This was a budget hotel, which I get... and at the end of the day you always get what you pay for. The location was excellent and the limited interaction that I had with the staff was great. They were friendly and very helpful, but the amenities of the hotel itself are lacking. It is going through renovations, so hopefully they get rid of the issues... it is musty. The windows are particularly functional (the one in my room at least). Hot water was an irregular, and the general cleanliness seemed to be an issue.

Stayed for couple nights. More than perfect location. Nuff said :-)

Great friendly staff, conveniently located within walking distance of major attractions and straight across from Central rail station.

I chose this hotel because it's across the street from Waverly train station. That is pretty much the only thing it has going for it. (Well, also that they provide shampoo AND conditioner, which practically no one does these days.) The hotel hallways smelled weird. The bedspreads looked like they were about 40 years old. The room was very shabby (but clean, as far as I could tell). The tub was very out-of-date, and the sink had spots in it. Weirdly, there is what seems to be a rather trendy and expensive bar/restaurant in this hotel. It makes no sense. The hotel was relatively inexpensive, but I would not stay here again under any circumstances. We were only there one night, and we spent the absolute bare minimum amount of time in the room. I couldn't wait to check out the next day.

The best thing about this hotel was its location; close to transportation, tourist sites, shopping and the old city. The room was small and noisy at night being right on Princess Street. The entire hotel could use some sprucing up, but it appeared that the restaurant, Twenty, had been recently refurbished and was very nice. The staff was very friendly and helpful and we would stay there again.

I'm probably not the average traveler as I like to travel light and I don't expect much from lodging. Basically as long as I don't see signs of bugs, I'm happy. Be advised, this is an older hotel. I could see history as I climbed the stairs to my room. Aesthetically there were some signs of prior water damage appearing on the ceiling and the walls could use a fresh coat of paint. There is a working elevator in this hotel,which is nice. My room was a single and had amenities of hair dryer, tea pot, shortbread cookies easy day and toiletry items. Like most, this hotel does not have wash cloths in the room, but I was prepared for that and brought my own. The room was clean but the bathroom had an odd smell like something had been burnt in there. The water flow was great in the bath, but the shower itself needed to be replaced as there was essentially no water pressure. Honestly, I've been wetter just standing In the rain. The upside was the location. Right on Princes Street and near Waverly Station, North Bridge, etc, The staff couldn't have been better. Very courteous and helpful. This is a no frills hotel with great location and your costs (which is kind of high) probably goes to the locale vs, anything else in this hotel. But for me, I'm glad I didn't find any bugs, so I'm happy about that.

hotel location is great but thats as far as it goes

The hotel facilities were fine but aging with a couple of exceptions. Due to the fact that several restaurants/clubs are located on or near the hotel and there is only one elevator, you will probably have to travel via the stairs on most trips to your room. In addition, it was more than a bit disconcerting to find a sign opposite the bathroom sink that said that the water was not drinkable. Fortunately, the hotel did provide a bottle of water each day.

I didn't stay in my hotel much, I was too busy exploring! But I loved that the staff provided a kettle with tea and hot chocolate and water bottles for my stay. I loved the location and view. The room was nice and comfortable with good lighting. I can see myself staying here again!

Since we made our reservations through Orbtz, they gave us the worst room they had!! The guy at the lobby told us that!... We received an ultra dirty room, with an unflushed WC, a non working phone, non working lights (they had to send somebody to change the bulbs)... since they couldn´t make the phone work, they changed our room to a "better one" but it was dirty as well, the trash bin, was completely full (the cleaning lady missed to empty it).. the carpet eeewwwww, you wouldn´t want to step on it on bare foot!!... the cleaning lady never bothered to shake the sheets ( If you want to make your bed properly you have to shake it out first, to get rid of unwanted objects like hairs).... The location is the best (but there are a lot of hotels in the same Street, it´s not the only one there)... So, you have to decide if you can stand so much dirt because of the location or not!

No one told us:the hotel is undergoing major renovation--apparently taking over the hotel next door;elevator doesn't stop on the same floor as your room (need to drag your suitcases up and down full flight of stairs after using elevator; carpeting in hallways is filthy and threadbare-- where it exists;room not large enough to change your mind much less your clothes; warning on bathroom mirror:"Don't Drink The Water!"??; Despite promises, no internet access in room nor even at Reception Desk (had to roam the hallways until you found a hotspot);bizarre decorating in room--green neon lighting;pleasant staff.

Improvement needed. Not a comfortable stay at all.

The location is fantastic. Everything else is OK except the shower - no hot water! Brrr! This is Scotland! Must-have-hot-shower.

This hotel has been great for our 6 night stay. Location is near everything. No matter which way you walk out of the hotel there are cool places to eat, drink and see. The staff has been more than helpful, which is more than Ivan say for some other service industry people we've met in Edinburgh. The room has everything we could need and is quite large for all our stuff. We did the 2 single double room, there are two twin beds right next to one another. It's like you are sharing a bed but you get your own sheets. We got a remodeled room with upgraded fixtures, electronics etc and we just love it. Only downside is construction behind us this month, but it made us get up earlier, which is more than fine!

a fabulous location after a long train journey late at night and ideal base for exploring city's historical sights next day before catching the bus from stop across the road to the airport. Alas we should have taken the lift up to reception as the stairs was heavy going but we soon forgot that when we sniffed the Edinburgh air. Go raibh maith agat Edinburgh

Great Central Location. Tourist offic right across the street. very friendly and guest orientated, held our bags for us before and after checkin/out. accomadating. excellent staff. There was a fair going on so the front room was a little noisy, but expected. the matreses could be replaced, old and lumpy and the carpet could be cleaned or replaced, but other than that EXCELLENT.

It is very beautifull hotel which has nice location - city center near Balmoral hotel and 5 minutes by foot to Royal Mile. The staff is very friendly. Rooms are clean. And price is not big per night.

great location right across from waverly station

decent hotel

I didn't stay in my hotel much, I was too busy exploring! But I loved that the staff provided a kettle with tea and hot chocolate and water bottles for my stay. I loved the location and view. The room was nice and comfortable with good lighting. I can see myself staying here again!
