Villa Amaya is a modern, pristine 3 bedroom, 3 bath villa with breathtaking views of the turquoise Caribbean Sea in Dutch, St. Maarten. Located just uphill and within a 3 min walk to one of the prettiest, unspoiled beaches in St. Martin, Indigo Bay. Villa Amaya's ideal location is a quick drive to restaurants and nightlife, shopping, supermarkets and attractions on SXM. The villa's stunning ocean views, a sophisticated contemporary decor, high end finishes, and array of modern conveniences creates the perfect setting for romantic moments or joyful family memories.

The villa is built on 3 levels. The main living and bedroom areas comprise the first 2 levels. The lower level has a home cinema with seating for 6, a wetbar, and for those that simply can't leave work behind, a functioning office area with high speed internet. Villa Amaya offers wifi and internet connectivity throughout the villa, Apple TV, Roku, are available and Netflix access is on every TV. The villa has a private 32' infinity edge lap pool. You may also use the larger community pool in the development.

Villa Amaya is perfectly located in the horseshoe shaped enclave of Indigo Bay offering breathtaking ocean views and cooling trade winds, yet very close to great restaurants, shops, grocery stores and nightlife. The villa is just steps to a tranquil beach, yet only 12 minutes from the Airport and 7 minutes to Phillipsburg.

This pristine villa is well-equipped with all the modern amenities.

This is a home lovingly cared for and used by the owners. It is also offered for a limited number of vacation rentals.

Indigo Bay is a new, lush, upscale and beautiful development with gated, 24 hour manned security access. There is some construction occurring in the nearby area as a 5-star resort is being built, and it is not possible to pinpoint exactly where construction will or won't be for any given dates. Our rates have been discounted to reflect this. Please book with this knowledge. We value our ratings and our guests.

This is the place for you! Leslie & Debra are fantastic hosts with a really nice property centrally located to allow for a quick run down to Simpson bay or over to catch the ferry to st Barts. The views are endless and the 3 min walk down to the local Indigo beach bar is the icing on the cake. You will not be disappointed.

My wife and I had a wonderful 7-night stay in Villa Amaya to celebrate her birthday. It was our 2nd trip to Sint Maarten, an island we have grown quite fond of. We arrived to find a really nice welcome package that included some food and other wonderful gifts (I won't spoil the details.) We were given a tour of the house and all its features. The house and pool were very clean and a housekeeper came in the middle of the week to tidy up. The pictures in the listing are legit. The view is amazing. The owner Leslie was phenomenal to work with and replies very quickly to any messages. She cares a great deal about her guests and wants to ensure they enjoy their visit. The neighborhood where the villa is located is very safe and we went for long walks each night to exercise and enjoy the views. As mentioned in the listing, there is currently construction going on not too far from the villa down near the water. However, after visiting over a half-dozen Caribbean islands, I can tell you that construction/renovation is a constant on all of them as they grow and modernize. The noise we experienced was not extreme and had a minimal impact on our trip. We would definitely return to this villa again sometime in the future. Thanks again Leslie!

WOW! What a great place! First, the condo itself was well laid out, had every thing we needed and was very clean. We especially loved our morning coffee watching the cruise ships and our night time adult beverage in the cinema. This Villa and host far exceeded our expectations and will be where my family and I stay every time we visit SXM. It was the most incredible,immaculate Villa with everything you need and more. It has breathtaking views and a stunning beach with perfect snorkeling and tranquility. It is in a private community in Indigo Bay in the most convenient location close to great restaurants, entertainment, and the airport. The villa was very clean and well maintained. It is beautiful and modern with an open concept. The pool was sparkling clean and the views from the pool and pool deck were amazing. We were well prepared before we arrived as Leslie is an amazing host and we were even greeted with a welcome gift when we arrived. Having the Conceirge and cleaning during our stay was just another added bonus. Our stay was flawless!! I would highly recommend this Villa to anyone. If I could give Villa Amaya and Leslie 10 stars I would. Best place we have ever stayed!!!

10/10 experience and one of our favorite vacations!

First, the house is spotless, modern and spacious with stunning views of the ocean. It feels like a new home, its beautifully decorated and had alot of extras like a cinema room, a full size private pool, high end toiletries, coffee and espresso makers, and housekeeping mid-stay. The host, Leslie was so responsive and helpful leading up to our trip and we asked her SO many questions. She went out of her way to ensure we had a wonderful trip. We took alot of her suggestions for dining and things to do and they were spot-on. There was a lovely welcome basket when we arrived. In my opinion the location of this house on the island is really ideal. Its a close drive to restaurants, shops and activities but located in a high-end, residential gated oceanside community. The beach is within view and a short walk from the house and there is a lovely waterside restaurant on the beach. The concierge who met us at the house, Chris was super friendly and helpful as well. We loved watching the cruise ships pass by in the early evening while sipping wine at the outdoor dining patio. Lovely house, Lovely host, Lovely experience.

First thing when you walk thru the front door is the amazing view straight out the back of the property of the and Caribbean Blue ocean. First trip to St Martin and so worth it. Some of the best food in the Caribbean. The ocean is just a few steps and the 80 degree water was just great. Beach bar/restaurant less than 5 minute walk. House was immaculate very comfortable. Leslie was great to work with and concierge Chris was attentive. We like to visit different island but would consider a repeat vacation. Thank you for a great week

Wonderful setting and great host!

We loved Villa Amaya...we booked it because of the beautiful location, and it was a bonus that the owner played a big part in overseeing our stay. We had a concierge on site that was very helpful,too! We were given great suggestions on where to eat and things to do. The villa is very clean and well-kept, and we loved the beautiful view and the private pool. The beach down below has a great restaurant and umbrella/chair rental with on-the-beach waitservice. Super convenient! You can walk to the beach or take a short drive down the hill and park. The swimming was great and the water was calm. We also liked that we were in a gated neighborhood. Very quiet and peaceful! It was the perfect week of relaxation! We want to visit again soon!

Very Relaxing and Quiet

We just returned from a great two weeks on St. maarten. First week was a Simpson Bay and second was at this place. It is very beautiful, well appointed and the owner takes care of the place. Glorious and Amazing!

We have been going to Sint Maarten every year for the last 5 years and this was the best vacation rental experience we have ever had. First off, you rent directly from the owner, rather than a rental agency or a property manager, and the difference really shows. Leslie the owner really cares about both her guests and her home. The home was beautiful, has everything you need, the view is spectacular and it was immaculate! The owner left a welcome gift which was unusual and appreciated. We were not expecting housekeeping midweek but we got it. The big private pool was fantastic, the movie room had all the streamers like Netflix and Prime and DVD's of about 100 great movies or new tv series which we watched with the 'kids' (20 year olds) at night after we came in from dinner. There was good internet throughout the house. The owner was so responsive to our questions leading up to the trip. The house is super well located, close to restaurants, the supermarket and activities. We really enjoyed sitting in the outdoor dining area for coffee in the morning and cocktails in the evening and were treated to see some beautiful cruise ships go by. Luc the concierge was also great, he greeted us and the home and we helpful with recommendations on dining and water sports. Great experience. When we come back next year, this is where we will be staying. I'd give a sixth star if I could! Look no further.

We loved our one week stay at Villa Amaya. Indigo Bay is a small, pristine oasis. The unit is so clean, brand new and even lovelier than the pictures. The kitchen is well stocked. We were a ten minute drive from lots of restaurants and attractions. We loved snorkeling in the bay and eating at the little beach restaurant. We’ll definitely be back.

Blown away! Fantastic villa

Wow! From the moment we pulled into Indigo Bay we felt like we stumbled on the best place on earth. Gorgeous setting, spectacular ocean views, awesome location. It is near enough to everything you would need, restaurants, supermarket, shopping and beaches, but this enclave is a serene, horseshoe shaped bay is full of upscale homes and natural beauty. Gosh- the ocean views will take your breath away. Everything about Villa Amaya itself is top notch, from the views to the furniture, the space, the amenities. We appreciated the small touches like 3 coffee machines (drip, keurig and espresso) and the robes and toiletries. Our two teenage kids loved loved loved the movie room- every night after dinner we would find a netflix choice or select from the 100 DVD's of movies and tv shows that the owner provides. The home was modern and pretty, very clean, well equipped and exactly as pictured. With so much to offer we felt like this villa was a terrific value too. The views to the turquoise ocean from the living areas, outdoor dining space, the bedroom area and the pool deck is really beautiful. My husband and I enjoyed our morning coffee and our evening glass of wine on the outdoor dining patio looking at the ocean and feeling the ocean breezes. Leslie, the owner was helpful and super responsive to all my questions leading up to our stay. Her representative on the island, Luke was a great source for dining recommendations and activities. Glorious vacation at Villa Amaya!

We couldn’t be happier with our choice to stay here! The home is beautiful, spotless and just like the photos and we quickly discovered it is perfectly located. Everything is within a 5-20 min drive with so much within a 10 min radius. Indigo bay itself is a quiet, high end gated community with 24 hour security on site. Although the listing mentions that there is construction going on in the broader area, we were never disturbed by any and had none that we noticed within earshot or eyeshot. The views of the ocean and surrounds from the Villa are gorgeous. The owner Leslie was very attentive and communicative leading up to our check in. She answered all questions promptly and gave us some terrific recommendations for dining and shopping. Luc, the on-site manager was great and helpful as well. The housekeeping visits during our stay was a bonus. Loved the large lap pool at the home and we used the movie room a few nights as well. Everything was just as advertised if not better. Highly recommend Villa Amaya. We hated to leave.

This is my family’s second year of staying at Villa Amaya, and it was just as fantastic as our first visit in 2021. The property is gorgeous, clean and comfortable. The pool is fantastic and very inviting. We wouldn’t change a thing, and we hope to return again next year. Luc is a fantastic local contact and we felt very well taken care of, and Leslie is a super responsive owner who is genuinely interested in ensuring her guests have a great stay.

A little bit of heaven

What a wonderful place! From the moment we started to book Villa Amaya, to the lead up to our stay, our time in the Villa everything was first rate. We travelled with our adult children and their partners and all 6 of us found the Cilla to be exceptional. It is well appointed with everything one could possibly need, From the cleanliness to the kitchen amenities, to the added touch of robes in every bathroom it was a week of paradise and luxury. The view out over the water afforded a calm and seeing the boats and cruise ships pass was great. A short walk to the beach where the sea was easily entered and the beach kept clean, with the bonus of a lovely restaurant right there. Luc, the concierge was always available and very friendly. Like everywhere on the Island, a car is needed. With cleaning twice over our 8 night stay it made this such a wonderfully relaxed vacation. We would highly recommend Villa Amaya for a luxurious, relaxing and wonderful stay, Until next time ...

Amazing amazing amazing

We had a wonderful stay at the villa. Amazing views! We were right on the water and surrounded by butterflies everyday. It was paradise. Luc was amazing and was always available for any questions or travel ideas. Our daughter, 7, had a great time swimming in the pool and visiting the bird sanctuary. Definitely rent a car when you come- driving on the Dutch side was really straight forward. Download with google maps for getting around on the French side. We will definitely be back!

Great Family Retreat!

We had an amazing time at Villa Playa. It was a beautiful place with a fantastic view. Our host Leslie was very responsive and our on site concierge Luc was great about welcoming us and available for any questions about food or recreational activities. He was really top notch. Unfortunately, the WiFi in the villa is really poor but on the bright side, it forced our teenage kids to play games and talk with their parents. We would definitely go back again.

Perfect getaway

Villa Amaya was exactly what we needed for 3 couples escaping to St Maarten. The house was wonderful and clean, and the location could not have been better, just a 5 min walk to the beach. The house is in Indigo Bay, which is in a gated community outside Simpson Bay. It has a private pool and is less than 5min walk to the beach. At the beach is an outstanding restaurant for either lunch or dinner. We needed a pack and play for our son to sleep and Leslie made that happen. Also, Luc who oversees the property is great. He checked us in and was available for questions and recommendations. Place is great for families or 2-3 couples. highly recommend if you want incredible beach view and relaxation.
