Our riverside guest house has everything you will need to enjoy your getaway! Enjoy the river, dock, 2 kayaks, 1 canoe, paddle boards, large game room, portable fire pit, playground, basketball goal and large outdoor sitting area with a gas grill. Located 5-20 mins from the finest wedding venues, nearby wineries; less than an hour to Richmond & 25 minutes to Colonial Williamsburg. Only steps to numerous historic plantations & a few miles from the Virginia Capital bike & walking trail.
The upstairs studio apartment consists of a beautiful living room area, a very comfy Murphy bed, a full sized futon sofa, full bathroom, a fully equipped kitchen and a walkout outdoor living space.
Located downstairs is a huge wreck room with fun amenities such as a pool table, air hockey table, arcade games and entertainment area with a 55` LCD Smart TV, two comfy full beds, a queen-size sleeper sofa, an air mattress, additional dining table, full bathroom and kitchenette.
This property offers two kayaks, 1 canoe, space to dock your boat and a boat ramp nearby.
Upstairs & Downstairs offers Wifi and a Smart TV for streaming your favorite shows and movies.
PLEASE NOTE: **For your information, we have one security camera positioned above the upstairs entry door and another one downstairs near the bottom of the stairs. Both cameras actively record the exterior and public areas of the property at all times, including during reservations.
**The upstairs unit and the downstairs unit BOTH have separate and private entrances.- the upstairs unit is a “studio layout” and the downstairs unit is also a “studio layout”.
The upstairs and downstairs are not accessible to one another from the inside, but by a staircase on the outside. There are NO interior stairs connecting these two units.
Both the upstairs and downstairs units are yours to enjoy during your stay, and are not shared by anyone else.

Perfect for our visit. This was one of the very few places without steps. Was great for my elderly mother. Property is beautifully located on the river. Made for some great quiet time. Nice for teenagers and kids to have their own space below and a nice retreat above for the adults. Would be nice to come back in the summer!

Amazing! James is a fantastic host. He was quick to answer questions or to pop over to help if we needed anything. Top notch fellow. The property was perfect for our needs! Our teens loved staying in the game room....couldnt get them off the pool table!The river location is stunning and filled with local history. Located about half an hour from Williamsburg so quick enough (for me!) to get to "all the things" while also being able to "get away from it all" here. We hated to leave and hope to come back one day.Thank you James for sharing your place and hospitality with us! And the history fact you shared about John Smith was very appreciated. What a fun piece of history to live so close to.

Picture Perfect!
We loved this property! It was perfect for our family. While we spent much of our time in the Williamsburg area, we thoroughly enjoyed the peace and quiet at the end of the day. I was a little unsure of staying on the same property as the owner and was afraid it would feel as if there were no privacy. I could not have been more wrong. James was available but not at all intrusive. We’re hoping to return in the future!

Great location & wonderful amenities! You can’t beat the beauty of the river’s view and the woods that surround the property. We stayed with our two young sons and they loved playing outside, the arcade games, and the dock. The only draw back for families is not having an internal staircase, but it wasn’t too much of a problem for us. This is definitely more for a rustic getaway rather than a luxurious stay. It worked very well for our family of boys.

We really can’t say enough good things about our experience. The property mgmt team set the stage for a great time from the outset with impeccable customer service and communication as we asked questions and got into booking. The process was painless and exceeded our expectations. Everything matched what we saw on VRBO when our family of five (two adults, two kids and a seven month old lab) arrived, with the exception of the sunsets, which photos just don’t do justice. We enjoyed the grounds, dock, river and all the amenities that the rental had to offer. We also cherished our time with the owner, James, and his two labs. We looked forward to our chats and enjoyed getting to know him and benefitting from his great recommendations. He honestly couldn’t have taken better care of our family. We highly suggest staying here if you’re looking for a little, quiet, rural slice of heaven to relax at that also has the benefit of being near so much rich American history,

Amazing sunsets
This place provided the peace and refreshment that we needed. Fishing fun on the dock (biggest fish caught was almost 8 pounds!), a great place to kayak, and endless indoor entertainment for the rainy days (pool, air hockey, video games, giant Jenga). Despite the rain, we had a great time. The sunsets were amazing! James Divine answered all my questions and was a delightful host.

A family get together
The property has sleeping areas, rather than private bedrooms. The kitchen is not fancy, but with good planning we fed our family group of 7 comfortably. The grill and firepit is a plus. Despite rainy weather we all had a good time at this unusually entertaining property. The property owner could not have been more friendly or helpful.

Nice and quiet. Excellent choice if you are looking for an outdoor get away.
Owner lives close by. Greeted me he saw me walking down to the dock. Extremely friendly and genuine person. When I stayed it was pretty chilly but the was no lack of things to do inside. I’m pretty sure the is a game for everybody. Then the supplies to take you outside, we’ll again I think he thought it through fishing poles, kayaks (of course with safety equipment), canoe, and so much more. I don’t have kids but if you did they might not even come inside there is a playground (for real -not the plastic stuff), zip line, basketball and the river to swim in from a really nice dock. A word of caution this is not going to be a good option if you can’t climb stairs because you need to be able to do for both the house/cabin and the dock access.

Beautiful Birthday Weekend
My family gathered at this property to celebrate the birthdays of our 2 kids. 3 of us stayed on property and others traveled to join us for the day. Beautiful property! It is clean and well kept. Our labrador retreiver particularly loved the access to water at the next door boat launch. The downstairs apartment has a GREAT game room. We enjoyed playing air hockey, pool, video games, and watching sports on the enormous TV. We also enjoyed the fire pit one of the nights we were there. So much fun! It was great to meet James, the owner. He and his daughter were great hosts! We really loved this property and plan to return.

Nice piece of property
I feel we greatly understand utilized this property because we were here for a soccer tournament. The place has a beautiful view. Dock access is nice.
Not an issue for us, but good to note the house the owner lives in is closer than I expected and between the VRBO and river so you have to walk through the backyard to get to the dock.
The owner is very friendly and was not a bother at all for us.
This place is a dual suite which was perfect for what we needed it for. Upstairs has the queen Murphy bed with the bigger kitchen and bathroom. Downstairs has all the games (my kids loved the spider light up game) a small bathroom with a shower and a kitchenette. The connection between these spaces is a stairway outside.
It's a beautiful location. Cool and unique set-up. A great place to stay with a responsive kind host.

Wonderful river retreat!
We loved our stay. Rode our bikes from Richmond and it was a great place to relax. Beautiful views of the river and so peaceful. The host could not have been more accommodating, he was super nice! We took the boat taxi to Blue Heron restaurant both nights and it was lovely. We hope to return soon.

Long weekend with family
The property was beautiful!
However, we had issues with entering the property. It was pouring rain and the upstairs door was swollen, due to the humidity, so we couldn’t open that. We had similar issues with the downstairs door. Luckily, the property owner was there and able to help us. The doors continued to be a problem for the rest of our stay. The upstairs door wouldn’t close for the first day, so there was no way to lock the door. Then once we were able to get it to close, it was very difficult to open, my in-laws were staying in the upstairs space and had to have my husband come up there and open the door for them to get out of the space. Honestly, it would be a safety/ fire hazard if something would have happened and they were there by themselves. The downstair bathroom was not well cleaned. There were dead bugs and small spiders in the bathroom. During our stay we were also greeted by two large spiders. I understand there is only so much that can be done to keep critters out, but maybe there should be some pest spraying done.
The last thing we noticed was that while the listing says 8 people can stay there, there were only 7 plastic plates and 2 bowls in the kitchen.
