We are excited to share our 3 BR, 3.5 bath lake house with you that comfortably sleeps 12 (up to 14 when factoring 2 memory foam roll away beds that are stored in the master closet) We take pride in earning 5 star ratings and will work hard to make your visit memorable.

Our lake LBJ home is located on a large private cove in the Hill Country Cove development. This Kingsland property is perfect for large gatherings of friends or family

The front covered porch welcomes you to Sweet Summer Cove with 4 rocking chairs that are an ideal place to to read a book or catch up with friends. Upon entering the home you will find tall vaulted ceilings and a large open living/ dining area with views of the pool and cove.

There is a well equipped kitchen with granite counter tops. The Kitchen Aid stainless steel gas range, microwave, and dishwasher are new (November 2022) Most things that you will need to prepare meals are provided such as a variety of cookware, cooking utensils, grilling gear, spices, coffee pods (Keurig), dish soap, dishwasher detergent and paper towels. The window above the sink overlooks the pool and waterfront. There is a second refrigerator, freezer and icemaker in the laundry room.
You will also find a 1/2 bath just off the living area. A little further down the hall you will find a large laundry area along with the entrance to the Master Bedroom. The Master Bedroom has private access to the covered patio and great views of the cove. The downstairs master has a king bed with high end linens and Ritz Carlton pillows. The master bath has a soaking tub and separate shower. You will also find a large master closet, separate water closet and a vanity with 2 sinks. Toiletries including shampoo, conditioner, soap and toilet paper are also included.

Upstairs you will find a second bedroom of similar size to the master bedroom that has views of the cove. This large room also has a king sized bed with high end linens from West Elm and Ritz Carlton pillows. There is also a twin size daybed with a trundle so the room sleeps a total of four people. The upstairs king room has a private bathroom that is outfitted with a stand alone shower, vanity and a toilet. The third bedroom is a bunk room with two twin over queen sized bunk beds that sleep six. (Bedding from Pottery Barn) The bunk bedroom also has an adjoining bathroom with shower, vanity and toilet. The house comfortably sleeps a total of 12 or up to 14 when including 2 memory foam roll away beds that are stored in the master closet. The covered outdoor patio space is outfitted with a comfortable sectional sofa , 2 club chairs and ottomans that provide seating for 9. 2 oscillating fans were mounted on the patio to keep air moving on hot days. We also added bluetooth speakers on the patio for you to play your favorite music from your phone.

The pool and hot tub provide fun year round. The spa is heated at no additional cost and the pool can be heated for $125 per day. The pool/spa has great views of both the cove and an 75” TV! Plush pool towels are included.

The terraced and fenced backyard is a hit with pet lovers that want to bring their furry friends on vacation too. The cove is ideal for swimming, fishing and water sports. There is ample space to tie up a boat and/or jet skis. Non motorized lake toys are provided . You will have access to two kayaks and 2 stand up paddle boards. Life jackets in varying sizes are also available. Fishing is great (crappie, bass and catfish)right off the dockside. Fishing rods and tackle are included.

Large smart flat screen TVs with Hulu Plus Live TV streaming (includes all major channels, ESPN+ and Disney+) are located in the living room (65”), on the patio (75”), in all bedrooms (55” - 60”) and in the garage game room (60”). There is a gas log fireplace in the large living room. Stained concrete flooring is found throughout the main level of the home. You will find carpet on the stairs and throughout the upstairs with exception of the bathroom floors that are tiled.

As mentioned previously, this property is pet friendly with a fenced yard and dog run (very small dogs may be able to fit through the 4 inch wrought iron fencing).

We offer multiple entertainment options. You will find a 12 foot shuffle board table in the main living area. You will additionally find a 7 foot slate pool table and an air hockey table in the garage. (not climate controlled but there is a large fan to move air). There is also a 60” TV and Bluetooth speaker in the garage.

We are located just 5 minutes from Kingsland with easy access to grocery shopping (HEB), dining and boat rentals (Splash Boat Rentals).

For cove access to Lake LBJ, boats with ski towers and tops will need to lower them to pass under the bridge which has 6 feet of clearance above the water line. A complimentary boat launch is available for those of you who bring a boat or jet ski.
