I would not recommend this hotel. Pictures on website are very deceptive. The rooms are small and cluttered. The front desk is only open sporadically. You have to go up 3 flights of stairs and use numerous keys to get in after 7pm. No food or drink service available. We had 2 rooms. Our “view room” had a view of the air conditioner. We were scheduled to stay 2 weeks but after 2 days we decided to switch hotels and pay the penalty of the 48 hr cancellation policy. We were charged the entire 2 week stay as they argued that the 48 hr was for the entire stay to be modified. Would never stay here again. Very overpriced for what they are offering. PS. One night the fire alarm went off and no one was there to turn it off! We didn’t know if we were suppose to leave bldg or if it was a false alarm. Bad experience to say the least.

A fantastic boutique hotel right in the heart of Rome - easy to get to all the historical sights, it was clean with lovely and very helpful staff. I really couldn't fault it. I didn't want a big hotel, it was personal and private but with just the right services (breakfast if we requested, lovely room, gorgeous sitting area to relax. I would highly recommend it!

The best Position , walk to everything special . Clean modern rooms . Claire and Viviano were so helpful and caring . Loved the privacy and quiet , it felt like our own apartment . We have stayed there twice .... highly recommendable .

Great Location, helpful staff, amazing breakfast. Loved the rooms and they were clean and comfortable. Our only minus was that the breakfast room / lounge area was not really comfortable for relaxing or sharing a glass of wine after a long day of sightseeing. Other than that we thought it perfect and would definitely stay again when in Rome.

We absolutely loved this Boutique place. Fabulous location very close to the Spanish steps yet very quiet in the room, close to the best high end shops, nice restaurants and walking distance to many historic places like Borghese gardens etc. The place was very modern, clean and nice size rooms and nice art in the room as well as all around the floor. The concierge was amazing and one person for just 6 rooms is amazing service but to top it all, both people who helped us were amazing. Viviana and Claire always were there with a smile helping us all the way on cafes, museums, restaurants, directions and any thing we wanted and all that with amazing smiles! We would definitely stay there when we return to Rome! Fabulous stay for our family!!

Everything was fantastic. Location, staff room, rate. 4 stars . Location near Spanish steps, staff friendly. Clean room rate was reasonable for location and time of year. Would definitely stay here again and would recommend it to family and friends.

First of all, this property is in an amazing location - you exit into the Piazza at the bottom of the Spanish Steps. I'm not sure you could do much better than that. Next, it's very clean and well-managed. The decorations are beautiful and the art rotates from time to time I'm told. Next, the staff is amazing - Stefania, as well as Viviana and Claire (hope I spelled those correctly) were nothing short of amazingly helpful and courteous. Next, the beds are comfortable and property is well maintained and updated. My issue is that I thought I was booking an entire apartment so that our family of five could maintain privacy and intimacy following a two week cruise that ended in Rome. For our 7 nights at Piazza di Spagna, we paid over $17,000 in rental fees. I was comfortable with that. What I guess I didn't understand is that this is essentially operated as a boutique hotel. There is a representative (Viviana or Claire in our instance) sitting inside the apartment from 9AM to 6PM. Additionally, there are video cameras everywhere. Now, the representatives were very helpful when we had questions or needed something in particular (Claire showed me how to operate the coffee machine - saved my marriage!). So that is the flipside of the situation. But we never felt like we had any privacy or God forbid, would walk around outside of the bedrooms in anything but full dress given what appeared to be cameras everywhere. When we booked things we were told we could save some money and just book three or four of the rooms. I told them we value privacy and I'll pay the extra money for all the rooms to make sure there isn't anyone else there. That's not quite the case though and for that reason, I give this four stars. That said, it's a 5 star experience for anyone that is just renting a room where it's functioning as a boutique hotel rather than an entire apartment for rent. Also, I felt a bit "nickel and dimed" as after we paid in advance over $17,000, that we had to pay extra for electricity if we used the A/C (it was 95 degrees F everyday of course). That was fine - it came out to about $25 a day, which in the scheme of things is nothing, but I felt like if we had just rented a room and there were other guests, that they don't pay extra for A/C. I could be wrong. There was not mention of electricity extra until after we booked. Additionally, we paid 20 Euro for coffee for the week - probably a bargain, but I guess if we booked the entire place for privacy and sent someone $17,500, I would have included the coffee at the very least! It's a great location and great only knock is that it was a bit different than my expectations.

Incredible location and wonderful staff and normal breakfast. But noisy in night times. Especially the rooms near to street are hard to sleep. But piazza di spagna and special monuments are quite close.

We've just returned from a long weekend in Rome staying at Piazza Di Spagna 9. The hotel is very central with the Spanish Steps and all the designer shops very nearby. A personal friendly service. Would definitely recommend coming to this lovely peaceful quiet retreat.

Beautifully design space in a 15th century palazzo. Only 6 rooms in an art gallery-like setting. We were given keys to the front door/reception/our room, so it felt like staying with a friend with impeccable taste. It's not a full service hotel and but the staff are professional and personal, went out of the way to make our stay enjoyable. We loved it!!
