We have never had to mop the floor of any rental before, but here our grandsons feet were black in 10 minutes of entering. A used bandaid was in the bedding, hair in the tub, splatters in the ceiling above stove area, railing on balcony grimy, the beds were worn and uncomfortable, the furniture smelled of body odor and terribly worn out, leg of chair loose, cook ware limited toaster wires exposed, and the air conditioning was not working in the in-law-suite 2211 and management would not respond or get anything done about it until our 3rd day and that required finding the property manager that gave us a phone number to emerald coast which never returned the phone call. The view was obstructed due to windows that were in need of replacement. Never will I rent from Emerald Coast again and maybe not even Boardwalk due to this experience.

The ammentities were good. Condo Management was great. Had clogged sinks in lock out room, Ken did great fixing those! Elevators were fast, didn't have to wait long. Had issues with the all the doors locking back we had to mess with it every time we left. We had 12 people & only enough for 6. Couch looked & sat like it had been sitting on the side of the road or in a fraternity house! No dish rags, just a sponge & 1 kitchen towel! Not enought pots & pans to cook much! Master bath tub handle was broken! And either the master tub or lock out tub were not"jet" tubs! All the beds were very bad .lock out room bed was the worst.Patio window was white, couldnt see the view of the ocean! Rules were different with different security guards...but Shanita, the security guard was super nice & helpful her!! Things really need to be updated! Was disappointed when we arrived...not what we expected...

I'm so sorry I hate to leave such a review but this place was terrible. Not clean. Needs work. Very uncomfortable furniture. I really hate it because we've stayed at boardwalk before but it was right when it was first built and brand new. This condo needs an update or just a refresher and a deep cleaning. Sorry

Very clean and right on the beach! The bar onsite had great food and the corner market had nice snacks and quick things to pick up. We stayed with my mother/father in law, sister/brother in law , my husband, 16 year old son and 5 year old son. We all enjoyed our time. Pool rules were definitely different depending on who was working but still great time and everyone was super nice and helpful.

The Boardwalk is always one of our favorite stays. Elevators work great, beach is never overly crowded. My only complaint is on our last night someone thru a soda can from their balcony & we were eating down at the bar and grill and that really shook us and scared us and unlocked a new fear. Other than that, everything was great!

Family vacation

Stay was fantastic. A couple of condo issues - tv in king bedroom did not work, couch could be updated, and sliding glass door had a film on it (came and took pictures right away). We stayed for 7 nights and had a great time. Great location, steps from ocean, nice beach hut restaurant/bar.

Nice Location - Updates Needed

This property was in a great location and wonderful view of the ocean and sunset. The elevators are fast, which is a big plus! It accommodated our family of 6 adults, two 4 year old's, two 2 years old's, and two 9 month old's nicely. This unit does need some updating and better cleaning crew. First off, the towel bar in the large suite was laying on the window sill when we got there. I feel like the main tile area had not been mopped in a while & just swept. Whenever we would have to wipe up water from the floor, the dirt from the floor was black. The utensil drawers have sand & crumbs in them. The refrigerator ice machine does not work. The middle bedroom with the king bed, right side squeaks terribly when just trying to get out of it. You have to take the closet door off the hinge to open the dryer door. The large suite stays humid and the vents need cleaned in that room and in the hallway. The front bedroom seemed to be okay and the bed soft. The small bedroom is small, but we just had a playpen in that room and not anyone else. Every toilet flushed well and showers drained well. The kids pool was operating, but there were somethings that looked like needed worked on, but did not stop the kids from having a blast. The big pool was nice, but I feel a little overboard on some of the rules, but I understand. The one rinse off shower leading up to the pool from the beach, was not working. My overall rating is a 3.

Family Vacation 2024

We loved this property as it had everything we needed and it was in the ideal location. There were lots of beach toys and floats provided and the large balcony was amazing. The kitchen was almost fully stocked; the only thing missing that my family uses almost daily was an air fryer. The only complaint I had is that we couldn’t figure out how to lock any of the interior doors (bedrooms, bathrooms), and I really think the locks were just worn out, but we just made everyone aware and we all tried to knock before entering any rooms, which was a little difficult with kids and teens who like to barge in unexpectedly; but it worked out and was fine. The balcony door to the living room was extremely hard to open and close, but I’m sure that can be contributed to the sand/salt that accumulates. Although we were on the 22nd floor, we never had any issues waiting for an elevator and they were quick and easy to use. My father in law is also bound to a wheelchair and the extra space in the condo made it easy for him to maneuver. I do wish it had one bathroom that was handicap accessible with toilet bars and a roll in shower, but we had a wonderful week with my family of 11, and we would definitely book again!!!

Many issues

First off, no complaints with building. Pool area and parking are really nice. We arrived late so should have been clean. Many issues as soon as we arrived. Sand in the beds Broken doors (hanging) specially the bathroom so that was a fight the whole week, some locks didn’t work. Kids sticky toy stuck to kitchen ceiling. Dirty pans in the oven. Toilet seat was cracked. Shower rod keep falling so it would rip the paint. The bedroom with the queen bed is to small for a couple with no closet or storage. Dirty marks on the wall. Towel rack was broken Emailed and sent pictures but no action was taken to fix things. Would stay at the resort again but not this unit. Needs TLC

Our condo was never apparently cleaned before check in. Sun flower seeds all over the floor, cereal and crumbs on kitchen counters, large dead roaches scattered throughout the condo, master bed had dead bugs and what appeared to be clumps of pubic hair still in it. There was no way the sheets had been washed. The floor was covered in sand. Curtains looked like they had blood all over them in the living room. Living room furniture was small, dirty and very worn. The sofa felt like you were sitting on a wooden box. Definitely needs to be replaced. Master bath handle was sitting on the side of the tub. Tv never would work. Master shower was covered in black mildew around the caulk. Mattress was terrible and covered in urine stains. I spent our first night cleaning someone else’s mess and washing all of the sheets and comforters. Property manager finally had someone come clean on our second day, but I had already cleaned most of it. They took the pillow cases and we never got them back. I messaged with no response back. I had to go buy pillow cases. Overall I would say this was probably the dirtiest condo we have ever stayed at. The boardwalk resort was nice and I would recommend it. Definitely wouldn’t recommend this particular unit to anyone EVER.

Review

The place was dirty. A lot of things were broken like the door the lamp the knob to the tub and AC in the lock out room worked half the time. The kids were not allow to pass a ball in the pool or splash. The kids couldn’t have fun in the pool the work out room was for owners only. The ice machine didn’t work and die the money we had paid with all these things. Very very disappointing. I would not recommend anyone to go there.

COMFORTABLE VACATION

We had a great time at the condo. The condo was clean (except for having to wash the sheets on the pullout bed in the extra room), and all appliances worked well. The location is GREAT! Friendly security staff. Wonderful pool and outdoor mini restaurant. Elevators were fast so we didn’t have to do a lot of waiting.

Everything was great but the only complaint I have is cleaning. When we checked in we found trident gum wrappers all over the condo which questioned the cleanliness of the condo with our group. Also red wine cup ring on one of the bath tubs. Cleaning crew could have done better. For the cleaning fee we were charged at booking I would expect the whole place to be clean even with the short turnaround time. Location and set up were great. Enjoyed our trip and stay. When I had questions property management was quick to respond.

Perfect vacation home

This condo/pent house was absolutely stunning. There was enough room for everybody and nobody was stepping on top of one another. We had a group of 4 adults 2 teenagers and 2 children and the entire place was beautiful. There was enough amenities for everybody to use complete with washer and dryer so that we could keep all of our clothes clean and return home with clean clothes it. Came fully stocked with dishes as well as toys in the closet for the kids to play with beach chairs so we didn't have to buy any. This place was above and beyond our expectations.
