Welcome to my personal home — a "Mid-Century Modern" gem filled with authentic period character, vibrant art, and thriving houseplants. This isn’t a cookie-cutter hotel; it’s a soulful, curated space for guests who appreciate unique design and a "home-from-home" feel and features.

A NOTE ON HOSTING

New to this platform, but long standing host on others, I pride myself on a seamless experience, including 24/7 self-check-in. This is my actual home, which I vacate for you to enjoy. By staying here, you are supporting a local resident and an ethical "house-sharing" model.

HOUSE RULES AND FIT

To maintain the serenity of the space, I observe a strict no shoes, no smoking, and no parties policy. The home is filled with unique vintage items and is not "child-proofed," so please supervise little ones closely.

I put a lot of love and care into my home and hope you enjoy its unique character. To keep it a serene space for everyone, I kindly ask that you observe the following:

- Shoe-Free Home: Please remove your shoes upon entry - this helps keep the rugs and floors clean.

- Quiet & Respectful: No parties, events, or smoking/vaping of any kind - on any part of the premises, including common stairwell. Please respect my neighbours, and keep noise to a minimum after 10pm.

- Property Integrity: This is my personal home, not a hotel. Please be mindful and treat with care the furnishings, contents and plants.

- Families: Children are welcome, but please note the home is not child-proofed. Active supervision is required to ensure their safety and the safety of the décor.

- Check-out: Standard check-out is 11am. Late exit (until 2pm) is available for a £40 fee — perfect if you need a few extra hours for work, have a late flight, or want a final beach walk.

- No Pets: This keeps the space allergy-friendly for everyone.

Guest access
You will have sole, private access to my entire home, with the exception of clearly marked private cupboards used for personal storage.

Please feel free to use the kitchen and appliances to prepare your own meals. I kindly ask that you respect my personal pantry and refrain from using my food or drink supplies.

Other things to note
Communication: I am highly responsive via the booking app. On the rare occasion I am travelling in an area with limited signal, I will provide you with an alternative contact or notify you in advance so you always feel supported.

IMPORTANT TAX INFORMATION: From 24 July 2026, a 5% visitor levy will be applied to the first 5 nights of your stay. This mandatory Edinburgh City Council fee supports the maintenance of our historic city and local tourism services."
