This is a very tired hotel with lots of obvious deferred maintenance. Worn carpet in the hallways and spots on the walls that need attention. The cabinetry in our room was falling apart (see photo). The bathroom had no towel bar or hooks of any kind and there was no soap. We did enjoy a good dinner meal in the restaurant but breakfast was unremarkable. Margarine for the toast but no butter available. How cheap? Our friend had a heater that would not turn off, she had to open a window. Overall very disappointing

Entrance, lobby and restaurant gave impression of grandeur. Wide corridors inside hotel then the letdown . . . room was furnished with badly outdated and extremely worn furniture. Bathroom counter tops reminiscent of 1960-70s. Table and chair is room belonged in a resale shop. Sad - because first impression caused much higher expectations. Service in restaurant extremely slow - waiter had been bartender upstairts. Meal delivered cold and extremely undercooked. Easy walking distance to downtown and shopping.

Recently spent a couple of nights here and to be frank were not impressed. It didn’t start well with the receptionist busy completing a task before she could be bothered to engage with us. Were given a room on the fourth floor which on the plus side was huge with two large double beds and these were very comfy. However the rest of it was in dire need of upgrading. I’m sure it was modern once but it would have been many years ago since it could be considered that. The bathroom was tired and the decor shabby. We didn’t eat in the hotel restaurant for dinner as it did nothing to entice us in. It was reminiscent of a school canteen so I can’t comment on dinners. However we did have one breakfast there and all I can say is don’t. Go across the road to the great little cafe and bistro Urbano instead. The hotel breakfast was bad. Seriously flabby looking bacon, nasty sausages and watery scrambled eggs. The coffee was the worst we have had in New Zealand where the standard is high. The only reason I’ve given this place three is for the really comfy beds and the other staff we encountered were helpful. Won’t be back.

I thought this was a really great place to stay with kids. I travelled without my husband and had my three boys. The staff were friendly and helpful and kids ate free!! - Dinner and Breakfast that was awesome.

This hotel was centrally located. The rooms were modern and clean. There was a kitchen, bath/shower combo,free Wi-FI, air-conditioning,hairdryer, coffee maker. fridge, and nice sheets and pillows on the beds. The hotel has a nice pool, so-so gym, and free laundry for guests. There was no safe. Breakfast was fair and lacked imagination.. In reading other reviews I think we had an updated room. Therefore, our experience was more positive.

Stayed here 4yrs ago. We had a great stay. This time disappointing!!! Cracked broken loose tiles all around. Walls need painting. Carpet areas wearing. Our room no air-conditioning and central fan wobbled and squeaked. Bathroom needed refurbishing. Old Furnuture that made no sense. Wardrobe with make shift latch. TV small and regular interference. Linen stiff. Towels old and small. Chocolate sachet expired 2012/2013..manager on desk not concerned when shown. Not enough staff on at bar and service at In house restaurant slow. Food average. Breakfast lacks imagination and repetitive. Different prices quoted despite package deals. Different quotes on Breakfast despite Buffett price with package. Pipes rattle when taps on or toilets flush. Carpet in room needs relaying as stretched. Not sure how this Hotel retains a 4 Star. I honestly could keep going...!!! I'm a Kiwi who enjoys a great experience but becoming disillusioned with how we are presenting ourselves in the world...unless of course the good rooms are only for international visitors.

I last stayed at the Rydges Rotorua in 1998 and was disappointed to see on this visit that the rooms appear the same as back then with the same heavy wooden furniture in them! See my photo for what you can expect. This hotel is well overdue for a refurbishment. The rooms (we were in a Deluxe Spa Twin) are very spacious which is great for families to stay BUT very old and dated furniture and bathrooms. The TV is too small for the size of the room so difficult to view. The balcony is nice as is the spa bath. We made the mistake of eating at the restaurant. Very dark and overpriced for the standard of food received. More like a commercial kitchen than a restaurant .One example of the many disappointments of our meal - my son's "Seasonal Fruit Salad" was a tin of fruit salad tipped into a breakfast bowl with chopped raw apple added in! Patronage in Rotorua is very high and most places (including The Rydges) are often fully booked, so I am surprised that the Rydges chain cannot afford to re decorate and make the rooms more modern and up to date. The smaller Hotels in Rotorua are certainly doing this.

Part of the New Zealand Rydges chain, the Rotorua property is modern, pleasing, but somewhat understated, which is not necessarily a problem. If you're looking for elegance and charm, look elsewhere, but if you want a clean, spacious, well-run property, it's great. Good city views, very nice rooms, a reasonably well-equipped gym and a good restaurant downstairs. Helpful front desk staff.

For Business requirements it is unsuitable. The WIFI doesn't work if you are near the race-course, the TV doesn't work also because you are too far. The rooms were large and spacious but in dire need of a refurbishment. Staff were friendly, however, the facilities really need to be maintained and updated. Rooms also need sound proofing facilities as everything can be heard from the hallway to the rooms above and below. Also - located way out of town so not suitable if you dont have your own transport.

Great location , with friendly staff . Room was on 4th floor overlooking the racecourse so it was quiet . Room large and well appointed . Restaurant provided a great range for the buffet breakfast .Mezze bar which overlooked the restaurant was a perfect spot for a pre dinner drink
