The accommodation was lovely and clean and we were made to feel welcome by the owner. This is a lovely and convenient place to stay for a visit to Edinburgh. The choice for breakfast from croissants to full cooked and made to order. Would recommend and return if visiting Edinburgh again

Absolutely lovely, really friendly and everything was great. The breakfast was brilliant and pafking was right outside the house. Not far into the city and a really safe place to walk into the city and was beautiful.

We stayed in room 9 over New Year and it was amazing! Jim is such a helpful, friendly and welcoming host, really knowledgable about the local area and he makes sure you are comfortable! The room is spacious, comfortable and clean with everything you need. The breakfast is delicious and plentiful! Appin House is a great location. Just off a main bus route served by many buses so you aren’t waiting more than a couple of minutes, parking is available if you’re driving on the safe street and the centre of Edinburgh is in walking distance if you are happy to walk about mile and a half ish - so lots of options to suit all needs! We also stayed here about 2 and a half years ago which is why we chose here to come back to and it was just as good and we will definitely return when we come back to Edinburgh!

Fantastic B&B and the most wonderful staff!

The Appin House is fantastic, beautifully appointed and so inviting and comfortable. James went out of his way to make sure my stay was perfect and it was. I highly recommend this beautiful B&B. It is in the perfect location, in a beautiful residential area, just a few minutes from the center of the city, and the tram stop just one block away. A perfect stay and the most wonderful staff who so warmly welcome you to that beautiful city!
