• Check-in instructions may be withheld until verification is completed.
• Verification must be completed within 24 hours of booking.
• Same-day bookings must complete verification within 1 hour.
• Reservations that fail to complete verification may be subject to cancellation.

Hot Tub Notice

Please note that the hot tub is removed annually from June through August due to the excessive summer heat in Texas. This seasonal removal helps protect the equipment, ensures guest safety, and allows for proper maintenance. The hot tub will be reinstalled and available again after August.

Property Protection / Damage Policy

Please note:

• Intentional damage, negligence, theft, or excessive cleaning will be charged separately.
• Larger damages may be claimed through the booking platform or security deposit.


Guests are responsible for treating the property with care during their stay.

Occupancy & Party Policy

This home is designed for comfortable group stays, but we strictly enforce house rules to respect our neighbors.

• No parties or events are allowed.
• Maximum occupancy must not exceed the number of guests on the reservation.
• Unauthorized guests are not permitted.
• Quiet hours are 10:00 PM – 8:00 AM.

Violation of the party policy may result in immediate termination of the reservation and a penalty of up to $1,000, in addition to any damages or extra cleaning required.

Smoking Policy

This property is strictly non-smoking.

• No smoking or vaping inside the home.
• If smoking occurs inside the property, a minimum $500 cleaning fee will apply.
• Severe violations that require extensive odor removal or damage remediation may incur fees up to $1,000.

Smoking is only permitted outside and away from doors and windows, and all cigarette butts must be disposed of properly.
