Too many restrictions that are not told in the listing such as can't use jacuzzi after 10, house keeping is non existent and you have to clean the room before you leave. No cutlery and cups. You have to tell the receptionist everytime you leave your room because else she will assume you're leaving and will call the cops on you for theft of keys.

Very lovely guest house. The shower had a bit of a problem with the water going down but i actually managed to fix it so that was not an issue. The remote for the Amazon stick did not work but used my phone so that was not a problem either. Close to the train station. Would definitely recommend staying here :)

About a 15 min walk to nearest train station and about 20 min walk to St Peters basillica. Its an apartment building on a main street so convenient for groceries and restaurants. Mini fridge & kettle in room. Nice to walk to St. Peters and see the great dome as we walk down the high street. Towels provided but bring your own soap! Little thigs needed sorting like light bulb & batteries for the tv zapper. But bed was comfy, air conditioner worked and shower was lovely.

It's a good positive atmosphere. I would say that it's more like a bed & breakfast that an actual hotel. Also if your American you may be accustomed to hotels offering free breakfast in the form of fruit, pancakes, or muffins. But be prepared that if you accept the crescant and orange juice you will discover at checkout that you've been charged around 5 euros a day for that. Most Europeans know that it's not free, but you should be prepared so that your not surprised by a large bill at the end of your stay.

Excellent stay - would recommend

This guest house is located in a larger building complex, so you won't find a large sign on the outside. Once you exit the elevator and enter the main door (similar to entering an apartment unit), you are welcomed by the reception. There are 5-6 rooms and ours was very clean with a modern bath. A light breakfast was included. This is in a residential area, about 20 minute walk to Vatican City and easy access by bus, not very close to metro/train. Overall, great stay in a comfortable, clean room with great service!

Gregory Guest House (Rome) definitely recommend

We stayed at the Gregory Guest House in Rome, from June 30 to July 8, 2017. The suite was very clean, updated, and spacious. We were in walking distance to the Vatican, shops, markets, transit, and restaurants. We found the owner, Federico, and his staff Rodrigo, to be very welcoming and helpful. They seemed to personalize our stay. We felt that they went above and beyond our expectations, even providing laundry services. A European breakfast was included very morning, the nightly rate was more then reasonable for the great location. We would definitely stay at the Gregory Guest House on our return to Rome.

Poor internet conection. To find parking space is really dificult. Good price. Theres alot of sounds in the room like flashing toilet somwhere in next apartament or 8 am in morning somebody hoovering every day.Dont take room without a balcony we upgraded on last day it was much better then that box 20minutes walk to vatican which is good. Overall normal buget hotel done from big flat for visitors who saving money.

Management issues

The room was beautiful. What spoils it is the management as is he is very unprofessional and rude. We did not have any contact with him before check in; on arrival (just a little after 10.00pm), we were greeted with an unwelcome, "did you know that check in finished at 9.00?" We said that we didn't and we were informed that we would have to pay a penalty of 30euro. On check out, we refused to pay the cost but he 'kindly' accepted 15euro. It is unfair to expect people travelling to fit into such a schedule. We would not have booked the guest house had we been given prior knowledge (either by email, the booking site or website) of the strcict time windows and penalties. The management also took it upon himself to discuss other guests in front of us; a couple were coming up the stairs with their bags and he moodily huffed and exclaimed, "I was expecting them over an hour and a half ago"; this instance, was in the middle of the day and he should not have said this in front of us. He needs to hire another member of staff to cope with the pressure of having a business. He called me a liar on tripadvisor which again, is unprofessional and I do not appreciate name calling. It is clear that the review bruised his ego and his response showed little maturity. With regards to the dining facilities in the hotel, there are none and a basic breakfast is served in your room. Also, walls are a little thin. Although it is a lovely room in a good location, I would think twice about booking.

Fantastic

We stayed for 6 whole days. The room was always spotless. Breakfast was always served on time. The staff were incredible and very helpful. If you don't fancy walking to vatican there is a bus stop just outside guest house. We enjoyed our stay very much.

Modern and clean

Rome was intimidating at the beginning but the staff at gregori guest house helped us navigate. Federico who is one of the employees from the front desk was specially helpful. He spoke English and made sure we were doing ok. The room we got was modern and very clean. The only problem was that the guest house was a little far from the city center. When you stay at Gregori House you get feel for the culture because your neighbors are regular Italian people who live in the building. If you like to immerse yourself in the culture of the place you visit, this is the right place for you.

Lovely guest house with a great location.

The guest house was only a 15 minute walk from the Vatican which was lovely. Both staff members were very friendly and helpful in giving us directions around Rome. The room was spotless everyday and they even tided some of our belongings. It was my birthday on one of the days and they offered me and my boyfriend a free breakfast which was very generous.

A true gem!

I was totally amazed about this gem. I saw the ratings and also the price and thought could I be this lucky? This is truly one of the best places I've ever stayed in all my travels!! The room while not huge are well designed, you can tell a lot of thought went into them. From the black out "shutters" to the rain fall shower to the bed which was so comfortable! Also the area was in a great place for public transportation but we also walked many places including Vatican City. Last but not least was the staff of the hotel how gracious and kind they were! They were so helpful, any question we had if they did not have the answer they diligently searched to find the answer. They made this trip amazing! I will return to Rome and when I do there is no question I will stay here!
