Was disappointed was advertised as a four star , room was not in good condition bathroom was mouldy .the walls need paint and carpeting was not only wron out but dirty looking

The hotel ended up being a great surprise in a fantastic location. We were close to everything. It was a pleasure. The hotel staff could not be nicer.
This is an extremely nice location, and there was nothing significant wrong with our room, but for the money they charge we were disappointed. While free wireless is advertised, it does not work even by late 90s standards. Our room was small, and not as clean as you would expect a hotel charging this much to be. For instance our comforter had stains on it. The shower is so small I could not bend over while inside. The bar plays music into the night so if you are tired early you will have trouble sleeping, and the bar while we were there kept having private reserved parties, so it was pretty much inaccesable to us during the evenings. I suspect for this amount of money you could do a lot better in Rome.
I wanted a hotel with some charm and character, close enough to sights in Rome that I could walk and close to a subway station. I chose the Residenza as it was a former convent and was close to many things. I got exactly what I was looking for. My room was clean and had charm and a bit of historical character. As a single traveler, I was hoping to not be relegated to a room the size of a closet and therefore reserved a superior room with a double/queen bed. The room was large and faced the courtyard. It was quiet, too. The staff was friendly and helpful. Even suggested an excellent restaurant for dinner just up the street a block. It was a couple of blocks to the subway station. I could also walk to everything (Spanish Steps, Trevi Fountain, the Pantheon, in particular, were pretty esy walking distance), although taking the subway did save some time for sights a bit further away (i.e. the Colosseum and Vatican). Breakfast was good and included cereal, bread and some hot choices. I'd stay here again without a qualm.
Great location, you can easily walk to all the major sites such as the Spanish Steps, Trevi fountain and the Pantheon are about a 15-20 minute walk to each site. I wouldn't want to stay any closer as it is a very busy, loud city. The restaurant was nicely decorated and the food was tasty and well priced. The buffet breakfast had a great selection of pastries, meats, eggs and juices. The front desk staff were very helpful with organizing day trips, taxis and restaurant suggestions. I wouldn't hesitate to stay here again.
Nice hotel and staff. Location good, but not great, for walking to main Rome attractions. Breakfast was excellent. Room internet didn't work well and I cancelled it. Even free internet in lobby was very weak.
