Best Bed and Breakfast I’ve ever been to!

Friendly staff, cute and comfortable room, good unique breakfast and will be served outside, in lounge, or breakfast area, pleasant and well-kempt outside surroundings. And, price very reasonable for AC this time of "post" Covid year.

The concierge over the phone was very friendly. The beautiful property, seamless check-in, and snacks upon arrival. I also loved that it’s a haunted house.

The property is beautiful and impeccably maintained. The indoor and outdoor areas are both lovely. The first night, we unfortunately had a bed that was rock-hard and creaked every time we moved (room 7). I understand some people like super-firm, but it didn't work for two people with bad shoulders. We didn't sleep at all and met the breakfast crew to ask for another room. We packed our bags and took them with us thinking we may have to check out. In short order, though, the manager reached out to apologize for our bad night's sleep and try to make it right. She offered me a room that was being vacated that morning, and let me go in to lie down on the bed and test it out. She then let us have that room for the remainder of our four-night stay. Of course we had to pay extra for the upgrade to a pillow-top king because it was a prime Saturday night in the summer, and other people wanted it. But she honored the price we paid for the previous room for Sunday and Monday, when there were far fewer guests. That was terrific customer service for which I am really grateful. Additionally, the staff was super friendly and took the time to get to know us. They knew we were in town to help scrape and paint my brother's 100-year-old house, so they knew we were tired and always asked how we were. When I fell ill with heat exhaustion, they asked my boyfriend how I was and offered help. They were just top-notch, and when I finally felt better, they made me delicious breakfasts. We'll be back!

We got the last available room for July 4th and it was one of the nicest room. It was big and spacious with a living room and a separate king size bedroom. The bathroom was huge with lots of counter space. The only thing we don’t like is the AC unit. It was loud and went on and off every few minutes. We kept waking up each time the AC started running.

Friendly staff and delicious breakfast. Visited Smithville for the first time and loved the proximity.

Wonderful stay at Jonathan Pitney House. The staff was friendly and extremely welcoming.

The area is safe, quiet and has a clean homelike charm!

"This Bed and Breakfast establishment exceeded our expectations" This place is so clean, so pretty, and the complimentary breakfast was over the top. freshly cooked and delish!. Its has an old fashioned luxurious feel and is historic. Extremely well kept, so worth the stay. Not only were the staff members so welcoming, but they offered snacks and accommodated us with our needs and made us feel completely at home all hours of the day and night, felt like family. I prefer this way over any hotel, there is no comparison to the quality, comfort, and hospitality you get at this place to any hotel, period.
