- A mandatory daily Amenity Fee (Resort Fee) is required. This fee is charged per day (not per person). The daily amenity fee includes in-room Wi-Fi, access to daily yoga and fitness classes in our two-story world-class fitness complex, exclusive entry to Marriott Stanton South Beach beach club. Fee (Resort Fee): $59 + tax per day (approx. $66.67/day). This fee needs to be paid at least 4 hours before check-in. This amenity fee must be paid through the Resolution Center before we can send your check-in details to The Elser. It can take up to 2 hours for the building to enter you into their system, which is required in order to receive your fob and access the unit. To avoid delays, we recommend paying the fee as soon as possible.

- Valet Parking is available for $75 + taxes per night for sedans, minivans, and pickup trucks that do not exceed 7 feet in height. For guests or day parking, valet is available for $25 + tax. The valet garage is equipped for electric vehicles, with a limited number of charging stations available on a first-come, first-served basis.

- A signed rental agreement is required to confirm your stay. This will be sent after your booking is confirmed.

**$350 Pre-Authorization Hold:** We require a $350 pre-authorization hold on your account upon check-in to cover potential damages. This is not a charge, but a hold. Check-in will not be permitted without a valid card on file to cover any incidental charges or potential damages during your stay. Provided there are no damages, missing items, or house rule violations, the hold will be released 5 days after your check-out.
Check-In & Verification

- Check-in: 4:00 PM or later
- Check-out time varies by listing — please review your property details for the specific check-out time.
- Guests must send a photo of a valid ID that matches the reservation name via message before receiving check-in instructions.
- Guests must sign the rental agreement and check-in form before arrival.
- $350 Pre-Authorization Hold: A $350 pre-authorization hold will be placed upon check-in to cover potential damages. This is not required via airbnb.
- This is a hold, not a charge.
- A valid card on file is required to check in.
- The hold will be released 5 days after check-out, provided there are no damages, missing items, or rule violations.

Occupancy & Guest Registration

- Occupancy limits are strictly enforced per city ordinance.
- Full legal names (first and last) of all guests must be provided upon booking.

Parking

- Parking may vary from property to property and is not guaranteed at all units.
- Please review your property details for parking availability and any applicable fees.
- When provided, one parking spot per reservation is available for standard-size personal vehicles only.
- No trailers, boats, RVs, campers, mobile homes, 4-wheelers, buses, box trucks, or commercial vehicles allowed.
-$500 fine for violations; violation may result in immediate cancellation without refund.

Conduct & Noise

- No parties, gatherings, or events — $500 fine and immediate removal without refund.
- Quiet hours: 10:00 PM – 9:00 AM.
- Any noise complaint may result in a $500 fine and/or cancellation without refund.
- Host reserves the right for service providers to access exterior areas for landscaping, pest control, or maintenance during your stay.

Smoking Policy

- No indoor smoking (includes cigarettes, vaping, hookah, cigars, or cannabis).
- Outdoor smoking is permitted at least 10 feet from the building, with doors and windows closed.
- $500 fine for violation; may result in immediate cancellation without refund.

Pets

- Pets must be approved before booking.
- Pet fee varies by property — please refer to individual listing details for accurate pricing.
- Guests must agree to the pet policy:
- Clean up pet waste and dispose of it properly.
- Keep pets leashed or crated when outside.
- Guests are responsible for any damage caused by pets.
- Pet fee must be paid prior to receiving check-in instructions.

Early Check-In / Late Check-Out

- Early check-in or bag drop-offs must be requested and approved in advance; availability is not guaranteed.
- Late check-out may be available upon request but is not guaranteed.
- Additional fees apply and vary by property.
- Please inquire in advance to confirm pricing and availability.
- Failure to check out on time will result in overstay fees.

Cleaning & Supplies

- We provide an initial supply of consumables (toilet paper, coffee, soap, etc.) and linens/towels based on unit capacity.
- Additional consumables, linens, or towels are available for a small fee.
- Do not adjust mounted TVs — they are not designed to swivel or move due to their size and installation method.

Safety & Surveillance

- The property is equipped with exterior security cameras for guest safety.
- Cameras record audio and video but do not monitor private areas.
- Do not unplug, move, or tamper with cameras or any connected devices.
- $1,000 fine for violations; may result in immediate cancellation without refund.
- It is unlawful for a sexual offender or sexual predator to occupy this residence per city ordinance.

Climate & Pests

- South Florida’s subtropical climate may occasionally allow geckos or insects inside, despite routine pest control.
- Refunds are not provided for such occurrences.

Deliveries & Storage

- Guests must request permission before having packages delivered.
- Packages are only permitted during active reservation dates.
- USPS mail is not accepted; please use local shipping or pickup services.
- No luggage storage is available before or after your stay.

Cancellation Policy

- By booking this property, you acknowledge and agree to the cancellation policy outlined in your reservation.
- Any cancellation requests outside of the stated policy are not guaranteed and will be reviewed on a case-by-case basis.
- By confirming your booking and signing this agreement, you understand and accept that exceptions to the cancellation policy may not be approved.

Prohibited Activities

- No crypto mining or similar electronic activities.
- No illegal activity or subletting under any circumstance.
