Our spacious, fenced-in backyard offers plenty of room for your dogs to stretch their legs, play, and enjoy the outdoors during your stay. To ensure a great experience for everyone, we do have a few important pet guidelines:
Pet Fee: There is a $150 nonrefundable fee per dog (plus tax), with a maximum of 3 dogs allowed. -Crating Requirement: If you need to leave your pet(s) in the house while you re out, please crate them to ensure their safety and the comfort of other guests. -No Pets on Furniture: To maintain the cleanliness of the home, we kindly ask that your pets stay off the furniture and out of the pool. -Clean Up: Please clean up after your pets in the yard before departure to keep the space welcoming for all future guests. -Additional Fees: If extra cleaning is necessary or if there is damage caused by your pet, additional fees will be applied. -If you plan to be out all day, consider checking out Zoomies Doggie Daycare, a wonderful local facility where your pet can socialize and play with other dogs while you re away. -Standard Occupancy: The home is designed to accommodate up to 14 guests, regardless of age. Each person staying in the home is considered a guest for occupancy purposes. -Parking: To ensure the neighborhood remains peaceful and organized, we have a 3-car maximum policy. You may park 1 vehicle in the garage, the second garage space is for the golf cart, and 2 additional vehicles can park in the driveway. Please do not park in the cul-de-sac, on the street, in the yard, or in the neighbor s yard this includes the golf cart.
Other Important Policies: -No Smoking: For the comfort of all guests, smoking is strictly prohibited inside the home. -No Parties or Events: We want all guests to enjoy a peaceful stay, so parties or events are not allowed on the property. -Minimum Age: Renters must be 25+ years old. ID verification is required upon booking, and the main guest must be present for the entire stay. -Third-Party Bookings: We do not allow third-party bookings, so please ensure the reservation is made by the person staying at the property. -Security Cameras: There are cameras on this property for the safety and security of our guests as well as the home itself. There is a camera facing the front and back of the home only. Reservation Requirements Important Agreements:
To secure your reservation at Family Tides II, please note that the following agreements must be completed and signed before your stay: -Rental Agreement: A rental agreement must be signed to secure your booking. If this agreement is not signed, you will not receive your arrival information. This is a necessary step to ensure your reservation is fully secured. -Golf Cart Waiver: If you plan to use the golf cart during your stay, a golf cart waiver must also be signed. This waiver ensures that all safety guidelines and responsibilities regarding the use of the golf cart are understood. -Pool Waiver: For safety and liability reasons, a pool waiver must be signed if you intend to use the private pool. This is required to acknowledge the pool s safety guidelines and rules. -Payment: A deposit of 50% of the total booking amount is required at the time of booking if the reservation is made more than 30 days before arrival. The remaining balance must be paid in full at least 30 days prior to your arrival. If the reservation is made within 30 days of arrival, full payment is due at the time of booking. Please note that if the reservation is not paid in full by the required deadline, the arrival information will not be provided. -If all requirements are met, your arrival information will be emailed to you 7 days prior to your check-in date.

By swimming in the vacation home pool and/or hot tub, I recognize and fully understand certain things, including: At no time is there a lifeguard on duty, you (the guest) are responsible for the safe operation of the pool and are responsible for all persons using the pool during your stay. My use of the pool facilities during my stay involves certain risks, including but not limited to: 1. The risk of injury resulting from possible malfunction of the pool equipment 2. The risk of injuries resulting from tripping or falling over obstacles in the pool area 3. The risk of injuries resulting from unsupervised divers and swimmers colliding 4. The risk of other injuries resulting from participating in any action in the pool. -The standard occupancy number of guests is 14 for this home. We do consider any and all people staying in the home as a guest regardless of age.
-Pool heat is available for $50 per day plus tax; must be requested and paid for in advance. If you want pool heat, you must pay for the heat for the duration of your stay. The fee will be requested via the Airbnb resolution center and must paid for before we will turn the heat on.
-Please remember to not park anything of any kind in the yard at any time or drive through the yard, please don t park in the street or cul-de-sac (all cars, golf carts etc must be parked in the garage driveway only). The golf cart must be parked in the garage overnight.
-Remember to refill the golf cart with gas prior to departure.
-There is a ring doorbell camera on this property as well as a camera in the backyard for the safety and security of the home and our guests.
-Please note this home does not have cable TV nor local channels. Only streaming through the smart TV s is available and you must use your own streaming accounts.
-No smoking or vaping and no events allowed.
-Guests must be 25 years of age or older to rent and are required to email a photo ID at the time of booking. The guest making the reservation must also be present for the duration of the stay.
-Third party bookings are NOT allowed.
-A rental agreement, golf cart waiver, and pool waiver must be signed to confirm your reservation. If the agreements are not signed and the reservation is not paid in full, you will not receive the arrival information. -Supplies: We provide a starter pack of supplies, including 1 roll of toilet paper per bathroom, 1 roll of paper towels, 1 trash bag per trash can, 1 packet of dish detergent and 1 packet of laundry detergent, to get you started. For additional supplies, there are nearby stores. This is meant to get you through your first day or so until you can get to a store.
-By renting this home you acknowledge that you understand you enter and occupy the premises at your own risk and that the homeowner and Sun Sand Rentals are not and will not be responsible for injuries or deaths that may occur on our property. You, and all of your guests attending, agree that everything you use is at your own risk, including any beach equipment left on the property. By renting this home, you agree that you are also financially responsible for any third party damages that are caused by your group. Neither the homeowner or Sun Sand Rentals are liable, financially or otherwise, for any accidental or intentional third party damages your party causes.

This property meet all of our expectations. There were 10 of us and 3 dogs. We had plenty of room to spread out. The location was perfect. The property is on the quieter side of Panama City. The golf cart was a nice bonus and the beach was just down the road. Amanda from the rental company was on top of communication and as always available if we had questions.

Let me tell yall this place has everything you need! When I say this place has everything I mean, it has everything ,beach toys it has it canopy. It has it beach chairs it has it cookware. It has it towels, wash clothes, hand towels yes it has it. Just take your clothes and sun block and sun tan oil . Also the I wanna of the Condo was amazing and she will help you out every way she could. There is also an easy to work golf cart to go back and forth to the beach. We most definitely will be going back next year and we can’t wait!!!!! Love love love this place!!!!

Three Family Vacation
The home was beautiful very clean. The house was very well stocked with bowls, cups, cooking utensils etc. The layout of the house was perfect for 3 families and 3 young grandchildren. The pool was a great addition due to 3 of our days was double red flag days and you are not allowed into the water. The pool was a day saver. The adults loved the golf cart, it kept our cars free of the sand which is a nightmare to vacuum. I would definitely recommend this home. The host Amanda was great she had everything ready for us and answered all of our concerns.

The biggest issue was the “5th” bedroom. It was the converted Master bedroom closet. The other thing was the lack of dish towels or drying towels in the kitchen and while there was dishwasher pods, there was no dishwashing liquid.

The place was immaculate and smelled clean when we walked in. Great top of the line amenities to enjoy. Nice yard for the kids to play in when we weren’t at the beach. The stay was ok! The house is amazing besides the parking! If you have multiple cars 2+ you will not be able to fit it in the driveway and they will not let you park in the street! The neighbors are rude and inconsiderate to the renters about parking and how they treat arriving guest! Also the coffee maker didn’t work or the dishwasher! The beds were also very firm! If they would fix the parking situation so the neighbors wouldn’t bother you it would be great! We had a great time beside those small inconveniences!

Amazing location and property. The home is gorgeous and just a 10 minute walk to the beautiful secluded beach. The home is very spacious with 3 gorgeous bedrooms and 2 bunk bed rooms for kids. The floor plan is open and there is a large backyard for bonfires and grilling. The home was very clean and well kept up. We had the most amazing time in Panama City. This house was a great fit for all of us staying. The kitchen had a great variety of kitchen accessories. We really enjoyed the use of the golf cart and all of the beach stuff that was available was awesome to have! It was in a great neighborhood. I can definitely see myself staying here again.

Exactly the Spring Break getaway we were looking for. The house was clean and lovely, better than even expected, and in an amazing location. The owner was super nice and helpful, and we loved our stay! Would highly recommend.

Thanksgiving 2021
The property was exactly as advertised. Plenty of space, well equipped kitchen and a huge backyard. The master bed mattress was a little firm for me but there were plenty of other beds to chose from. Loved the master shower. Wished I had one like that back home. We spent a week there over Thanksgiving and the location was convenient to both Pier Park area and Rosemary Beach. I would highly recommend it.
