We booked this hotel for our honeymoon and were very disappointed. The location and views of this hotel are excellent, however the managment and up keep of the hotel is terrible. We booked this hotel through hotels.com, and were confirmed an ocean view and balcony. When we checked in we were given the room right next to the reception. The room had only a door with frosted glass that opened onto the main communal terrace. No window, no ocean view, no balcony and absolutly no privacy. My husband (who is a hotel manager himself) approached the woman at the reception (Theodora) for a change of room as it was not what we had booked.Her reaction was defensive and she insisted it did have a balcony and it did have an ocean view. This was absolutely untrue, and she was speaking to him as if he was stupid. My husband insisted to be changed and after a hour or so we were given a better room with her comment being "you have a point with the balcony, but not with the ocean view." It was very snarky and cold. The room was nice however basic. We had a large crack through the bathroom mirror and no toiletries (eg mini soaps, shampoo) were provided. We were able to overlook this and enjoy our time as the views were so breathtaking, however after a few days we began to notice the flaws within the management. As the reception is right next to the communal pool, daily we heard others guests complaints which was very distracting when you were trying to relax. They way in which the woman at reception Theodora handled the issues was not at all hospitable or kind. She had no empathy with the guests concerns and not once did we hear an apology. We overheard about five or six complaints, with one couple even leaving and booking another hotel. This all should of been kept private as it was uncomfortable for us and the guests with the issues. I really urge people who read this to look else where when booking a hotel in Santorini. Ironically after leaving Santorini we went to another island where we booked a very budget hotel. There we received such amazing hospitality which proves that hospitality and kindness is something that should be provided for all hotels, regardless of the cost. We also encountered great hospitality everywhere in Greece except here. I also urge the managers and owners of Caldera Villas to stop and reassess the style of management they currently have at this hotel. The hotel has so much potential but is just delivering such a disappointing service (with the exception of Marin, he carried our bags up and down, he was very friendly.)

The way down to this hotel was very dangerous, there were about 80 steps that were made of marble and rock, which made it very slippery and treacherous and would take would take someone 10 minutes just to get down. When you enter, it's very cramped, and there is no real lobby and reception. It feels like a bus stop. There is no pool area to sit and enjoy. The room itself is another trip down there. The doors are flimsy and old, and when you enter the first thing you see is a tiny sitting room with a jacuzzi that is more of a warm bathtub that makes a lot of noise. When you go down another set of stairs into the room, it is a cramped small dark room that has a tiny little window in which you can see everyone walk by. The bathroom is a a dark place with only one light illuminating the mirror. There were no bathroom amenities like soap, or little towelettes. There is just one soap dispenser for the sink and one soap dispenser for the shower, which is old and smelled a little like mold. The breakfast was a complete joke. It was not ready at 9:00 A.M. we were all waiting around for the food to come out. The boiled eggs were cold, the coffee was cold and disgusting, the food was the lowest quality food from the supermarket. The cold-cuts were bad, the yogurt was sitting out for I don't know how long, even the bread rolls were horrible. This was served where we had checked-in the day before. The staff was fake and rude and the reception actually closed at 6pm every day. The pictures that they show you here are not what you get. We paid a lot of money for complete crap. This is the worst tourist trap you'll ever encounter. DO NOT, I repeat, DO NOT GO HERE. IT WILL RUIN YOUR STAY AT SANTORINI.

This is without question a great location with the most spectacular views. On arrival though we were unaware that check in and luggage drop was at an office on the Main Street. We checked our booking sheet again but found no mention of directions and procedures. So we asked where the Calera Villas was and proceeded to lug 2 large suitcases and 1 smaller suitcase down 64 cobblestone uneven winding steps to reception. Fortunately Antonis (maintenance manager) saw us struggling and came to the rescue and helped us with the remaining 10 steps with Marian the porter. So this isn't the fault of Caldera but one of the booking sites (Click.com) The Villas are gorgeous and dug into the sides of the cliff. Very cool inside your room. The steps down and up are an issue if you suffer and physical condition and on the positive, whatever is consumed enjoying the food is quickly worked off!!!!!!!

We booked the honeymoon suite at Caldera Villas for our 25th wedding anniversary and could not have been more pleased with our accommodations. We had our own private balcony with loungers, table and chairs and hot tub. The view was absolutely breath taking and we spent our first afternoon on our balcony enjoying the Santorini landscape. It is located about a third of a way down the cliff side steps and could be difficult to access for someone with a walking disability but the views are worth every step! Don't worry about your luggage either - the porters throw them on their shoulders and carry them up and down the steps with ease. The room was very comfortable. It had a small refrigerator with a welcome bottle of wine and the air conditioner worked very effectively. They also have a pool that was a nice refugee from the heat after touring around all day. The entire staff was very helpful and kind. Breakfast is served daily poolside with views of the caldera-a beautiful way to start each day! We would love to return to Caldera Villas and highly recommend this unique cave style accommodations!

DO NOT STAY HERE!! This is the biggest sham in Oia. Very expensive with nothing to offer other than the view---you would probably be far better off when walking along the caldera and taking in the sites. There is no reason on earth to stay here. The stairs are treacherous and slippery --78 (more if you are staying in the lower section) them and there is nowhere to hold on to. They offer the worst breakfast I've ever seen in a hotel--I wouldn't even call it that. Not even the coffee was not drinkable--it was cold and tasted horrible!. The reception closes at night and there is no one there if you need anything for whatever reason. They offer no shampoo/shower gel in the bathroom, instead they have a dispenser on the wall, like it's a public toilet. The place is old and run down. If you are thinking about a Jacuzzi forget it--it's like a little bathtub that is not worth the extra money you pay for the room. The staff was rude, except for the porter who brought our bags down. This place we later learned is run by a management company who cares less if you like it it--they just want to take your money. The rooms are old and smell of mildew and are not well maintained. The pool area is a joke. I was sorely disappointed especially after dishing out a considerable amount of money to stay here. Never again! DO NOT GO THERE!! It's a trap and will spoil your vacation.

We had a perfect stay at Caldera Villas. We were given a large suite with our own hot tub and a beautiful outdoor area overlooking the Caldera. The hotel was traditional; built into the side of the cave and the room was clean and comfortable. There is a nice pool for cooling off and a standard morning breakfast which we enjoyed each morning while looking at the water. Yes, there are some treacherous steps to get to the hotel, but it's all part of the experience! We were very happy that the hotel was a bit below the main street, as it was a quiet and peaceful retreat from the bustling, touristy streets of Oia. Marisa at the hotel was an amazing help and gave us some fantastic recommendations. Would highly recommend the hotel to anyone, and thanks Caldera Villas, for a memorable stay!

Stayed here for two nights which was a perfect amount of time. The views are amazing, we ate breakfast overlooking the sea and could see the sea as soon as we woke through the windows. The staff are SO friendly and wonderfully funny and kind. They upgraded our room without us asking and the porter carried our luggage all the way from the bus station up and down the steps to and from the hotel. We loved it, and the friendliness of the staff made it for us.

Stayed here just for 1 night. Traveled from Fira to Oia via taxi. Check in process was troublesome. At first I reached this Traveler's office, the staff called the hotel's concierge, fetched me to another office to settle the payment, then we need to get back to the Traveler's office to get our luggage and head to the hotel. It was so hectic under the hot sun. The room was average. I can see the Caldera view from my small balcony, no sunrise or sunset. You needs to conquers lots of stairs during your stay. Location is strategic, just outside of the main road of Oia.

Just had a wonderful few days at the Caldera Villas. We were looking to stay in a traditional 'cave' room with a Caldera view and this really ticked all the boxes. The hotel itself is well maintained with a small but functional shared pool. Our suite was over 2 levels with an outside jacuzzi (warning - when we got there it was overfilled and by the time we had both hopped in , it had flooded the bedroom downstairs, including the bed, pillows and electricals on charge!) Location couldn't be better being right in the heart of Oia, AND SIMPLY AMAZING VIEWS. Downsides - absolutely no frills - there was a kettle balanced on a tiny bar fridge but no plug socket and nothing to make anything with . No bottled water or welcome drink. Limited toiletries. The bedroom itself was tiny with nowhere really to put anything away, we lived out of suitcases. not ideal as I like to unpack somewhat. I didn't like to see the donkeys struggling back up the hill in front of our room, but it was a spectacle watching them go down. There were 119 steps into our bedroom as we were the last room in the block, so quite a hike to the main street. it was great exercise, so we didn't mind , but definately not for anyone unsteady or not fit. Breakfast was so so, strange selections and for a coeliac there was really only cold scrambled eggs and some salads. Lots of bread , cereal and pastries. we got up early one day to try and get warm eggs. the eggs were still cold but the rest of the buffet wasn't yet put out - so maybe don't try that. all a bit hit and miss. poor wi-fi but maybe that is the terrain, but it wasnt a huge issue. All in all i would definately come back here, but if you want luxe, maybe look elsewhere. not bad value compared to some of the prices neighbouring residences charge. Amazing porter who worked tirelessly but was always happy and smiling.

Our standard room with a sea view was beautiful with a private terrace overlooking the caldera. However, the 78 badly maintained stairs to the hotel were horrible for someone not 21! The breakfast was perfunctory and the pool miniscule. Is the view worth staying here? Yes, if you book in advance and get a reasonably priced room knowing that there are few amenities. Because of the stairs, I would not stay here again The hotel porter was amazing!
