Very pleasantly surprised by this hotel. I stayed here only for one night and had no expectations whatsoever. The room is very spacious and it's like a fully furnished studio apartment. There's a separate living area with a couch and a full kitchen. Not just a kitchenette but a KITCHEN, w stove, fridge, fully stocked silverware and utensils, the works. Best of all was the service. I was checked in by Tish, who was extremely helpful and friendly. I asked her for a recommendation to a decent steakhouse and she came through like a champ! She even printed out Google Maps directions on how to get there. Great service, I regret that I'm not staying longer, this place is perfect for families or longer stays!

As the other reviewers said, the property is a bit outdated, but it didn't bother me too much. The worst thing was that my bathroom door was falling off of it's hinges, and I had to lift it up and pull on it to close it properly. The room's bathroom and kitchen were outdated, but everything worked as expected. I did not even bother trying the breakfast, because most things are processed/packaged/frozen/microwaved, and I prefer fresh. Everything else about this hotel was pretty good. The room was spacious and CLEAN. Internet speed was great. Staff was friendly and helpful. Location was good...very close to restaurants and groceries. I will probably stay here for my next visit to Wichita.

The rooms/suites here were very nice. The beds were comfy, the pillows not great but OK. The rooms were clean and nice. The hallways were really hot, but since I wasn't staying in the hallway I didn't think it was that big of a deal. We stayed here for a volleyball tournament and the breakfast was just not at all what I though it would be. Very few items. I will say they were nice enough to serve it early for the team. Overall a quality stay, just wish they would work on the breakfast item list.

When you arrive to find a note from management in the room that says basically we know this is ratty and needs to be renovated but we promise it is clean, thats when you say no thanks and leave. The chair was so tattered that a table was used to cover it up. Removed one cushion from sofa sleeper which was also old and very used price looking......we decided we didnt want to chance to sleep on it. This is mire like a $50 per nite hotel and we were charged $107.... keep driving and find somewhere else....definitely not Marriott Resort quality. Shame on Marriott!!! 316 hotel has towneplace beaten hands down.

Great place they are pet and kid friendly will stay there again nice breakfast clean rooms the staff is terrific and very helpful they are always smiling and if you need something they are getting it done

The property is clean and maintained and the staff are very pleasant and helpful. The location is very easy to access the east Wichita highways. The challenge I noticed in my room was related to the bathroom. The bathroom was very clean and an average size for this type of property. However, the porcelain lid to the toilet tank had been broken and is now glued together. Very obvious crack with slight chips. The shower/tub bottom must have had a leak and was fixed with a not so professional application of a white epoxy on the bone colored tub, I can understand replacing the tub\shower is a major undertaking, but replacing the top to the toilet tank is not. Change it out with the employees toliet tank lid if necessary. I assume the GM is under serious financial pressure from corporate and every $100 is watched. I do not suggest to bypass the property as it is reasonably priced and a very good value.

We stayed for 2 nights. I usually stay at a Residence Inn, but for $72/night, this was a good deal. The positives: The hotel and room was clean, walls well painted, nothing in the room was broken, nicely decorated, carpet was clean (except the elevator), friendly helpful staff, good hot breakfast. The negatives: Our queen studio was small The bathroom was very small The bathroom and kitchen cabinets/counter are dated The fridge was dated and had a funny smell (but kept things cold) I like the 24 hour ice water/coffee/tea bar in the lobby. It was very convenient and the front desk clerk, Melissa, went out of her way to get me hot water for tea. The free breakfast included cereal, hot oatmeal, Belgium waffles, fried eggs, Canadian bacon, a variety of breads and muffins. There was also yogurt, milk and fresh fruit. All good quality and neatly presented. I used their gym. It contained a huge treadmill and 2 elliptical machines. Also had free weights and a bench. Everything was new, clean and in good working order. There was water, cups, and towels available as well as wipes to clean the machines. All machines had TVs attached. I've read some other reviews and noted the management saying a multimillion dollar upgrade is in the works. I'm glad to hear that. Since I only stay at Marriott properties, I won't compare this hotel to a Residence Inn or Courtyard. I will say that we were comfortable, everything was clean and working, the staff was friendly, our needs were met and we enjoyed our stay. I will stay here again.

We enjoy the amenities found in the TownePlace suites, such as full (small) kitchen, large rooms, and (for this location) proximity to dining, shopping, and entertainment. We stay here once a year, and I'm sorry to say the quality is starting to slip. Queen beds here are longer than they are wide, and the mattresses are nothing to brag about. We reported a loose tile in the bathroom -- likely the bathtub had run over at some point, but why are they renting that room? It's still a nice place in a good area, but we're starting to eye the Courtyard across the street.

At the risk of sounding like a snob, I'm not a TownePlace Suites kinda' guy. THERE IS NOTHING's just not right for me. The property is a little short on amenities, no pool, spa nor hot tub, a little too down scale furnishings, linens and towels for my taste. CLEAN, WELL STAFFED, feels safe, nice part of Wichita and convenient. A Budget Marriott property...if it fits your budget, it's definitely a Marriott worries!

My husband and I were a very late arrival on August 3rd on a cross country road trip from California. The check in was efficient and friendly, the rooms are in desperate need of a renovation - torn and worn furniture, dirty carpet and dented refrigerator. The room itself was quite a bit smaller than other TownPlace Suites we have stayed in.
