you take into account why you are in Venice in the first place, to see the sights and soak up the atmosphere, all of which by the way is lovely and well worth the trip.

Plusses - location is stone's throw from the basilica and doges palace. Minuses- no elevator means you have to chug along your heavy luggage 3 floors up. Complimentary Breakfast was too basic. Although we were three they had towel sets only for two. Reception is available only for a limited time which means you cannot call for help or if you did it won't come soon. Wifi was slow.

Excellent location, just of San Marco Piazza which made it relatively easy to find. Lots of stairs and no lift so pack light. Room was small but had everything necessary. Clean and comfortable. Breakfast served in the room, croissant, bun, yogurt and biscuits. Fridge in the room with the cheapest drinks in Venice. Would recommend.

We loved this quaint bed and breakfast. It is located in the heart of old Venice, within walking distance of the waterbus, taxis and attractions. The staff were friendly. They bring a simple continental breakfast to your room so you can enjoy breakfast in bed. This was the first stop of our honeymoon so it was perfect. As with other reviewers, we found the stairs challenging with our bags but you only have to do it once so no big deal. When we first arrived, we weren't sure about the location as it looked almost alley-like, but all of this area is narrow little streets and it was very safe. We would stay there again for sure.
