Pros: Friendly staff, very convenient to State Street, easy walk to pier and beach, comfortable beds, nice decor, liked hotel veranda/sitting area on 2nd floor Cons: our room had an unpleasant odor (issue with sink trap) that took a while to dissipate after maintenance visit — hopefully a one off situation. There is road noise in the morning (delivery trucks). It didn’t bother me, but important for those wanting very quiet accommodations.

The room is small but clean and updated. Parking is not included. No breakfast was included like it said. It’s under renovation but at least they don’t work while everyone is sleeping. The staff is nice and helpful.
After the 1st night housekeeping did not clean room, when I mentioned this to the front desk they said I had to "request" housekeeping so I made a point of doing so but did not get it the following day. Common areas of the hotel were uncomfortably cold during our stay.
I stay a lot at Holiday Express hotels. And I am disown the cleanliness of our room. Our feet were dirty if we walked around with our shoes off. There was long black hairs on our bathroom towels.
The front desk staff member who checked us in was fantastic!!!! He was friendly, efficient and professional. The location of this property is great — near State Street and all the businesses there. We had a leisurely walk to the beach nearby. Highly recommend this hotel.
Room 101 Downstairs first one which is very bad condition about noisy, so I couldn't sleep. When upstairs (2nd or 3rd floor) flush toilet I hear big noisy like thunder storm, so that I couldn't sleep during night.
Very nice, however I was told my orbitz reservation was wrong (I’m not sure what that means) but the only room left was a one king sized bed and there were not cots and even if there was this room was so small that the king sized bed took up the entire space. I felt like I was in a Manhattan hotel with like 100 square feet.

It was convenient, clean and priced friendly. The bed was excellent, but our room was ground level and loud once the bar across the street let out. All and all I would still book here again. Also, had a pretty vast breakfast spread in the morning.
Incredibly loud all night. We barely slept. The street noise wasn’t an issue. The voices of other guests carried and the ceilings creaked with every footstep above.
An absolute value. The location, cleanliness, and service was impressive. I was surprised at the wide variety of breakfast foods. Each staff member we encountered were friendly and helpful. I will definitely use this hotel again.
