Great location for bus access to Edinburgh and good for bus access to airport. Good host. Room was good but other areas are in need of care.

The property is 18th century and rooms are huge and decor is in tune with building. So close to bus route to city. Bus approx every 15 mins to centre. Buses back all through the nught but less frequent. David was perfect host, explaining how to get to bus stop, given main door key for easy access whatever time you get back. We went to tattoo so were back late. Great sleep, lovely huge bed firm mattress. Coffee and tea in room. Breakfast was excellent, full scottish breakfasr and cereals yogurts, fruit juice, toast and lovely coffee. Highly recommend this place. Not big hotel, nice guest house, perfect. Ticked all the boxes. Thank you David. Caroline and paul. We stayed om 8 august 25

What a fabulous place. David was a wonderful host. The room we had was large , the breakfast was great. The Spybank is in a perfect place to explore Edinburgh. The 44 bus is just around the corner takes about 29 to 25 minutes to get to the city. Highly recommended place to stay.

The hospitality was wonderful and David is very helpful and friendly. The room was cluttered and untidy, dusty and not looked after. The fridge wasn’t cleaned out from the last occupants. The room was not able to be secured when we left the premises which made it difficult to leave our valuables. A lot needs to be fixed to justify the price.

David was super helpful and communication easy via what’s app. Location lovely and easily accessible to bus into city and local village. The Spylaw Inn for dinner was fabulous and food delicious. Full English breakfast included in the dining room was also wonderful. Highly recommend staying here.

David was a kind and informative host and our room, itself, was clean. Property was not in the best repair and was old and a bit rundown/dated. The biggest issue was that the host had a cat and dog living in the common areas of the property which was never revealed in the property description and would be a problem for those with animal allergies.

It was quite old which added to the quaintness. I had to call when arrived which ended up costing me. Wasn’t aware host was on WhatsApp until after The host was lovely. Had a great breakfast as well

I had a good stay here. The hotel is on route of 44 bus to Balerno. The bus ride is around 30 min to Princess Street and buses run every 15 min. The bedroom was nice and the bed was very comfy, I slept beautifully! I prefer old fashioned, quiet places over modern and very busy hotels so the Spylaw Bank House was perfect for me. The price is also very reasonable compared to expensive places in the city centre and breakfast was included.

An amazing, quiet location , a beautiful old house with very good facilties. It made me and my 11 old son feel like in a fairytale, with a great contribution from the house dog and cat. Many thanks to David , for being a great host and for contributing to our rugby knowledge, that was amazing for a young boy that is discovering this beautiful sport , and enjoyed a very good game in the beautiful city of Edinburgh

Avoid, there are far better options nearby

On our arrival (couple with child) the front and rear doors were locked, there were no lights on and, looking through the windows, the building appeared to unoccupied and abandoned. We telephoned hotels.com who telephoned the owner who said he was there. We returned and I met the owner who led me through the house which was dark, untidy, dusty, dated, and in poor repair and and smelled of cats or dogs (there were animal food and water bowls). I was shown the room which was looked like it had not been decorated in years. I left and informed hotels.com that the accommodation was totally unacceptable - our child has asthma - and requested a refund and was told that under their terms a refund is at the discretion of the owner who refused. We arranged nearby alternative accommodation which was excellent.

Wonderful stay in Scotland

This was the ideal place for my two week stay in Scotland. The location was perfect because it is within walking distance of my sister's home and close to bus stops that take you everywhere in the area. David was a delightful host and I felt very welcome and comfortable.
