I felt it was a Nice hotel… good breakfast , but no elevator this was a big deal as we just got off a Cruise and had a lot of baggage… Staff was very informative.

I understand your concern regarding room size, but please take note that room size standars in Rome are different from room size standards in the US. Also we cannot have an elevator as our Guest House is inside an historical building, but our staff it always at your disposal to help you with luggage.
