The property is secured by outdoor camera and alarm systems that capture exterior of the multitudes of entrancs to the property.

GUEST COUNT:
Guest count must be the same as on the reservation. Children 2 years and up are considered as part of the total guest count. Most hosts set their nightly rates based on the total guest count. Instead, we set a lower base rate for up to 4 guests with an added $40/night Usage & Amenity fee (plus booking fees & taxes) for every extra guest. This allows us to accommodate smaller sized groups with affordable rates and honor our standard nightly rate for larger groups.

VERIFICATION: Bookings are protected by TRUVI. After confirmation, guests must complete identity verification (takes less than a minute) before arrival. Check-in details will be shared after this step. Guests may also need to agree to House Rules or Terms & Conditions.

CHECK-IN FORM: Before check-in instructions, guests must fill out a form via our link to help coordinate our ground team.

HOUSE RULES:
1. NO EXTRA GUESTS. Fee 40 per guest/night over 4th guest. Only registered guests allowed on property. Violation results in cancellation.
2. Check-in 4PM, Checkout 10AM. Late checkout may incur 1 night charge. Early/late requests subject to fees.
3. NO PETS allowed. Strictly monitored.
4. NO SMOKING/CANDLES. Outdoors only, 25ft from doors. Violation fee 250.
5. QUIET HOURS 10pm-7am. No outside noise. Violation results in cancellation without refund.
6. Keep doors closed to prevent desert wildlife infestation.
7. No professional media shoots without approval/fee.
8. No parties/events without written approval.
9. Guests must allow access for maintenance vendors during stay.
10. No glitter/confetti. Remove decorations by 10am checkout.
11. No glass near spa. Use plastic only.
12. POOL/SPA: Swim at own risk. No diving/intoxication. Rinse first. Chemical rebalancing fee 250 if polluted.
13. Please clean up after yourself. Excessive mess fee 500.
14. No illegal internet use. WiFi reliability not guaranteed in remote areas.
15. Reschedules follow cancellation policy. Requests under 14 days must cancel and rebook.
16. Surveillance active at entrance/driveway. None in backyard/interior.
17. PARKING: Max 4 cars in driveway. Street parking OK. Do not block neighbors.
18. Report breakage immediately. Unreported damage incurs 100 fee + repair cost.
19. Travel insurance recommended.
Violation of rules constitutes a breach of contract resulting in immediate eviction without refund.
