Welcome to this charming four-bedroom/three-bathroom townhome located in the beautiful Champions Gate community. The lovely and cozy décor will make you feel right at home. Enjoy ample living and dining room space, and a fully equipped kitchen with all the essentials for your stay. A full-size washer and dryer are at the home for your use. Step out onto the patio and enjoy your own private swimming pool with conservation view, there are NO REAR NEIGHBOORS!!! Optional add-ons for your stay: you can request to have the pool heated for an additional cost. The house also has a grill for guests for a small fee! You must only refill propane in case of need. Once you`ve explored the house, head over to the Club House for more fun! With your reservation, you are granted complimentary access to the resort’s amenities such as a lazy river, water park with slides, volleyball courts, an arcade, gym, and so much more! Champions Gate is also surrounded by several restaurants and shopping centers for all your needs. Please keep in mind we provide a few toiletries to get you started for your stay, however any additional items would need to be purchased yourself.

Extra fees
Pool heat cost: $45/day. Pool heating must last for at least 3 days.
It must also be requested up to 48h before check-in.

BBQ grill rental is $50. This covers use and cleaning only, and the propane tank is NOT included. We do not guarantee that the previous guest will leave any gas. If the propane runs out, you can exchange it at the nearest gas station or Walgreens. The cost is typically about $30.

We also offer a full service for $120, where someone ensures the gas is full, and we will replace it if it runs out.
Please request it 48 hours before check-in.


Pet fee: The house is pet-friendly, but your pet must be house-trained. The cost is $100 per pet for the whole stay.

PARKING:
NO designated parking space - 12-15 passenger vans are allowed (Guests can park on the street as there are no designated parking spaces). RVs, Boats, etc., are not allowed
HOUSE RULES

🧺 Linens & Towels
We provide bath towels, pool towels, and bed linens. Washcloths are not provided. Please do not use white linens for makeup or cleaning. We may charge for excessive stains, damage, or missing items.

📦 Packages & Deliveries
We recommend avoiding home deliveries, as many communities do not accept them. We are not responsible for lost, stolen, or undelivered packages.

🛠️ Maintenance
Please report any issue promptly, preferably within 24 hours. We will make reasonable efforts to address maintenance as quickly as possible. Management may access the home when reasonably necessary for emergencies, inspections, or repairs, with notice when practical. We are not on call 24 hours for repairs.

❄️ Air Conditioning & Doors
Please keep exterior doors and windows closed while the A/C is running. Do not set the thermostat below 72°F, as excessive cooling can cause the system to freeze and stop working. Leaving doors open may also allow insects inside and reduce cooling efficiency.

📺 Amenities
Please report any equipment or amenity issue promptly. Temporary interruption of non-essential amenities does not automatically qualify for a refund, but we will make reasonable efforts to restore service.

🚭 No Smoking or Vaping
Smoking or vaping indoors is prohibited. A $400 minimum remediation charge may apply, plus additional documented cleaning or damage costs.

🤫 No Parties / Quiet Hours
Parties, events, disruptive gatherings, and unregistered guests are prohibited. Quiet hours begin at 10:00 PM. Violations may result in termination of the stay, and guests are responsible for any applicable HOA fines, excessive cleaning, damage, security response, or other documented costs.

🌦️ Florida Conditions
Florida may experience insects, storms, and temporary utility outages. Please notify us of any issue so we can assist. We handle weather-related matters according to the applicable reservation and cancellation policies.
