Fantastic guesthouse and so serviceminded owner whom you could call any time. So clean , nice room and comfortable bed! They also had coffee for free so you can start your day with a cup. The breakfast was fine to. The location was perfect too. We walked 15 minutes from the shuttle bus from airport. Its 30 - 40 minutes to walk to all attractions. Highly recommended!!

If you are looking for an extremely clean and comfortable, yet relatively inexpensive place to stay in Rome, particularly during the warm months, you should stay here. I recently got back from staying at the Rest Guesthouse for nearly two weeks in June/July. I was so fortunate to have found this property on TripAdvisor--it is so highly rated--and it met and exceeded our expectations. I was traveling with my adult son and we wanted separate rooms. We planned our trip to Rome relatively late (maybe May) and so hotel prices were already high, and booking 26 nights seemed prohibitively expensive. The Rest Guesthouse has very fair pricing and we could each have our own rooms at the cost of one room at a hotel. Now onto the vital features--you'll get an excellent night's sleep at the Rest Guesthouse! This place is heaven. I've traveled to Europe in the summer a few times and even if a property says it has air conditioning, usually the a/c doesn't work very well. I have to have a cool room to sleep well so I was sort of dreading going to Rome when it is so hot. The Rest Guesthouse was completely remodeled just a few years ago. It's very modern and feels brand-new. The a/c systems are individually controlled in each room, and are whisper quiet and cool down the rooms perfectly. Every day in Rome we were hot and sweaty all day--to come back to the hotel, take a cold shower, and have that fantastic a/c was incredible! The beds and pillows feel like memory foam. I don't normally sleep with a memory foam mattress and pillows but found them extremely comfortable. The bathroom fixtures are modern and function well. Finally, the room is so clean. Perhaps the cleanest place I've ever stayed--just spotless. There's a common kitchen but we didn't hang out there much as we were trying to fit in all our touring. Speaking of that, the owners (Luca & Meredith) are an incredible source of information and will help with all your plans in Rome. They helped us countless times (picking places to eat, arranging tours, even buying tickets on our behalf when our credit cards wouldn't go through on an Italian website--I could go on and on). I was a bit worried the other two rooms might have guests who are loud--that never happened in 2 weeks and I rarely heard or saw anyone else. In terms of location, if you want to spend a few days exploring Vatican City this property is a block from it and is a perfect base. There's a metro stop about 2-3 blocks away that's on the main tourist line to many of the major sites in Rome (Ottaviano--and this metro stop is 3 away from the Spanish Steps stop so it's very convenient). We liked the neighborhood--it's really where Italians live so the block and building itself are nothing fancy but it's fun to feel like a temporary resident of Rome instead of the touristy feeling of hotels. The only people I think might have problems staying here are folks who are challenged by walking up steps. If I'm remembering correctly, there are two flights of stairs up to the elevator, and 5 flights from the ground floor up to the guesthouse if you don't take the elevator. We always walked the steps as a way to at least try to mitigate the effects all the delicious pasta and pizza we were eating! The guesthouse also provides daily vouchers for a cappuccino, juice, and pastry (or sandwich) at a wonderful cafe a block away. Don't miss the vanilla cream croissants! All in all, we loved the Rest Guesthouse. Thanks so much to the owners, Luca and Meredith, for making our long stay in Rome so fun and memorable!

A lovely renovated flat with baths for every room, air conditioning and shared kitchen space. Only a few blocks from the Vatican and plenty of food choices in the immediate area. The owners were very helpful in setting up group tours with “The Roman Guy” company.

Great location, great hotelroom and very clean. Clean towels and room cleaning everyday. Very friendly host and very helpful. Great for a group of friends, also because of the connecting general room/hal/kitchen. When we will be visiting Rome again, we'll definately book this hotel! Complements. The breakfast at the local bakery/bistro is only 1-2 minutes out, so not a problem. Staff is a little tough, but the second day they where quite friendly. They even didn't charge the extra espressos we ordered. We will be back, definately!

This place is FANTASTIC!! I cannot speak highly enough about REST GUEST HOUSE, what a find, and the perfect finale to our 5 week holiday, it was the best accommodation we had while in Italy! Ticked all the boxes, it was clean, close to Vatican City, local transport, owner spoke great English and gave us a map of the city highlighting the areas we wanted to go, and suggesting more, thank you Gianluca for making our last two night in Rome perfect.

From the outside you wouldn't know it was there, but we couldn't have asked for more from Gianluca and Rest Guesthouse. The room was beautiful, clean and had everything we need including a fridge stocked with water which was a really nice touch. We arrived later than expected and Gianluca was there to meet us with a really warm and relaxed welcome and some information about our location which is literally 30 seconds from the Vatican Museums entrance, so great for organised tours (it's the meeting point) and only a few mins walk to the Metro. The main city centre sights (Trevi Fountain, Spanish Steps etc.) are an easy walk if you want to. Breakfast is at a cafe across the road and is basic but does exactly what you need it to - a pastry or sandwich and coffee and juice. Gianluca was great at recommending local restaurants and was contactable at any time via Whatsapp for advice on getting around and what to do. In short, comfortably the best guesthouse we've stayed in for a long time and we'll definitely be back when next in Rome!

Rest Guesthouse B&B is located very close to the Vatican Museum with easy access to a Carrefour food store next door. The Ottviano Metro station is only 5 minutes’ walk away. On one of the days we had planned to catch the Metro to see the Colosseum but there was a strike so we had to walk instead. It was surprising that it only took 50 minutes to effectively walk from one side of Rome to the other side. The room we had was excellent and newly decorated and located on the 2nd floor of a building that used to be a monastery with a lift running from the ground floor. The room has a very comfortable double bed, air conditioning, a rain shower, satellite TV (Sky Italia), free WiFi, a large safe, and a fridge. There is a shared kitchen and seating area with a free coffee machine as well as supplies of tea bags. Breakfast is provided at a nearby restaurant 2 minutes walk away. Just be aware that the Italian breakfast is basically just a cappuccino, a croissant and a juice, but this was plenty to keep us going until lunch time. The owner D’Onofrio Gianluca was really helpful and met us when we arrived. As we had a late arrival we had to ring him to get us access to the site which is secured with locked gates. He also advised us on restaurants nearby, but we soon found many more using TripAdvisor. The room was fairly noisy during the day being on the centre of a busy city – especially with the paramedic ambulances regularly passing by. But with the double glazed windows shut you could still get a good night’s sleep. Gianluca can arrange transport to and from Fiumicino Airport for €50 each way but we arranged use of a shared shuttle bus for £52 to and from the airport via Unfortunately when we arrived it was the evening rush hour and the journey to the B&B took over an hour. The return trip after the morning rush hour took only 30 minutes. You also have to pay a local room tax of €3.50 per person per night directly to Gianluca. Overall we were very pleased with this B&B and would use it again on our next trip. We would probably also be braver and get the Leonardo Express train from Fiumicino Airport to Rome Terminii and the Metro to Ottviano.

This is a superb guest house although on entering the building you would never know. The building is very old and you enter through a courtyard. So when you enter the property you get a surprise to see how modern and clean it is. Gianlucca was there to attend to us and throughout our three night stay he was very helpful. The room was a reasonable size with the sheets and towels changed daily. On arrival you are given vouchers for each day of your stay. These vouchers are for a local café bar to provide breakfast. Again the service was excellent. In fact the guesthouse has a number of excellent restaurants close at hand. The location was excellent for the Vatican being one block away. Would happily recommend this guesthouse.

Rest guesthouse is a fine questhouse.Room is spacious and modern.Cleaning is very good.Even its located in an old monastery the questhouse itself is a 4 star room of hotel.Gianluca the owner is very friendly and helpfull,he arranged us personal driver from airport which was very good service.Location of guesthouse its 2 minutes by foot from vatican museums,so its very good if you going to visit them.Nice restaurants are near by and metro station Ottaviano is 5 minutes walking. The only not so good was breakfast which is in a near by cafeteria which is medium in guality and service.But overall the Rest guesthouse its very good!

The location was amazing and so was the room. Everything was new and modern, with plenty of space. Wifi and breakfast were included. The owner even helped call a cab and with our luggage. We only stayed one day and night since we were going on a cruise, but I would have stayed the whole week and will book again next time I'm in Rome. The metro was also close by and a grocery next door.
