A unique property with highly upgraded amenities is sure to transform your vacation from wonderful to WOW! Whether you are sitting in the small outdoor area downstairs or watching the sunset on one of the multiple balconies upstairs, you will know why this unit is so special. With 3 bedrooms and 2.5 baths, you will have plenty of space to accommodate your family with ease. Most bedrooms have new flat screen smart TV's (no cable - smart features only) and the entire unit features local photographs of the Balboa community. The layout is spacious yet provides privacy as multi levels lead you to all areas of the unit. If you like to entertain, you'll love to prepare your dishes in the spectacular kitchen and enjoy the meal in the amazing dining room. On those hot summer days, you can cool down with the AC and on cooler summer nights, sit by the gorgeous fireplace in the living room. And should you have to wash some bathing suits and towels, there is a private laundry area inside the unit. There is a two car garage with electric vehicle outlets as well as direct access into the unit. When you're not on your balcony checking out the views of Catalina, you can go out on the sand and enjoy the fire pits...a Balboa tradition! The pier, with shopping and dining galore, is just a quick walk away. With its beach charm and Balboa address, you are sure to enjoy every moment here....soaking in the sun, breathing in the ocean air and coming home to a true "beach house"!

**Beach Access: Please note that beach access for both units is through the downstairs front patio. Upper unit guests agree that the front patio area is only to be used as a pass through while the lower unit guests have full usage rights of the main patio and it's contents.**

General Info:

Minimum Age Requirement: In accordance with Newport Beach Municipal Code 5.95.045 the minimum age to rent this unit is 25 years old and the guest of age must be present and reside in the unit for the duration of rental. Each reservation requires a completed guest portal which includes ID verification and a signed rental agreement.

**All reservations are subject to owner approval**

Pets: Pets are not permitted on or about the premises. ADA service animals required because of a disability are allowed with advanced notice. ESA's, Emotional Support Animals, are not allowed.

Parking: 2 car parking - This unit provides 2 car garage tandem parking - not shared. Parking access is through a tight alley, and the garage opening is narrow. Larger vehicles will not fit.

Bedding: Blankets, mattress pads, bed spreads, sheets and towels are provided!

Kitchen/Supplies: Our kitchens are supplied with all the basic dishes, utensils and cookware needed for everyday cooking. We also stock some cleaning supplies and dry goods such as paper towels, toilet paper, coffee filters, trash bags, foil, etc. to help you begin your vacation however you may need to purchase additional supplies during your stay. We do not provide certain cooking items including salt, pepper, cooking oil, etc. as well as specialty cookware.

You may want to bring: Laundry detergent, beach chairs/equipment, paper plates/plastic cutlery, extra beach towels, etc.

Jacuzzi Tub: The Jacuzzi tub in master bathroom is not operational.
The condo is air-conditioned and features a kitchen, 2 bathrooms, and a balcony, and there's space to spread out with 3 bedrooms. Guests can enjoy a TV and stay connected with free WiFi. Other standard amenities include a washing machine, a fireplace, and a coffee maker.

We had a wonderful week at this beachfront property and couldn't have asked for a more relaxing time. The views were wonderful - we loved looking out at the beach and watching the sunsets!Being on the second floor was a huge plus for us; it was quieter and we felt very safe throughout our stay. One thing we particularly appreciated was the privacy - despite being near the boardwalk, no one could look into the property, which made it feel like our own private sanctuary. We truly enjoyed our time at this property and would return.

Incredible location

This is a great place to stay. The home was very clean and nice and perfect location. The garage is a nice bonus but we had a sports car and the approach is so steep the sports car would rub the undercarriage pretty bad.

This was our second time in this house and it was wonderful. We love walking to the nearby restaurants and convenient store. It was great to be able to go out on the stand for a run or roller blade. The convenient large parking lot very nearby made it easy for us to have three cars. Communication with the property manager during our stay was immediate and so friendly and helpful. They sent an electrician to come change a burnt out lightbulb same day..and brought a bag of ice when our icemaker wasn't working. We had a large family staying downstairs but the noise didn't bother us and it was no problem walking through their patio to get to the strand. Overall a great trip!

We loved everything about this condo! The view is amazing and the condo was perfect. It had everything our family needed for a week at the beach to celebrate Christmas. It even had chairs and umbrellas! We will definitely be back!

Great beachfront property

Excellent location, easy walking distance to Balboa activities. Kids loved being so close to the sand. Loved eating breakfast on the balcony looking out toward the ocean! Bunk beds were great for the kids. Definitely plan on bringing minor kitchen staples like ziplock bags if plan to cook and you want to store any leftovers.

Good unobstructed ocean view. Unfortunately noisy mornings because of machinery working on beach side. Interior was decent. Minimalistic beach decor. Some walls with preexisting scuffs/dents markings. Beds could definitely be better, very squeaky with anyone sitting on them or any slight movement. Also, 30 steps to get to main house floor and other multiple stairs to get in between rooms in house. We had elderly parents so this was difficult on them. Lastly, the upstairs truly has tiny outdoor patio only for about 3 persons. Overall good stay, but lacking in comfort while sleeping.

Spacious, bright, and clean property

We really appreciated this unit for being so spacious, clean and light-filled. It’s wonderful to be right on the beach, yet in the upstairs unit to have a bit more privacy from the beach. This unit of very spacious and has a lovely kitchen. Thank you to the property managers!

Wonderful walkable property with a view

Well-appointed and designed upper floor of a waterfront home. The Pacific is a long way away, but you are right on a pedestrian path and the beach with bonfires at night. Easy walking to restaurants and shops. Updated and clean with great management company. Only issue was instructions for unit in a binder they provide needs updating for proper check out instructions and trash day.

Property is very clean. Nice garage. Short walk to Balboa Pier, shops and restaurants. It does describe it is a second store unit and each access you walk through the lower units patio but even with this description there was still some strain that the tenant on the lower floor didn't want us walking through the patio so it defeats the purpose of being on the beach. We didn't let it bother us but it is a little odd probably should separate a walking path for the upper level

AWESOME LOCATION

We meet here for a summer family vacation, coming from 3 different states (Us with our children & grandchildren). We all loved the place! Location was awesome!! We were able to walk to get groceries, go to restaurants, shop, have some fun and enjoy the ocean (including making s'mores on the fire pits on the beach-make sure to reserve you spot early on the weekends). I always received an immedicate reponse from the Management when I had a question. Good amount of supplies. Clean. The kids loved the bunk beds. We were concerned that the beach noise might be too loud at night on the weekends (being near the pier), but having the bedrooms in the back made it not a problem at all (even for the 1 1/2 year old). Also, there is a playground and bike rentals within walking distance - by the pier. Thank you for a great stay! We will definitely use again.

A wonderful respite

We loved staying at this property. We enjoyed the beautiful deck with the beach and ocean views. We enjoyed the convenience of the surrounding businesses and beach trails. The master shower is amazing. Due to the heat wave when we stayed there, there were issues with power and wifi and the television stopped working. We let the property manager know and they got us with a functional television within an hour or two. Clearly the managers care about making guests feel comfortable and well cared for - which we did!

Would recommend for whole family

We had 7of us. 4 boy 1 girl and my wife and I. Plenty of room for all to sleep and and enjoy family time. Perfect beach for family. Will go back again and will stay there again next year.
