Carpets need to be ripped out and replaced as they were stained. No sink in the kitchen, had to use the little bathroom sink the clean cups & plates. Walls had marks on them. Queen bed sheet had a questionable mark on it. Sofa bed was DISGUSTING had blood stain marks on it, it needs to be thrown out and replaced. Place looks nice on the outside but once looking through the room it gives you a different outlook on the place.
We were two couples sharing a two bedroom unit. One room only has twin beds and a bedside table attached to wall in between, but we swung the beds around and got a double bed that way. Not ideal but manageable. Floors were dirty, desperately in need of a good vacuum, over the 3 night stay that never happened. Stains everywhere on carpets. Mould in bathroom and around windows and cobweb galore. The most odd thing was that during one of the unit cleans they took all the extra pillows from our beds and put it into the wardrobe, meaning we had no clue which pillow had been used by whom. Prices were inflated it its branded as a 4 star place but deserving no more than a flat 3 star in need of cleaning. The best thing was the great service we got at checkin. We are not planning on revisiting this establishment.
Needed a no-frills place to stay in Rotorua. Chose Lake Rotorua Hotel because of its decent value for the money. Comfortable bed and good water pressure in the shower. Other than that, the room could use a good cleaning. Walls are thing; we could hear neighbors and cars outside. Room was also pretty cold near the door and windows (cold air would seep in through the door and window frames), but the room was supplied with extra blankets and pillows.
Booked this hotel last minute and thought the price was excellent considering location and facilities. Very friendly staff at check in, even allowed early check in as room was ready, with no additional charge. Nice room, very spacious. Pools d spa were great also. Only minor issue for our teenager was the wifi was not great. Overall a very nice, clean, tidy hotel.
Very friendly helpful staff . Comfortable room surprisingly quite considering on a busy road , we had originally been given a room on the main road, I requested a move and that was no trouble . The bed was comfortable. Good Value for what we paid . However the room did need a really good clean the bathroom tiles and carpet in particular. Also the curtains where torn .

Excellent service, very courteous staff, my overall experience is fantastic. Harjap is a very helping and courteous reception staff. he not only helps with various requests within the hotel but also helps and guides through trips around Rotorua. Clean and cozy rooms, excellent for its price and very central to all activities. A must stay hotel.
The rooms were excellent, convenient parking, unlimited wi-fi and the information and assistance provided by Harjap was very useful as I and my husband went for the first time to Rotorua. Must appreciate and would recommend to my friends.
We stayed here for 2 nights in July. Reminded us more of a motel than a hotel, but it was great value for money compared to what was available in the area at the time we booked. Check in was seamless and quick. We had a room near the pool which was a little noisy at night, but closed by about 9pm. Room was adequate and clean aside from a little mound on the curtain. A little far to walk to the main town, but we had a car so we weren't too fussed. We did walk one night, and it was a nice walk but probably a little far if you had kids. It was located on the main road, but we didn't have any trouble with the noise. We found parking inside good, it filled up quickly but we had a look and there was parking behind the rooms as well. If you're looking for a budget hotel, this was good value.
Excellent service by Harjap, the front-desk officer. He was very patient and helpful: he came to our room personally, assisted with calling the IT helpdesk to resolve our issue and waited patiently to ensure everything was in order. Room is clean and well heated. Would stay again.
