This flat is very comfortable and situated just a few yards off Edinburgh's famous 'Royal Mile'. This is a lovely, bright, 1st floor flat with one bedroom containing a standard size double bed and two single camp beds. The flat has a separate living room, separate kitchen, a bathroom with a shower and short bath. The TV in the living room is a Smart TV so you can watch all of your favourite shows!

Please note we do not provide hypoallergenic bedding at our properties.

This property has a travel cot. Due to safety reasons, we do not provide linens/bedding for the cot and kindly ask that you bring your own.

Pubs, clubs, pavement cafes and restaurants are all within one minute walk in this historic city. The Royal Mile is situated at the heart of Edinburgh's major sights such as Edinburgh Castle, Mary King's Close, St. Giles Cathedral, Holyrood Palace, The Witchery, Scottish Parliament Building and Scotland's major galleries and museums including the Scotch Whisky Experience. It is also within easy walking distance from Edinburgh's principle shopping area, Princes Street.

Open topped tour buses are also within easy walking distance at Waverley train station. The former Royal Yacht Britannia is worth a visit at Leith's Ocean Terminal. Further afield, within a few hours travelling you can visit St.Andrews, home of golf and take tours of the highlands of Scotland including Loch Ness and the romantic Isle of Skye.

At the top of the street there is a newsagent for immediate supplies and there is a Co-Op/small supermarket down St Mary's Street (turn left from the flat and straight on for 5minutes).

A £200 refundable damage/security deposit is due 7 days before arrival, and refunded after departure.

All properties are strictly non-smoking, and do not accept hen/stag/party groups. At least one guest must be over 25 years old.

Location is brilliant- within walking distance to all the tourist hot spots. Apartment is as described however the entry stairwell is poorly lit and a trip hazard. We had issues when we first arrived which were not responded to by host for over 24 hours. Apartment has, as described, " old worldly charm" - open to interpretation. Great to have a seperate living area as bedroom was cluttered with unused fold out beds. Also only 1 window could be opened so ventilation was an issue.

Property OK, but there is a big problem with the internet - it is very slow, too slow for the television, which relies on it. I spoke to Catrina, who was very unhelpful. Slow internet and no tv unacceptable in 2023.

I would not stay here again. We had a trash heap of old bicycles with rotted tires and other crap just outside of our door. And from the smell it seems cats would occasionally make their way in thru a broken window of a door to an outside landing and pee somewhere in the hallway. The apartment itself is not bad and seemed well kept. Good hot water. Nice kitchen. Bathroom fan needs some work.

Excellently located apartment close to Royal Mile

Nice size apartment for me and my adult daughter. Daughter slept on the sofa bed in the front room. Mattress was thin, according to my daughter. Apartment was clean, however aged. Floor in the hallway was very uneven. Was very nice to have separate rooms for sleeping, and the kitchen was separate from the front room, so both of us could sleep in without disturbing the other in the morning. Excellent location, 1 block from the Royal Mile. Close to restaurants and sight seeing.

A Nice Flat in an Ideal Location

This flat is in an ideal location for travelers looking to explore areas on and around the Royal Mile. An easy walk to and from Waverley, with luggage. About a half block walk and you are on the Royal Mile. The flat has all of the comforts one needs while traveling. One flight of stairs and you are at the door. Easy in and out. The bedroom is away from the street so if there is a light sleeper, road noise is inaudible, and there isn’t much noise anyway. It suited our needs completely.

The position of the apartment was terrific, being close to the train station and the Royal mile. The communication was very good and clear in relation to the keyed entry. The bathroom was clean and the water hot. We walked everywhere and the area was very safe. Disappointing was the old dusty carpet and grotty stairwell. I was surprised to have to strip the bed of linen and find old duvet and mattress cover. For the price a hotel stay would have been a similar price, with better linen, towels etc.

Best possible location

This property is a few steps from the Royal Mile and about halfway between Edinburgh Castle and Holyroodhouse. It couldn’t be more perfect. One thing to note is that the first floor in the UK is at the top of a flight of stairs. We didn’t expect that but it’s standard here.

Super Convenient!

We found this property to be very convenient to all of the things that we were looking to do while in Scotland. We were just steps from the Royal Mile and about halfway between Holyrood and Edinburgh Castle. We were able to walk to and from the airport tram with our luggage and catch the train at Waverley Station two of the mornings. We also could walk to the Rabbies office for our day tour to the highlands. One of the reasons tha twe had gone to Edinburgh was to check out the University, and we were able to walk from campus to our flat very easily as well. Everything was clean and easy to use! I would recommend this place to someone else who wants a good starting point for their day.
