Arrive, take a deep breath, stay—

A 100-square-meter, beautifully overgrown, secluded garden, a sun lounger, a hammock, and a covered wooden deck let you relax and enjoy balmy summer evenings with a glass of wine.

The living room, featuring large sliding glass doors leading to the garden, blends seamlessly into the greenery. All around the apartment is nothing but greenery—shrubs, trees, and, depending on the season, currants or wild grapevines growing above the front door.

Those expecting loft-style ceiling heights or classic modern architecture may find this space less appealing. Here, greater emphasis is placed on a cozy atmosphere, high-quality materials, and a pleasant indoor environment.

In select areas, high-quality wood-look wall paneling provides warmth, insulation, and low-maintenance care. Combined with the original oak parquet flooring throughout, this creates a calm, refined atmosphere—pleasant in every season and especially comfortable for longer stays.

A freestanding stove in the center of the kitchen with a view to the outdoors. Ceramic cooktop, washing machine, dishwasher, oven, refrigerator, toaster, and much more. Large bedroom with a box-spring bed for a restful night’s sleep. The second bedroom can also be used as an office; the bathroom features a bathtub and a separate shower. Flat-screen TV and high-speed Wi-Fi.

The S-Bahn is just a 5-minute walk away. The line runs directly to downtown in 20 minutes without any transfers and takes you RIGHT TO THE HEART OF OKTOBERFEST after ONLY 3 stops.

For dog owners and active individuals, a spacious running and walking trail of about 20 km through forests and meadows begins right across the street—car-free, quiet, and ideal for jogging or long walks.

Just a 3-minute walk away is a traditional bakery with a café, known for its authentic, handmade bakery items and excellent coffee—perfect for a relaxed breakfast.

Culture lovers will appreciate the proximity to the Bergson Kunstkraftwerk, one of Europe’s most innovative concert and cultural venues, featuring a state-of-the-art concert hall and a diverse program of classical, Jazz, and pop music across two levels.

The Großhadern Hospital is about a 10-minute drive away, and the nearest beer garden is just a short walk away.

A place for anyone who, after a day out on the town, enjoys relaxing in a hammock in the garden.
A place for anyone seeking a high quality of life and good transportation connections.

Large glass surfaces surrounded by greenery reflect nature and sometimes bear subtle traces of it after a rainy day. Leaves on the terrace, birdsong, or a spiderweb in the garden in the morning are just as much a part of a mature property as the scent of wood.

Those looking for classic hotel service and sterile perfection will feel more at home in a hotel.

However, those seeking design, character, spaciousness, and a temporary home will love this apartment in the midst of a green oasis.

For long-term stays, a landlord’s confirmation can be issued.
For stays longer than 4 weeks, a security deposit is required.
