Very spacious hotel in a convenient location with interesting design. The room we had was very large with a large bathroom. The room itself was not in perfect shape, but perfectly usable -- some switches didn't seem to control anything, the toilet seat was semi-detached, various things were not squarely mounted, but overall, the large bath, rain shower and other amenities made up for it. Internet was a little spotty at times, but mostly worked fine. It was nice to have a kettle with coffee and tea and some cookies every day. The location was great, next to a bunch of restaurants and dorms of University of Edinburgh where we were dropping off our son. The service by the front-desk staff was very friendly and useful. We enjoyed our stay at the Rooms & Suites Picardy Place.

Had a great stay at Twelve Picardy Place. The people were friendly and helpful and the room was spectacular. I came back late a few nights and the buzzer system was a few minutes wait but that wasn't a big deal and I quickly got in and up to my room. Definitely will return when I'm in Edinburgh.

We requested a room off the street which was imperative as it's on a seriously busy street. The backside overlooks to outdoor patio bars but they close by 11:00 p.m. so it's not too bad. Our room was very nice, modern and comfortable (except for the huge t.v. at the very edge of the bed...not a bit t.v. fan). The staff was exceptionally helpful in giving us directions and a great pub/restaurant is across the street and many others nearby.

The most delightful stay. If you wanted to study how to do urban boutique hotel well, 12 pp sets a new standard to which everything else is comparing unfairly. Sumptuously appointed, luxuriously furnished, character, style and friendly staff. Wish I could move this hotel around with me.

I didn't realize that I had one of the Executive Suites (Loch Lych) until I arrived. It was extremely nice and very classy! It had everything you could need if you just wanted to stay in the hotel your whole trip (but why would you? Edinburgh is such a cool city!). The only issue that I had was the wi-fi wasn't very dependable and that was my only means of communication. Otherwise, STAY HERE! IT'S WORTH IT!! Pamper yourself on your vacation.

We had one of the rooms on the top floor. Absolutely beautiful! Very clean, quiet, with modern décor. Bed was great. Room was very comfortable with a large screen TV and nice lighting. Bathroom was amazing. Staff was very nice and helpful. Close to restaurants, bars and a small grocery around the corner. We only stayed there one night. Wish we could have stayed much longer. Side Note - There is no elevator (like many hotels in older historic buildings in Europe) and this particular room was 4 flights of stairs up. Well worth the walk, but if you can't handle the stairs, this would be an issue.

We were there only one night but would definitely return there on our next visit to Edinburgh. The hotel is situated in the middle of a huge construction area so we were happy that we requested a quiet room at the back of the hotel. Note that there are approx. 26 stairs to the first floor of rooms but the clerk had our suitcases in our room but the time we came back to check in. We had dinner in the adjoining restaurant and while it was expensive, the food was very good.

We had one of the rooms on the top floor. Absolutely beautiful! Very clean, quiet, with modern décor. Bed was great. Room was very comfortable with a large screen TV and nice lighting. Bathroom was amazing. Staff was very nice and helpful. Close to restaurants, bars and a small grocery around the corner. We only stayed there one night. Wish we could have stayed much longer. Side Note - There is no elevator (like many hotels in older historic buildings in Europe) and this particular room was 4 flights of stairs up. Well worth the walk, but if you can't handle the stairs, this would be an issue.
