The bed was comfortable, neighborhood was quiet/safe, we appreciate the accommodation for our pups, and staff were very friendly/helpful. Property is a little dated which has an effect on the general cleanliness, but it’s due more to age than anything. Within a .5 mile there are several local restaurants & coffee shops. If you want to be near the Falls but don’t want to deal with the chaos of the touristy area, I recommend staying here.

The location is perfect — right by the water with a nice pub and microbrewery just across the parking lot. You really couldn’t ask for a better spot. We stayed here while going to a Buffalo Bills game, and the price was reasonable as well as the distance from the stadium. That said, the hotel is in dire need of maintenance. The front door, which should be dark green, is so scratched that you can see the white underneath. The same goes for the bathroom — it looks aged and worn and could really use some refurbishing. Another small downside is that breakfast only starts at 7 a.m., while most hotels start at 6. Since we had to leave early, we just grabbed a banana bread from the reception instead. Overall, if this hotel were properly maintained and refreshed, it would easily be a five-star stay.

Everything about this property is amazing. Clean, polite, free breakfast, Food, dining, bar... the only negative would be the stairs to get to the parking lot. They are old wooden stairs and some boards are missing. So going to a wedding in heels is not ideal.. especially with dirt and stone walkareas between the stairs and street.
