Vincenzo could not be a better host. He knows all about Rome having been born there. He goes out of his way to be welcoming. The breakfast is always fresh and delicious. The rooms are adequate. Nice location.
The owner is a lovely gentleman and he is always ready to help He has a lots of knowledge about Rome and place to visit The room was clean, the breakfast was nice, the garden is a lovely place we're to sit and to have a nice coffee/drink The place gas a privat car park for 5euro per day. Not to much and very good if you travel with your own car is very hard in Rome to find a safe parking space. Most of the car in Rome are damaged. The drivers are very bad, not paying attention on the road Just a small comment about the place- It will be very nice if the owner will invest a bit of money on the bathroom. In my opinion, the owner can do more A score from 1 to 10,I will score St John villa with a 8 of 10 Many thanks for all your kindness
Nice room, number 3, my second stay there, the owner is very informative about what to see in Rome, and he is a nice guy as well. We had a problem every morning with low water pressure and limited hot water. One shower turned cold half way through. He let us use a different bathroom the next morning, which was fine.
We have been living in Rome for many years, while now living in Toscana. During this time no one of our friends could host us so we looked for a simple accommodation allowing us to comfortably reach the Ciampino airport. We found this B&B very nice. Our room was clean and cosy, the staff was kind and friendly and the location is great. You are close to a metro station (which is not so frequent in Rome) and no noise bothers you. Also we could park our car inside, which was also very good.
The room is not bad and the owner gives you a warm welcome and a good advice about the city. The room is not too bad, nothing special do. The breakfast is just annoying, after been told that the breakfast is between 8 and 10 am, we arrive at 9, and for our surprised was nothing left, no bread, no pastry, no cutlery and all dirty plates on the table, we ask for some more food and they says that was finish.... is just not correct to do this kind of service, watch it by yourself.... it’s many places in Rome at better price and much more quality.
The room is normal one, not very confortable. The breakfast was nice but we had so much better during our trip in Italy. The owner can give good advice The room was not really quiet. For the checkout, at 10h30 the cleaning lady was seated in front of our room waiting for us to go out.
The place was nice and the personnel very kind (at disposal, good recommendations...). It was clean and the spot was good (not in the city center but possibility to go walking to the Colisée, metro not far away...). You get personal keys so you can go and back as you want. We were a bit disappointed by the breakfast that was not that fresh and a bit incomplete in comparison to the others we get in other guest house in Italy. Also the limited power of the water in the shower was an inconvenient.
I always write good review but this time I have to say Vincenzo is very rude and has no customer manners. The breakfast is very simple and the fruits were molded and bad and is in a room that you can sit and eat or go to sit in garden area. I had to use the bathroom and it was one in that same room as breakfast area. So I thought I could use it since there was no sign on the door. Once I came out Vincenzo the owner was so rude and shouting at me that why I used this bathroom. I was apologizing to him but he kept shouting. This is not the way you treat your guest. If you don't want anyone to use that you should of put a sign there. The room is very small and we had the studio. It was clean. If you use more towels there is a charge for that also I had my small dog with me but when I asked to clean my room they said its 10 euro for cleaning the room which I said I don't want it. Overall the owner needs to know how to talk to the guest and respect them. I don't recommend this place if you have kids and not a good experience.
We found this place at the last minute (just 20 minutes before our arrival) and we were welcomed very friendly. Introducing us to our room the host of the villa indicated to us the places worth visiting in Rome, as well places recommended to eat. Breakfast was tasty and localisation of the villa was good. We would come back there in the future what is the best proof that the place was really ok.
We booked to stay at St.John Villa between 22-27 Oct 2017, to celebrate 25 years of marriage on 24th October. Having booked, we were in contact with the owner, Vincenzo, via email to make some special arrangements around eating and catering for a traveller with Coeliacs Disease. Vincenzo was so helpful in arranging our transport from airport to villa and supplying us with lots of research around places to eat Gluten Free. We arrived to a very warm welcome, 2 lovely clean and spacious en-suite rooms and supplied with a load of information/maps about Rome and the best places to go. Nothing was too much trouble. The first morning, we went to breakfast. Vincenzo kindly provided gluten free cakes, bread and biscuits for me to eat as well as providing ham and cheese and yoghurts - I ate so well. The coffee and orange juice was to die for..... The villa is conveniently located near to the local Metro as well as shops, a supermarket and restaurants so eating or travelling into Rome was so easy. After a busy day sight seeing, it was a pleasure to wind down in the comfort of the Villa and reflect upon our day. We slept so well, ready for the next day's itinerary, planned over another hearty breakfast. It was great to have other guests and Vincenzo around us to talk about our Rome experience - so warm and friendly. On our anniversary day, we arrived back to the room to find a lovely gift of a superb bottle of wine awaiting us.........so special. We would really, really recommend St. John Villa to anyone who wants a clean, homely, attentive and relaxing place to stay in Rome. A big thank you to Vincenzo and his team for making our special week even more special.
