Positives; excellent location only 5 minutes walk from St.Marks. Very clean rooms. Negatives:The room we got was on the ground floor and the door opened directly onto the lobby which was a bit strange. The room was quite small and dark (especially for the price). If booking I would definitely request a room on the upper floors. The breakfast was extremely poor. Also asked for an iron one of the nights and they didn't have one at all which I thought was odd for a 4 star hotel.

This was my first trip to Venice, I was a little bit disappointed when I arrived in front of the hotel ... However, all my disappointment vanished and turned to extreme satisfaction and excitement the moment I entered the hotel - Stuff were helpful, cheerful, friendly and professional - Room was very spacious with good furniture - Excellent location less than 5 minutes from St Zaccaria and St. Mark water bus stations and very near St. Mark square, St. Mark Basilica and Doge Palace - Hotel offered to keep our baby stroller in the reception to save us the hassle bringing it up/down to/from our room every time we go out - Breakfast was very basic with little varieties (This was Ok for us) I would definitely recommend and come back again if possible

I had expected more concidering title Junior suite and price 1400 Euros for three nights! Nice and central location. Nice view to the channels from the balcony (with no space for a single chair). Comfortabe beds and a nice bathroom with whirlpool. No sitting group, no sofa, no comfortable chairs, on the other hand an extra room with two extra beds we as a couple did not need. No coffee in the room ("we don't have coffee in the rooms!" shouted grumpy man in the reception). But tea and a kettle. The breakfast fits a hospice, very limited selection of ingredients. But an intimate og cozy small saloon. I take into account that the other rooms at this hotel might fit the price better.

This was a birthday present from my sons ,and girlfriend , so a complete surprise, we found the hotel without any problems , when we arrived Deborah on reception, was helpful an polite , we were shown to our lovely room . Nice and quiet , lovely shower comfortable bed , just perfect This hotel is in a lovely part of Venice with afew lovely restraunts ,Deborah helped us with our choice of restraunts , she was so lovely , she is a credit to this hote Disappointed with breakfast everything was cold including coffee and toaster wasn't working properly , the only other little grumble l have to make is when we came back from our evenning meal two members of staff refused us a glass of wine , saying the bar wadnt open , this was no later than 11 pm , we mentioned this to Deborah , and she did sort this out in the end , but that isn't much to grumble . We had a lovely stay , l have recommended this hotel to friends , and THANKYOU to the lady at the desk that lent us a travel plug A very big THANKYOU to everyone who made us welcome , and a special thank you Deborah

What a neat place, so clean and close to San Marcos water boat stop and a short distance to St Mark's Square! This was the second stay, the first a few years ago and it is just as nice. The staff was helpful and the Continental breakfast was more than enough. We enjoyed the outdoor area immensely. One of the staff set up transportation to our ship, a private water taxi which wasn't cheap but it was worth it. If you use this mode of transportation, be sure to go before 7:30 as the gondolas begin their daily runs.

Our first time in Venice and couldn't have picked a better hotel. The junior suite we had booked was perfect for the four of us with a separate sleeping area for the kids (18 & 16). The main bedroom was really big and lead onto a small balcony overlooking a canal with gondolas going up and down. The bathroom was large with a Jacuzzi bath and everything was really clean. Breakfast was nice, cereal, croissants, cheese, ham, yogurts, toast, juice etc all available. Just enough to get you going for the day. The best thing about the hotel itself was the location, with everything in easy walking distance, especially St Marks Square and the main waterfront where a lot of water taxis drop off. It's the staff though that make this hotel a really nice place to stay and they were all very friendly and happy as well as always being helpful. If we come back to Venice this will definitely be the place we will stay.

We stayed in this hotel for 3 nights whilst in Venice. We stayed in a standard double and were extremely surprised with how large our room was. The hotel staff are very friendly and helpful, giving us lots of tips for our stay. The hotel is 3 minutes walk from St Marks Square and close to lots of water transport links. Great hotel, would come back.

I stayed at this hotel with my mum for four days and we really enjoyed it! We were accommodated in a modern elegant and cozy room with nice balcony and luxury bathroom. Hotel is located just a few minutes from Basilica di San Marco. And the most importatn thing: I really would like to thank to amazing staff that took care about us during our visit. They were proffesional, helpfull and kind as well. 😊 Special thanks to a lady behind the recepcion desk. She kept smilling all day and night long and also very kind porter. They were great duo. Just like second family for me. Hope to see this nice people again! 😍 Thank you

We stayed here for four nights. The room was beautifully furnished and the bathroom was large and modern with a fantastic shower. The hotel is only about five minutes walk from St Mark's Square, but is in a quiet location on the side of a canal. The staff were friendly and helpful and very welcoming. The buffet breakfast was plentiful and just what you would expect from a small hotel. We will stay there again next time we visit this fabulous city.

The hotel is 5 min walk to St Marks Square so extremely central and surrounded by some of the best restaurants and beautiful sights. There was an issue with the shower in our room so we were moved within 1 hour - excellent service! The first room we were in (007) was not great quality and it was on the ground floor however room 202 on the 2nd floor was great! We had a great time here - continental breakfast was fine as well. Would definitely recommend for location and the staff could not do more to help us! Thanks again - we would definitely return!
