Pros - 1) Great location in heart of city, 2) Affordable when compared to other options - some more expensive some less - maybe you do get what you pay for, 3) reception staff are very helpful, 4) room is clean and we were on 5th floor so no street noise. Cons - 1) Bad sound proofing between rooms - kids running in the room above us, people talking & walking along the corridors even up to 11pm at night, doors heard slamming all times of the night, 2) cost of parking but maybe one has to accept that parking in middle of city is expensive no matter what, 3) don't need to pay $10 pp for breakfast next door for not that delicious food and poor selections of breakfast items when you can walk to nearby cafes for breakfast and have some many better choices for meals at dinner time.

The room , was very out dated , dirty curtains , dirty windows , stains on carpet , broken toilet holder , no hand towels. fridge not working properly (cold than warm ) . The pool area was not inviting at all , the sun was only on it for 3 hours a day - it need s a makeover the garden was neglected

My sister booked this hotel through the Qantas website for 4 adults from 11th November. The first indication that all might not be as expected from a claimed 4 star Hotel was when we were asked to fill in a form saying whether we wanted our rooms serviced the next day, as it was a Sunday. Things didn’t improve in the lift, on the floor landing, and then we entered the rooms. I was greeted by a shelving unit end with 4 screws sticking out, water damage on the ceiling and the bedside lampshade, filthy windows, dirty bathroom and an overall state of dilapidation. The hotel bar looked ‘dodgy as’ and I would not give this hotel one star, let alone 4. We decided to check out immediately, and we will not be going back nor recommending anyone to this hotel...at any price. It is not a place to stay.

Well located premises. Staff were friendly, helpful & plentiful when needed. Premises is getting tired. Hotel is aging & dated. Bed was comfortable. Room has no view. Parking under hotel was easy & accessibility to parking was good.

Rooms are huge. Staff are friendly and helpful we were able to check in early as we had an event that began at 2:00pm. Second time we have stayed and would highly recommend. Value for money. Great little coffee shop right across the street.

This would have to be the worst hotel I've ever been to. So many little things that on their own might be forgivable added up to a horrible stay. On arrival, I was told I had to pay a $100 deposit for incidentals - not unusual - but not something I would expect on a fully paid up work trip through a hotel booking agency. I was told I should be thankful because they would normally take $100 per night (WTF?!) On hitting my room I thought I'd check out these fantastic incidentals I could burn my deposit on... Nope... empty fridge. You have to request minibar. So what was my deposit for? Why are they leaving 100s of fridges on in their hotel with nothing in them day after day after day? Good news! I later found that the fridge wasn't in fact empty, it was such a crappy fridge that you had to use the small freezer compartment to keep anything cold. There I found some open soft drinks left by another customer who knows when, missed by the cleaners. If only that was the only thing the cleaners missed. It was hard to tell if the carpet stains were curry or excrement but they were brown and fresh and thick. The bathroom vents were so caked up with dust and the skin of 40 years of customers that they barely vented at all. More dust now than vent, twisted and evil. Still, let's not make a blocked vent get in the way of a good shower. Let's also ignore the inspection hatch on the roof and its mouldy, half open water stained split. Let's even ignore the prison break level rusty toilet roll holders. Let's have a shower. DUNKA DUNKA DUNKA. Man that water is hammering the pipe more than that guy I passed on the seedy street where this hotel resides. "I wouldn't want to be one of the neighbours right now" i thought, as I tried to adjust the taps to reduce the hammering. At 5am the next day I found it exactly what the neighbours heard when my neighbour got up to shower. I guess all of the hot water in this hotel are starting their own cover version of the hit stage production Stomp. As I managed to doze back to sleep, I was cheerfully awoken by the noise of a screaming child cutting its way through the generous 3cm gap under my door. If it weren't for the street sweepers, bin collection, shouting homeless and other noises all through the night, this one would have definitely made my top three noises that woke me up while staying at this hotel. On check out, the staff really made me feel valued and clearly took my feedback on board with a noncommittal, blasé and not at all heartfelt apology. You'd be better off keeping your coin and sleeping on the kerb with the pipe guy.

I picked this hotel due to its central location to the Perth CBD. The room was big, but overall was tired and run down. The toilet dripped all night, the carpet and the room generally felt grubby. I have stayed in nicer places for the same price in Perth. I also found the service staff a little bit frosty when I arrived. The location wasn't great either, a bit out of the way and the area seemed kind of seedy at night.

This hotel claimed to be 4 Stars and I think It is NOT AT ALL as the Basic Necessities Like TOOTH BRUSH, MINERAL WATER & ROOM SLIPPERS were not provided leaving us the inconvenience of getting our own BASICS these last 4 NIGHTS. When I ask again, they said A STRAIGHT NO, SAYING THE LAST FEW YEARS THEY Have Not Been Providing it Because it’s their Policy!!!!! WHAT A FOUR STARS HOTEL as they claimed to be Without The Basics For WE, as Customers????? What A Surprise it had got us into as we were expecting these DECENT BASICS to be there when we Check-in!!!!! Is this the NORMAL case????? And, as I had stayed Globally even in B & B, 1 star, 2 stars, 3 stars, they all provided these Basics and Many Times had stayed in 4 stars, (they provided also) BUT NOT IN THIS SEASONS OF PERTH!!!!! We as guest DON’T UNDERSTAND WHY???? I hope this gets and catches the Attention of The Top Management of Seasons Group in Charge!!!!!!!!!!!! The Staffs are all very friendly and their Mannerisms Diplomatic and Good!! That is all I can Say But they repeated it’s the hotel policy, they don’t know why!?!?!?!?!?!?

The room was super run down and the carpets weren't cleaned properly. The receptionist was incredibly rude and looked like she didn't want to be there, I didn't feel like I guest, I felt like a burden. The area surrounding the place is dodgy, a lot of drunks walking around, definitely in the dodgy part of town. I wont be running back

It is astounding to me that this place gets any good reviews. From start to finish it is grimy, grubby, smelly and unpleasant. I will concede that it is well located and the staff seem reasonably pleasant but I will never stay here again! The beds are uncomfortable, the bathrooms extremely tired (and with that comes years of grime) and I did not find the price appealing either. Avoid at all costs
