House Rules & Booking Requirements

Welcome to Northstar Zen Resort. This premium custom-built home is intended for respectful family vacations, sports weekends, and multi-family getaways. To help preserve the home and maintain our quiet neighborhood, all guests must agree to the following before arrival.

Primary Renter

• Must be at least 25 years old.
• Must remain at the property for the duration of the reservation.

Occupancy

• Maximum overnight occupancy: 16 guests
• Maximum of 10 adults
• Up to 4 daytime visitors permitted only with prior written approval

Parties & Events

Parties, events, commercial gatherings, DJs, live bands, and unapproved vendors are strictly prohibited.

Outdoor Noise Monitoring

An outdoor Minut noise monitoring device is installed on the back patio. It does not record conversations or audio. It only measures outdoor decibel levels to help enforce quiet hours and our no-party policy.

10:00 PM to 7:00 AM

Pets & Smoking

To accommodate guests with severe allergies, pets and smoking/vaping of any kind are prohibited anywhere on the property.

Safety

Children must always be supervised around the pool, waterslide, diving board and deep end.

Tampering with pool equipment, breaker panels, or security cameras will result in immediate termination of the reservation.

Trash Service

A professional Trash Concierge manages curbside trash service. Please use the designated trash and recycling containers.

Optional Pool Heat

Pool heating is available upon request for $100/day. Please note that seasonal conditions may require up to 24 hours for full heating prior to your arrival.

Pre-Arrival Verification

To finalize your reservation and receive access instructions, the following must be completed within 48 hours of booking:

• Government-issued photo ID verification
• Signed Rental Agreement
• $1,000 fully refundable security deposit hold

Misrepresenting guest counts, hosting unauthorized gatherings, or violating house rules may result in immediate cancellation of the reservation without refund and guests may be responsible for any resulting damages, disturbance fees, or additional cleaning costs.
