This property is the only rental in rio vista, so our usual careful reading of reviews didn't happen! It turned out perfect for our large family group visiting for our mom's 90th birthday. There wasn't much in terms of extras but it worked for us and we had a lot of fun being able to stay together. Bring towels if you want better than well-used cheap towels, and check the propane tank BEFORE being ready to grill.

Plenty of room

This house has lots of sleeping space, a nice living room with a big tv, and a large dining table for cars and other games. There is also a hot tub and firepit that I wish we could have used, but it was too cold outside for our old bodies.

It was doubled booked with other renters showing up. It was uncomfortable and scary when they walked in. We had arrived an hour early and the house had not been cleaned at all. Filthy. The hot tub does not work. Many other problems. We will never rent from VRBO again.

Wedding family housing

We got to the house checking was really easy and fast we were able to get right into the house and go to our rooms after the wedding rehearsal the only issues we had with the place was 1 of the fridge in the garage was dirty the tile behind the stove was falling it was just sticky on there and most of it was falling in the center house said it had a pull out couch and it was broken so it wasn’t useable but the place was clean for the most part and the beds are not comfortable and really noise every time you move the bed made noises but all in all decent place to stay

This house is in a great, safe location to access the Delta. It has an amazing kitchen perfect for family style meals. Downstairs was clean and cool. There were plenty of bedrooms for you and your friends upstairs, but the carpet is very dirty and stained and probably needs a deep professional cleaning or replacement. The hot tub could have fit all of us weather permitting , however the water was dingy and it could use a drain and clean. Our secondary shower bath was damage prior to our arrival and had to be repaired during our stay. That resulted in our group enduring the strong smell of epoxy and only being able to use one shower after all day at the Delta.

Convenient location but needs a deep clean/TLC

This house is large and relatively updated in terms of finishes/fixtures but is major need a deep cleaning. Honestly, carpet needs to be replaced. Not sure what the smell issue was, but they had horrible plug in air freshners in multiple rooms which was not good for allergies. Beds were also very uncomfortable and in general too much furniture in rooms. We booked for 2 nights but only stayed one.

This is warning for potential renters. The host cancelled on me 2 days before my trip. Host wanted for us to stay in a different house for 1 night then transfer to another. I booked this place 3 months before my trip only to get cancelled. Since my booking was cancelled, I could not get a replacement place even with the help of VRBO. I have reported the host to VRBO but take this as a warning for potential renters. This host is unreliable and does not respond to messages. Beware of his tactics to not honor commitments. I had to cancel all my reservations at Napa and incurred costs along the way, not to mention the stress of cancelling activities planned months ago. Of If I could sue this host I will !!!
