This hotel was amazing value for money. Located in an old townhouse the room was huge and very bright and clean. I loved the contemporary decor and the bathroom was super cool. Our room didn't have a great view - we overlooked a beer garden patio but we didn't spend a whole lot of time starting out the window so it was all good. The stairwell was very striking with a beautiful roof window. There wasn't an option for breakfast as there wasn't a restaurant/bar which made the hotel feel a little soulless but with so much on the doorstep it didn't really make a difference. 5 minute walk to Princess Street. We would definitely stay again.

We stayed at this hotel for two nights in September 2017. The hotel itself is small, but our room was quite spacious, with high ceilings. It was comfortable and the bathroom was very modern and clean. The staff at the front desk were very friendly and helpful and knowledgeable about the area around the hotel. The only slight issue we had, was the parking. We drove to the city, and the hotel has an arrangement with a parking about 23 minutes drive away. But to get there is a bit difficult. The hotel's location was quite central. It was only a 15 minute walk from Edinburgh Castle.

Wow what can I say, the minute we were arrived we were impressed with this stunning hotel: we had a large bedroom on the top floor, fabulous condition with huge windows, possibly the biggest shower I've ever seen, great bathroom and dressing table area. The lovely staff helped carry my bag up (as other reviewers have noted - no lift and many stairs!) and reserved a table in the steak restaurant next door for us. They also very kindly let us extend check-out by 1 hour and kept hold of our bags post check-out as we had a late flight. Location is perfect, a 5 minute stroll into Edinburgh City Centre and 5 minutes to Calton Hill. Cannot recommend highly enough - we're already thinking about when we can come back!

We stayed here for two nights during our recent road trip through Scotland. The room was very nice and new with a modern bathroom. It has no breakfast but there was a nice place down the street (Cafe Marlene). I recommend it. It was also very well situated.

Found this hotel whilst searching online and WOW so glad we stayed here. Why stay at a boring major branded hotel when you can stay here. If you have mobility problems ask for a lower level room as some rooms go into the attic which are a lot of stairs as no lift.....was not a problem for us but anybody who struggles with stairs specifically ask for a first floor room. The room was amazing very modern well designed and was a pleasure to stay in. The ONLY problem that I would say I had with the room is they have black out blinds covering all the windows bar 2 (around the desk area) which allowed loads of sun light in waking us up early. This is easily fixed by putting up blinds there too and would suggest it to the hotel. Other than that we had a great time & will definatley be back when we're back in Edinburgh

We booked this via another well known website as a last minute package. I have to say for the price we paid, totally blown away by what we received. We were advised at reception we were on the top floor and it was steep stairs. Admittedly, not the fittest person it was a challenge but upon seeing the room I had 0 complaint about the stairs. We were in a beautiful loft like room with sky lights above the bed, the seating area and above the bath. The bathroom was incredible, not only clean, but with a great size shower and roll top bath. TV screen in the bathroom to kick back and unwind. The view overlooked the city and despite being in the colds of winter, we actually had the sky light open for some crisp air as the room had been so well heated. Tea and Coffee amenities with real milk, not the UHT sachets you usually find. It was the perfect getaway for us, a little further walk in to the city that other hotels but definitely worth it. Very friendly service and accommodating for us to leave our luggage for a few hours on check out. We were recommended the Steak restaurant next door at check in and that too did not disappoint. Our biggest concern about the hotel......when can we go back and can we have the same room!

We stayed in this hotel for two nights, highly recommended. The room was spacious and nicely decorated, all in modern classic style. Another plus is definitely a great bathroom, large and well equipped. What I liked particularly was the fact that the room was equipped with a French press to make coffee, is much better than the instant "coffee" equivalents. In terms of location, nothing to add - city's main attractions all in within walking distance, plus super easy access to the airport with a tram (£5 / person, stop nearly in front of the hotel). On a minus side, note that there is no lift in the building - so careful for those with mobility issues (and those who don't travel light).

The hotel is located a very short walk from the station. Our room was lovely and spacious and had an opening window to allow for fresh air rather than air-conditioned which was perfect for us. The hotel was quiet and the staff friendly and helpful. Fantastic accommodation and fairly priced. Would live to stop again.

Modern and trendy boutique hotel about a 10 minute walk from Princes street. Location is a little off-center but Edinburgh is so walkable it's not a problem. Room was very nice, modern and spacious. The shower in the bathroom was especially cool. I liked the large pictures of Scotland on the wall. Only negative as that there was no HVAC control in my individual room, so had to open windows to cool down. Also of note is that there is no elevator in this building, but not a problem for me. After midnight you have to ring the doorbell to get in. Overall a very good stay!

Arrived to find we'd had our room upgraded, the walk up three flights of stairs well wort it. Fabulous hotel - individual quiet and comfortable. A million miles away from the Holiday Inn only three doors away. Room week appointed, bed really comfortable and fantastic bathroom. Five minute walk from Waverley station, Princess Street et all, easy walking distance to all major attractions could not have been better.
